We were hiking the Old Rag Trail, all day hike, so wanted a B&B nearby that night. We chose the House on Water Street, as we were able to book just one night, and it was a great location. Charming historic home; very neat and clean; proprietor left everything our for us, so a very easy and comfortable stay. The perfect spot for 2 or 3 couples who want a getaway weekend. Hiking, shopping, antiquing all nearby. The local restaurant, which we were able to walk to, was fabulous as well. We're hoping to do this again--just a great time!Recommended for: Adventure seekers, age 55+, romantic getaway, girls getaway.

Barbara & Ray, THANK YOU for sharing your lovely home with us. that's really how we felt - like we were staying in your beloved home. it was clean and comfortable, with all the charm of an old home but every modern convenience we could want. the breakfast that you provided in the fridge was impressive, and all of the neatly presented house information and local attraction brochures left us wanting for nothing. the local restaurants, whisky distillery, wineries, art galleries and antique shops were so enjoyable, but the real attraction is your beautiful home and your overwhelming hospitality. i would recommend The House on Water Street to all my friends, and i will definitely be returning in the future. thanks again!Recommended for: Age 55+, romantic getaway, girls getaway.

Belated posting - my husband and I stayed for a weekend at the start of the summer with our teenaged daughter and her friend. Everything was lovely: gardens, house, furnishings, location. The girls climbed Old Rag, I went to yoga downtown, and we shopped at several wonderful farmstands and visited Shenandoah National Park. It was beautiful and quiet and the air so clean! Ray and Barbara made the whole thing a breeze. Definitely recommend.Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

This is the fourth time we've stayed at The House on Water Street and we always love it. It is so nice to rent an entire house for the weekend at the same rates as local hotel rooms! It is the perfect weekend retreat. It is across the street from our favorite Sperryville restaurant, Thornton River Grille-- so nice to have a few glasses of wine and a good meal and walk home. I highly recommend it for a great weekend.Recommended for: Romantic getaway, families with young children, girls getaway.

The title sums it up. I took my girlfriend to the House on Water Street for her birthday as a surprise and we will truly never forget it. Everything from the town, the surrounding restaurants, wineries, and hikes, to the perfect cozy spot on the couch next to the fireplace, were in a word, PERFECT. Not to mention the price, this three bedroom, two bath home is a pittance for a weekend compared to some of the cramped hotel style inns in the area.The wood floors, and exposed true dimension lumber gave the house so much warmth and character. I made dinner in the full kitchen on Saturday and ended up wishing i had stayed home and cooked every night. Ray and Barbara were perfect hosts, completely unobtrusive yet incredibly helpful whenever we called with a question. What I'm trying to say is we will be back every year. This place was PERFECT.Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, romantic getaway, families with young children, girls getaway.

I can not say enough fabulous things about the House on Water Street. It was my wedding weekend and all my family was from out of town. Sperryville is BEAUTIFUL, especially in the fall and this place is right in the middle of everything! My parents with my sister with her 3 kids stayed at the house during the weekend and couldnt be happier. This home will definately exceed anyones expectations. The backyard was absolutely priceless, which kept the three kids occupied for HOURS, with a bonus of not being by a busy intersection.. The house was so immaculately clean, that even my mother that cleans after the cleaning people come to her home was very impressed. Everything they needed to make their stay comfortable, and hassle free was all set up prior to our arrival. Ray and Barbara made it so easy to check in with a key box and really just put the little extras that make a long weekend away with a family so much enjoyable, ( extra CLEAN linens, cable tv, hairdryer, washer and dryer, and food and snacks in the refrigerator!) Thank You, Thank You, Thank You Ray and Barbara for making my family feel at home during one of the most important weekends of my life. The House on Water Street will always have a place in my heart, and we will most definately return there in the future! Also a quick added bonus, I was able to buy a BREATHTAKING photograph that Ray had taken and was on display in the home for my parents as a souvenir of the weekend, so now my parents will have a piece of Sperryville, VA with them back in Ohio!Recommended for: Sightseeing, adventure seekers, people with disabilities, tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

We stayed here while attending a wedding at The Inn at Mount Vernon Farm. The house was very convenient to the Farm. There were three couples, and we were all comfortable. The house came well-stocked with food for breakfast. The house came exactly as described. Ray and Barbara were very easy to work with. All transactions related to the weekend rental went very smoothly. Thanks again for letting us enjoy this beautiful home!Recommended for: Families with teenagers, romantic getaway.

We were celebrating our 10 year Wedding anniversary and had a lovely time! The house was cozy and the breakfast was yummy- especially when we combined it with the farm fresh eggs and bacon from the store in town! The Thornton River Grille was delicious although too pricy for such a casual atmosphere. We had such fun Hiking and visiting the caverns. My wife has not been raving about this place since I took her there for her birthday. The house and town are not charming, and not conveniently located by one of the best hikes on the east coast. I definitely do not want to come back with 5 other friends. It's not a gem. Keep their availability open.Recommended for: Adventure seekers, families with teenagers, romantic getaway, families with young children, girls getaway.
Owner response: I regret that this guest did not enjoy the county, the village or the house. His experience was quite different from the guests who have stayed with us for the last seven years. The house is comfortable, clean and within walking distance of shops and restaurants. We are just 6 miles from the Shenandoah National Park and many of our guests take advantage of hiking and the eight wineries that are so close to us. I understand that what is delightful to one person may not be so for another. i wish him well in finding a more compatible vacation rental home for his next excursion.

Our bike riding group has done many multi-night rides over the past ten plus years but we have found the House on Water Street in Sperryville to be one of our favorite places to stay. After a grueling bike ride from Harrisonburg via the skyline drive (where we cross the highest point) we roll into the House on Water Street with all of the comforts that any exhausted bike rider would want. Barbara, who keeps everything in the house in tip top order, is only too willing to make any type of arrangement for an enjoyable stay. (This includes a barn/garage for our bikes and upper deck reservations at the Thornton River Grill, an excellent local restaurant). While the house has all of the charm that we expected from a home over 100 years old it also contains the modern amenities that we are used to. (The house is wired for Wi-Fi, cable TV, a refrigerator stocked with excellent selection juices and breakfast foods.) Year Purchased: 2003
About the owner: Ray and Barbara, born and raised in Rome, N.Y., went off to Syracuse U and Georgetown U, respectively and developed separate family and careers in Manhatten and Alexandria. We reconnected at our 40th HS reunion in 2000, began dating a few months later and married in 2004. Barbara continues a parttime psychotherapy practice and Ray, a retired engineer, pursues his photography with vigor. In addition to each other, our primary love in life is our children and grandchildren. We delight in introducing guests to the charm of life in Sperryville and Rappahannock County.
Why the Owner Chose Sperryville:
Our original intention was to perk up this old house and rent it out. As we gutted and renovated this village farm house, its charm, warmth and vitality revealed itself and captivated our hearts. We decided that sharing it with visitors suited this house more than a mere rental. So we hung my mother's chandelier in the dining room, set up her double brass bed upstairs and started from there. The rest is history.
