It was our first time attending the Castleton Festival and our first time at the House on Water Street. Both were a hit with this group of 4 friends. The house was so comfortable and convenient to restaurants, wineries and the corner store. Unlike a traditional B&B, we had the whole house to ourselves. Barbara and Ray stopped by to greet us and to see if there was anything we needed. We took their advice on dining options and were very pleased with the restaurants. We look forward to returning next year.

We loved the House on Water Street! The house is beautiful, charming and perfect! We spent the week in Virginia exploring the great outdoors and had a wonderful place to come back to each evening. The house and amenities were very comfortable. We were quite pleased with our breakfast choices, and loved the variety of jam and jellies. The big tub is perfect for a relaxing soak after a long day of hiking. The yard is lovely with beautiful flowers and we had lots of fireflys! Sperryville is a pretty little town with lots of charm and great places to eat and visit. I would definitely stay here again and will recommend the house to our friends. Thank you for a wonderful visit! The house helped our vacation be just about perfect!

The yard/garden was beautiful with all the flowers that were blooming. The sound of the creek was very relaxing. The linens were some of the nicest I've ever had the pleasure of using. The house was close enough to walk (1-2 blocks) to a grocery/general store and several restaurants. Just about everything you might want for the stay is available in the house. The only real complaint we have was the lack of a decent fresh continental breakfast. Yes, there was coffee, tea, orange juice and milk but the "food" part was frozen (didn't know about the frozen part until AFTER we made reservations. There were several bags in the freezer with some items in them. No indication of what they were (couldn't tell if some were bagels, donuts or muffin tops or what variety) nor how long they had been there. There was also some cereal in the frig: granola, I believe but again not sure. Hated to take something out then find it wasn't what I thought it was so we opted not to eat there. Owners should consider labeling the items. One word of caution. Do not take large bags/luggage. The stairs to the second level are narrow and VERY STEEP. Carrying things up and down can be difficult. I found it was easier to walk down side ways. For this reason would not recommend for family with small children or for the elderly. We spent the days are the Shendandoah National Park. Even with rain, it was great. We saw 2 black bear, an owl and numerous deer as well as many wild flowers.

Owner response:We provide 3 kinds of organic cereals in containers in the refrigerator, with labels. Alas, I did not notice that 2 had fallen off. Milk is from Trickling Springs Farm, juice is organic, 12 or more boxes of tea and locally roasted coffee are provided. Bagels and croissants are individually wrapped and frozen the day of purchase and then placed in large ziplock bags to ensure freshness. We invite guests to take what they want out the freezer the night before so they will be thawed and ready in the morning. There are usually 4 kinds of jam and butter. I regret this did not meet our guests needs. The stairs are steep, consistent with house construction in 1900, but we have 2 railings to assist folks going up and down stairs. I am delighted our guests enjoyed other aspects of the house.

Wonderful Weekend

Our family stayed over Mother's Day Weekend 2011. We attended a wedding in Flint Hill. As soon as we pulled in the driveway we knew we were in for a special weekend. The yard and flowers were just beautiful. There is a darling little house (like a gazebo) that had large doors that opened up to the gorgeous landscaped back yard. A quiet place to relax. Then the house was so cozy and comfortable. Everything you would need was there. You could sit on the front porch and hear the bubbly brook across the street. And our grandson loved throwing rocks in the water. We feel in love with the house. We could of moved right in. We enjoyed walking through Sperryville and enjoyed the quaint grocery store. The towns people make you feel so welcome. Waving every time they see you. We recommend this farmhouse to anyone who wants a relaxing, comfortable, quiet get a way. Thanks, Barbara for setting up the crib and making our weekend special.

The House on Water Street is nothing short of magical. Regardless of your reason for an idyllic escape, Barbara Adolfi's touch and attention to detail are apparent throughout. Even if you never meet this remarkable innkeeper, you will know her by the healing, relaxing spirit permeating the place. All of your needs are anticipated, the house is more than cozy and comfortable, and the location ideal for exploring the beauties and wonders of Rappahannock County. Barbara knows everyone, and can help you arrange whatever might please, even activities/spots to explore you might not have thought of. In short, my sisters and I have enjoyed nearly 30 years of getaways throughout the country, all four days or fewer. Having lived in DC for four decades, I've hiked in the area and mistakenly thought I knew its riches--until our weekend at the House on Water. The farmhouse--and the exquisite, varied countryside surrounding it-- rate among our most fulfilling and memorable trips. Five stars plus. Book it.

