CHECK IN to CLUBHOUSE: Upon arrival please check in to the condo clubhouse. They will issue you a parking pass and a pass to use the clubhouse (pool, hot tub, tennis courts). Required Guest Registration: The homeowners association at Lake village requires ALL cars and guests to be registered with them, on the first day of arrival. If you arrive after 10pm, when they are closed, it is ok to register the next day. Clubhouse Hours: 8:30am to 10pm, 7 days a week. ------- CHECK IN to CONDO: 4pm (Unless previously discussed).There is an electronic digital lock on the town home. DOOR ENTRY CODE: A map, driving directions, door code, internet password will be emailed after booking. If you do not receive them, please email me. a. The entry code only works during the TIME and DATE rented. It will NOT allow the door to be unlocked until 4pm, on the date of your arrival. If you need a different check in/check out time, please let me know. b. The door automatically re-locks itself after 10 seconds. c. This is a Secure way of ensuring that PRIOR GUESTS do NOT have access to the unit during your stay. d. There is also a deadbolt which you can lock from inside the home. Guests and cleaning staff do NOT have access to the outside key for the deadbolt. ------- 7. CHECK OUT: 10:00 am (unless previously discussed.) Please Turn Down the Thermostat to 50 degrees (As far down as the temperature gauge will go). Please load the dishwasher with the dirty dishes. ------- 10. SUMMER: There is No air conditioning. Less than 1% of places in tahoe have air conditioning. The average high temperature in July and August is 80 degrees. The average low temperature in July and August is 50 degrees. ------ 11. SNOW: The Homeowners Association (HOA) clears the snow from the steps and walkways. They also plow the parking area. There are two parking places: if one place is cleared, park in that area so that the unplowed parking space can be cleared. During a snowfall, or right after it snows, you may have to clear the steps/walkway to get in or out of the unit. There is a shovel and sand in the closet by the door. I do not control the HOA snow removal schedule/times. 12. TRASH: Please place all trash in the BEAR BOX at the bottom of the steps and make sure it is LOCKED. The homeowners association charges us/you $100 if a bear gets into the trash. Trash pickup is on Monday morning. 13. CLEANING: We have the place professionally cleaned. If there is a problem, let us know. Please put dirty dishes in the dishwasher prior to checkout. 14. DAMAGED ITEMS: Our cleaning staff does a good job of checking for broken/lost items, but you are welcome to email us with broken items if you desire. 15. NO NOISE: A fee of $100 will be charged for every noise complaint received. The homeowners association charges us/you for every noise complaint they receive from the neighbors. 16. NO PETS unless specifically agreed to by the owner. 17. NO skis or snowboards inside the town home. The glass door is fragile. 18. ABSOLUTELY NO SMOKING is allowed in or around my place. No smoking on the deck. 19. NUMBER of GUESTS: The number of guests this property accommodates, 6, is the maximum number of guests allowed. No additional guests, parties, or other gatherings are allowed. 21. The primary Guest must be age 25 or older. 22. Personal property, including vehicles, are not insured by Owner, Reservation Agent or any homeowners association against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner and Reservation Agent do not insure against personal injury to Guest, its invitees or licensees for any reason. Guest agrees to indemnify, defend and hold harmless Owner and Reservation Agent from all claims, disputes, litigation, judgements, costs and attorney fees resulting from loss, damage or injury to Guest, their invitees or licensees or their personal property. b. By Guest. Guest shall defend, indemnify and hold harmless each of Owner and Reservation Agent, and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, assigns and insurers against any claim, action, liability, loss and expense, including reasonable attorneys’ fees and related costs (collectively “Loss”) relating to or arising out of Guest’s and/or its guests’ breach of this Agreement or violation of any applicable federal, state, local or association law, ordinance, rule or regulation (together, “Law”).
23. Limitation of Liability. EXCEPT AS EXPRESSLY PROVIDED IN THIS AGREEMENT, NEITHER RESERVATION AGENT NOR OWNER MAKES ANY WARRANTIES TO GUEST OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTY OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE OR NONINFRINGEMENT. NEITHER RESERVATION AGENT NOR OWNER WARRANTS, AND NEITHER SHALL BE LIABLE, TO GUEST OR ANY THIRD PARTY FOR ANY UNAVAILABILITY OR INOPERABILITY OF RESERVATION AGENT’S SERVICES, TELECOMMUNICATIONS SYSTEMS OR THE INTERNET, TECHNICAL MALFUNCTION, COMPUTER ERROR, CORRUPTION OR LOSS OF INFORMATION, OR OTHER INJURY, DAMAGE OR DISRUPTION OF ANY KIND TO PERSON OR PROPERTY ARISING FROM EVENTS BEYOND THE REASONABLE CONTROL OF RESERVATION AGENT AND/OR OWNER. IN NO EVENT SHALL EITHER RESERVATION AGENT OR OWNER BE LIABLE TO GUEST FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL OR EXEMPLARY DAMAGES, INCLUDING, BUT NOT LIMITED TO, LOSS OF PROFITS, LOSS OF SAVINGS OR LOSS OF BUSINESS OPPORTUNITY, EVEN IF SUCH DAMAGES ARE FORESEEABLE AND WHETHER OR NOT SUCH PARTY HAS BEEN ADVISED OF THE POSSIBILITY THEREOF. EACH OF RESERVATION AGENT’S AND OWNER’S MAXIMUM AGGREGATE LIABILITY HEREUNDER SHALL NOT EXCEED THE TOTAL AMOUNT PAID BY GUEST TO OWNER UNDER THE RENTAL AGREEMENT. 24. Arbitration. In the event of a dispute between the parties arising out of or relating to this Agreement, including with respect to any Accommodations or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties’ initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. The parties shall share equally in the cost of the arbitration subject to the arbitrator’s discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.
25. Modification. Reservation Agent may modify any of the provisions of this Agreement, at any time in its sole discretion, by posting a new Agreement on Airbnb. Unless otherwise provided in the revised Agreement, the modified terms shall take effect immediately when posted. Reservation Agent shall use commercially reasonable efforts to notify Guest in advance of any such modifications, provided it shall remain Guest’s duty to review the Agreement from time to time to inform themselves of the provisions and requirements thereof. IF ANY MODIFICATION IS UNACCEPTABLE TO GUEST, GUEST’S SOLE AND EXCLUSIVE RECOURSE AND REMEDY IS TO CEASE USE OF THE SERVICES. GUEST’S CONTINUED USE OF THE SERVICES FOLLOWING THE MODIFICATION OF THE AGREEMENT SHALL CONSTITUTE GUEST’S BINDING ACCEPTANCE OF AND AGREEMENT TO THE AGREEMENT AS MODIFIED.

It is a very quiet neighborhood, just off the main road.
Yet, close to everything in south lake tahoe: 1 mile to Heavenly ski resort, the beach, casinos, shopping, and restaurants.
The Unique Benefits at this Townhome: -Snow chains are not required to get from my place to Heavenly ski lift, 1 mile away, which is nice if you want to be the first person to the ski lifts after a snowstorm.
-It is also 1 mile to nevada beach, across the street, which is the main beach in south lake tahoe.
