Offering over 3000 square feet of living space, for even the largest families to relax quietly or join together to have fun in the oversized heated swimming pool....and when the children are in bed or playing on the PS2, why not enjoy relaxing in the Spa...
Don't be put off if you think the house is too big! Accomodation is flexible enough to allow us to offer this home as a 5/6 bedroom sleeping up to 14 people, or as a 3/4 bedroom sleeping up to 10 people. You just tell us what you need!
All bedrooms, the childrens den and the family room have cable TV, with both Master suites and the family room also having DVD players and a selection of DVD's.
Primary accomodation is on the ground floor where you will find one King - master bedroom complete with private bathroom and private access to the deck, one queen-size room with its own bathroom, which has pool access, two twin rooms and shared bathroom, and a children's den complete with a selection of books and toys. There is also a full kitchen complete with breakfast bar and nook, a Laundry room, dining room, living room, and family room. The living room, Master bedroom and family room have Patio doors which open out onto the deck.
The first floor houses the fabulous Royal Master Suite, a luxurious 27-ft by 20-ft room which has a king-size bed, private bathroom, and sitting area. The only problem you may have is deciding who sleeps here....!
As well as air conditioning, all ground floor rooms have ceiling fans.
Outside there is a fully-screened private pool measuring 30 feet by 15 feet dropping from three feet to six feet at the deepest point. There is also a luxurious, four-person spa. Optional heating is available for both the pool and spa. The pool and spa are surrounded by a child-safety screen (removable) leaving a safe area on the deck for children to play. Deck furniture, including 10 loungers, is also provided. Ceiling Fan over covered area of Patio for extra comfort when eating outside.
To the front of the house there is a 3 car garage and driveway parking for three cars.
Grand Reserve is located close to all the parks (Disney is less than 15 minutes away) and has easy access to all the malls and other attractions of central Florida. Local shopping facilities are just five minutes away.

Why the Owner Chose Grand Reserve
We decided on Grand Reserve as the community to buy in for several reasons. It's a small quiet community that is a great place to relax. It's close to the attractions and parks but in this location you'd never know that. We also preferred this community to those on the I-27 as we wanted to be away from the traffic noise and pollution that is prevalent in that area. The community has a private gated entrance so traffic within the grounds is limited. Finally, more than half the homes in Grand Reserve are owned by residents, this was a big attraction to us as we felt this would mean the area would be better looked after than a community that was full or rental homes.
The Unique Benefits at this Villa
Peace, quiet and tranquility. The pool area catches the sun for the majority of the day. There is no better place to rest and relax.

We are a family of 4 with 2 young children. We bought our dream home near Disney so that we could enjoy all the attractions in the area whilst also having a comfy home to return to after the long days out, rather than returning to a small stuffy hotel room.