We had an amazing time here at the house! Everyone in the town welcomed a bunch of young, loud ladies like ourselves and it was fabulous! My girlfriend (now fiancee) and I stayed at this spacious converted farmhouse while touring the Rappahannock wine country. We instantly fell in love with the house and wished we lived there! Moreover, Barbara bent over backwards to make the weekend as perfect as possible, arranging for a chauffeured tour to a great sampling of local wineries. We always felt that Barbara had our own comfort in mind. We also hired a local Provencal chef (Sylvie from Laughing Duck) for a personalized, private dinner with a custom wine list. The entire weekend was a magical experience that made us want to leave the city for Sperryville! Given the size of the house, we look forward to enlisting our friends for a weekend of hiking, horse-riding, dining, and wining! (We also recommend wandering around the stores of Sperryville and "Little Washington," picking up local cheese to accompany charcuterie for an oenophile's dream night. As for restaurants, Thornton River Grille provides delicious dishes, an impressive list of drinks, and friendly service. The Inn at Little Washington is our next target.)

My husband, our three children and our good friend from England who is fit at 92 stayed in the House on Water Street on Columbus Day 2009. We each loved our stay enormously. I was most surprised to hear the children say pleadingly, "I love this house Mommy. Please can we come back?" Fortunately, I won't let them down. We loved our stay so much we will certainly return. Barbara thoughtfully left books dog-eared for me about an area in Italy she knew I had visited and Lego for my children who built structures when any moment was free. The coffee and breakfast fixings in the fridge were a nice touch. I made a note of the Turkish towels - I want some in my bathroom! In the area, I would recommend highly dinner at the Thorton River Grill; hiking St. Mary's Rock from the parking lot at Skyline Drive; and walking around both the towns of Sperryville and (Little) Washington. Thank you and look forward to returning soon.

My family stayed at the House on Water Street for the weekend of our wedding, September 12th 2009. The house itself is lovely. It has that old country feel that makes you feel warm and comfortable, but it also has all the modern conveniences you'd want(free Wi-fi was a plus) and a helpful directory of local attractions and activities. Barabara was incredibly helpful too. She left us her phone number to answer any questions we had, and she came over when we first arrived to help show us around. Barbara was also quite flexible and generous, giving us a family rate and allowing us to have dinner guests. She even let us use a table, some votive candles from her daughter's wedding, and lent us a beautiful table cloth to decorate! Super nice! Everyone loved the coffee and breakfast treats left neatly in the fridge and freezer. I would highly recommend the House on Water Street and am so grateful to Barbara for her hospitality. She may have some of our family coming to visit in the near future.

barbara, Our group, Ride Allegheny, had a great time staying at your house. All the comments from the guys was how nice it was and how much we enjoyed Sperryville - again. We call our ride "Almost Heaven", since we ride atop Skyline Drive from Harrisonburg to Sperryville. The ride up is a real gut-buster but the ride down is "awesome dude!" We really think your little house is perfect for us and its a nice short walk over to The Grille for dinner. We also like Rea's and the "Apple Guy" who said you are nice people. We got an excellent collection of micro brews over at the small store which we enjoyed before dinner. The ride out of town was great since we only had hills to deal with instead of mountains. Riding through the horse country to Middleburg was beautiful and we had a nice lunch at the Red Horse Inn. From there we rode on to Leesburg before crossing the Potomac at Whites Ferry into Maryland and then on home to Gaithersburg. It was around 150 miles over the two days. Sore legs and butts for all. We plan to do it again next year and stay at your place. Thanks, Clark

