Denver house description

Charming 1910 bungalow in a convenient location. Just one block from the Evans Light Rail, it is only 10 min to downtown including the convention center, all the sports stadiums and theater district.

Easy access to the highways and getting out into the mountains for day trips. Location convenient for shopping in both Centennial (Ikea, Park Meadows) and Cherry Creek. Five minutes to University of Denver, good local restaurants, Washington Park, Porter, Swedish and Craig Hospitals. Ten minutes to downtown, the Denver Art Museum, History Colorado Museum the convention center and the Denver Center for Performing Arts.

In town for a Broncos game (or Rockies, Avalanche or Nuggets?) The Evans light rail station is on the direct line to all the sports stadiums and downtown making it super easy to get to the games without having to worry about driving or parking.

In town for a convention? No need to rent a car if the Convention Center is your only destination. The light rail can get you directly to the convention center in about 10 minutes.

South Broadway is known as Antique Row and there are lots of unique stores nearby. A coffee shop is right around the corner across from the light rail station.

It is a cozy home with lots of character; full of original art and the large kitchen has a retro design and an original 1950s turquoise porcelain stove that still works perfectly!

There are 3 bedrooms and one bathroom.
The 2 main bedrooms each have a queen bed and are connected by a newly remodeled bathroom.
The 3rd bedroom has bunk beds and children's toys and there is a pack n'play.

There is new patio furniture and the backyard is a lovely spot for backyard bbqs. A grill is available for your use.

The house has wifi and cable TV. There is a long driveway to park several cars.

In the summertime the house is cooled by a swamp cooler. (In case you don't know what those are, swamp coolers are commonly used in dry climates instead of air conditioning.)

Downstairs is a mother-in-law unit that has a separate entrance where I reside. When you are staying at the house I may be downstairs (although I do travel a lot), but all the shared spaces (patio & laundry room) are for your private use. It has a long driveway that fits 3-4 cars. The driveway is available for your use during your stay (I park on the street).

                  Year Purchased: 2000

                  About the owner: A transplant from NY 15 years ago, I crossed the Colorado state line and never looked back. My free time is spent heading to the mountains to either mountain bike or ski. Denver has all the amenities that a big city offers: night life, art exhibits professional sports, but still is small enough to feel intimate, neighborly and friendly. Add in the great weather, and only 30 minutes to an international airport, Denver has been a wonderful place to call home.

                  Why the Owner Chose Denver:
                  I purchased this property because of the proximity to the highways, central location and ease of getting to the mountains and also because of the rental income potential.

                  The Unique Benefits at this House:
                  The house is on a quiet neighborhood street, but the proximity of the light rail allows for the downtown urban experience at many of Denver's great restaurants, bars, sports stadiums and theatre without the hassle of driving and parking. It is a one minute walk to the Evans Light rail; within 15 minute drive to almost every part of Denver Metro, bike paths a few blocks away, 20 minute drive to the nearest trail-head to go hiking/mountain biking and 7 amazing ski resorts are within an hour and 30 minute drive.
