This two-bedroom, two-bath villa is located in one of Florida's most popular winter vacation areas. The villa is a newly built, 1600-square-foot, open floor plan in a gated, quiet, but active, golf course community.

The villa is beautifully furnished in a bright, soothing, yet tropical Florida-style villa that overlooks a large pond with nature preserve area next to the 14th hole of Pelican Pointe Golf and Country Club. The villa is a one story (ranch-type) in a duplex building. Lush tropical landscaping and plantings present year-round color. The lanai view presents spectacular sunsets.

The villa is freshly decorated in pleasant Florida shades and the décor is an accompaniment for the golf course setting from the living room, master bedroom, and lanai. The lanai is accessible through double sliders in the living room.

The floor plan consists of a sensational great room area (living room, dining area, and lanai). The master bedroom (with queen-size bed) has a walk-in wardrobe, en suite bathroom with shower, and vanity unit with two basins. The second bedroom has twin beds and is adjacent to the bathroom with a bath and vanity unit with basin. The open area kitchen with plenty of workspace and cupboards has an eat-in area with lots of windows, is a fully equipment modern kitchen with electric cooker, refrigerator/freezer, dishwasher, and microwave. There is a washer and dryer. All linen, kitchen tools and tableware, and towels for your convenience are supplied.

The villa has central air conditioning with ceiling fans. The villa has a two-car garage. All repair and maintenance is provided by the owner. The villa sleeps up to six (with sofa sleeper).

All modern conveniences - cable TV, a 32-inch TV and DVD player in an entertainment center in the great room, a 27-inch TV, CD player and AM/FM receiver for surround sound in the great room, patio grill (electric), telephones in each bedroom and answering machine in the den room, comfortable patio and beach furniture are provided.

Venice is located approximately 25 miles south of Sarasota (Sarasota Airport is a 20-minute drive), 60 miles south of Tampa, and 50 miles north of Fort Myers. The climate is sub tropical and is a paradise for sun worshippers and swimmers. The villa is located seven minutes from shopping, recreational facilities, and beaches.

The sociable Pelican Pointe Golf and Country Club is a beautiful, 27-hole golf course with club house, swimming pool, tennis club, and restaurant facilities. Pelican Point is located within 1000 beautiful acres of which over 500 are dedicated to wildlife preserves and recreational amenities. A complimentary social membership (non-golf) is included in the rental. A golf membership is available to tenants through the villa owner. There is also a community swimming pool (heated) which is located within walking distance from the villa. The gated community contains miles of walking or bike ride trails. Other golf courses are within 15 minutes.

Other rental details:
* Pets (under 25 pounds) are allowed with a substantial security deposit
* Smoking is allowed on the lanai
* 10% local taxes are added to all rentals less than six
* A refundable $1200 (one thousand two hundred dollars) damage deposit is required
* A $75 (seventy-five dollars) cleaning fee is required
* Local phone calls are free; long distance calls require pre-payment to owner or calling card