The House On Water Street was the perfect location for my daughters surprise bridal shower! I was looking for a venue that could accommodate girls form all over the country and Ireland and I couldn't have picked a more beautiful peaceful setting. Its location and proximity to the wineries was perfect for our relaxing pre-wedding get-away!! Our hosts couldn't have been more helpful - all of our needs were attended to and anticipated. My kids and I stayed for 2 nights in early April and it was perfect! The drive from Dulles is easy, we had a wonderful (but a bit pricey) dinner at the Thorne River Grill that night and then spent the evening relaxing by the fire at the House On Water Street. The next day we hiked Old Rag (fun!) and then got to come back to "base camp" with its big fluffy towels, hot showers and peace and comfort! We can't wait to come back. I just got back from a bachelorette/bridal shower weekend with friends at The House on Water Street, and I wanted to add an extremely positive comment about my experience. Barbara really set up an excellent weekend for us. The house is beautiful - immaculately clean, well stocked with everything you could need, and super comfortable (the best towels I have experienced in a long time!!!). Dinner at the tavern was incredible, as was our limo wine tour with Gary (he's fabulous!). Definitely do the in-house massages and ABSOLUTELY do the drum circle - it sounds silly but was one of the best moments. We are already planning to go back and do some hiking with this quaint and adorable home as our base. I would highly recommend it!!! The only caution? The walls are paper thin - you hear everything from upstairs as if the people were downstairs, so make sure you really like the people you are with!

Fantastic! That is one word to describe the bachelorette weekend I gave my niece and her bridesmaids! From the moment that they arrived on Friday, until they departed Sunday, the weekend, thanks to Barbara, was wonderful! Highlights included: gourmet pizzas Friday evening, on Saturday, a limo ride to some lovely vineyards for wine tasting followed by massages back at the house and later that night a very special, private chef prepared dinner to toast the bride! The best compliment I can give Barbara and the House on Water Street is that every young woman who attended the weekend said that they plan to return! Barbara Adolfi knows how to make weekends fabulous! Now I need to arrange for my own visit!!

The house was charming and lovely and it was so nice to have an entire house to ourselves. We felt comfortable and cozy. Barbara was very good about emailing and calling with details ahead of time. We also participated in the "Cooking with Foraged Food" class, which is only a 10-15 minute drive away. The class was enjoyed immensely, even by the pre-teen and teenagers. Overall, a thoroughly enjoyable weekend.

My best girlfriend stayed at the House on Water Street as a Mom's weekend away. It was the perfect place for girlfriend time. Barbara and her husband made us feel comfortable and pampered. She arranged fabulous massages for us and an appointment with an herbalist/nutritionist at my request. We had a relaxing, fun, peaceful, fabulous time. We'll be back!

Barbara: this comment is late in coming but better late than never! THANK YOU so much for making my weekend in November 2007 so special. I was looking for a fun way to spend my 4oth birthday with my mother and sister and you provided the perfect venue. They traveled from Mississippi to help me celebrate and we had a blast hanging out at your beautiful home talking, laughing and playing cards. We also had fun eating out and wine tastings...we also seemed to hit the perfect weekend for the fall color in beautiful rappahannock county. My daughters and I were originally looking for a quiet, relaxing weekend. Our time here has exceeded our expectations. From the quirky Rae's restaurant to the sumptious cuisine at Thorton River Grille, your suggestions made the experience complete. Our spa treatments at the Nature's Way spa were wonderful. They went over and above normal steps to make us feel at ease. My daughter has traveled extensively through Europe and she remarked how your house is by far the most comfortable and nicest accommodation she has stayed in. My daughter and I had a cozy, relaxing weekend at the HouseonWaterStreet. We enjoyed breakfast in the springhouse, all the colorful flowers in the gardens and our "home away from home"! Many thanks for a lovely visit. We enjoyed ourselves immensely celebrating the 60th birthday of 3 friends from college. Lots of laughs and a wonderful meal at the Inn at Little Washington. Never made it to the The Theatre since the meal lasted 3 1/2 hours!

Don't change a thing! The House on Water Street feels like home away from home - comfortable, yet sophisticated. Having spent time in this area as a child and young adult, I'm thrilled to know I can return to "memory lane" in such a wonderful setting. Thanks for giving us such a charming get-away - we will be back.

We enjoyed our short visit in Sperryville. We had delicious muffins from Apple Hill Bakery, a pizza from Sunnyside Farms and enjoyed the Shenndoah National Park. We even took a day trip to Harpers Ferry. Tkids enjoyed the large backyard to run around and play. The weather has been nice and cold 42.We aren't looking forward to returning to the 80's. Thanks again for lettig us stay at 14 Water Street.

Thanks so much to Dan and Catherine - what a marvelous gift to stay in this lovely home. We read in the Spring House (with wine and hors d'oeuvres), hiked Old Rag Mountain and ate a great vegetarian meal at the Thornton River Grill. I hope we come back!

We have thoroughly enjoyed our stay here! As parents of a 3 yr old and 2 year old boys, we enjoyed the peace, quiet and serentiy of your home! I especially enjoyed your garden and garden house. I've loved Sperryville since I was a child and although much has changed, this town continues to be one of my favorit palces in VA! Thank you for allowing us your home and for the welcoming amenities provided. We look forward to makng this an annual tradition.

We (bride and four bridesmaids) so enjoyed out time here as a welcome retreat before the wedding preparations consume us this week! Time and time again we were caught commenting on how simple and beautiful this house is, and all the extra little touches in the kitchen, really gave us a warm and cozy feeling ia a beautiful, cozy location. Some of us are from just up the reoad. I've been to Sperryville and the area more times than I can count. Now there ia a really good reason to come back and stay longer. Thanks so much for your care and hospitality. (Note from host:we had arranged for this group to tour Gray Ghost Winery and made dinner reservations for them in the evening at Thornton River Grill)

We stayed at the House on Water Street for two days with the purpose of doing some hiking in Shenendoah National Park. The house is extremely comfortable, and has all of the benefits of a luxury B&B, with the privacy of having the place to yourself. The house is very well appointed (comfy bed, nice fluffy towels, shampoo/conditioner/bath gels, kitchen utensils, etc), and for us type-A DC types, we especially appreciated the wi-fi connection! We hiked Old Rag while we were there, and it is a very short drive from the house to the trailhead. There are restaurants and markets nearby (walking distance) that provide you with everything you need in terms of food or other provisions. We enjoyed our stay very much and would recommend it to anyone coming to the area.

Thanks once again for letting us stay in your wonderful place. The weather was perfect and we enjoyed great meals at two restaurants, a few darts at the pub and some lovely walks in the mountains. Thanks for your hospitality, we will be back soon.

We met our daughter and son in law at the Inn at Little Washington to celebrate their relocation to DC. We were lucky enough to contact the owners and were able to take advantage of a last minute cancellation. We had planned to stay only one evening, but the house was so comfortable and welcoming that we ended up doing R&R for 3 nights. This is a great place to stay.

What a beautifulhome you have and we are thrilled to have spent a few restful nights there! Your decor is simply charming! The boys loved your outdoor "cottage" and grounds to "adventure" on. It was so nice to be able to walk to the restaurants, stores and especially the bakery! The fresh mountain air was just what we needed...you are blessed to have such a nice retreat!

Your charming home was the ideal setting for our first visit to Rappahannock. It was picture perfect and we completely enjoyed relaxing in the scenic setting. Mom celebrated her 87th birthday with a fancy dinner party at the Inn At Little Washington. We'll forever remember August of 2005. Loved each and every minute on Water Street! Hey Barbara, We really enjoyed the house, and I hope left it in good enough condition; it worked fine for me to stay upstairs. The little house outside was such fun, and we ate breakfast out there; the boys enjoyed the yard and playing with their soccer balls, etc. We picked raspberries and ate Kobe beef hamburgers (Sunnyside) and had an apple pie for breakfast and great muffins(Apple Hill Bakery); I bought books from the book store and then left my package at the Sunnyside deli counter while they made sandwiches for us. The potter, Mimi, gave Andrew some clay and he made a darling cup (Sperryville Pottery); Thank you for "loaning" us your home for 3 nights; we all were most comfortable.All for now, JeanneJuly 7 –10, 2005
