    We were hiking the Old Rag Trail, all day hike, so wanted a B&B nearby that night. We chose the House on Water Street, as we were able to book just one night, and it was a great location. Charming historic home; very neat and clean; proprietor left everything our for us, so a very easy and comfortable stay. The perfect spot for 2 or 3 couples who want a getaway weekend. Hiking, shopping, antiquing all nearby. The local restaurant, which we were able to walk to, was fabulous as well. We're hoping to do this again--just a great time!

    Barbara & Ray, THANK YOU for sharing your lovely home with us. that's really how we felt - like we were staying in your beloved home. it was clean and comfortable, with all the charm of an old home but every modern convenience we could want. the breakfast that you provided in the fridge was impressive, and all of the neatly presented house information and local attraction brochures left us wanting for nothing. the local restaurants, whisky distillery, wineries, art galleries and antique shops were so enjoyable, but the real attraction is your beautiful home and your overwhelming hospitality. i would recommend The House on Water Street to all my friends, and i will definitely be returning in the future. thanks again!

    The title sums it up. I took my girlfriend to the House on Water Street for her birthday as a surprise and we will truly never forget it. Everything from the town, the surrounding restaurants, wineries, and hikes, to the perfect cozy spot on the couch next to the fireplace, were in a word, PERFECT. Not to mention the price, this three bedroom, two bath home is a pittance for a weekend compared to some of the cramped hotel style inns in the area.The wood floors, and exposed true dimension lumber gave the house so much warmth and character. I made dinner in the full kitchen on Saturday and ended up wishing i had stayed home and cooked every night. Ray and Barbara were perfect hosts, completely unobtrusive yet incredibly helpful whenever we called with a question. What I'm trying to say is we will be back every year. This place was PERFECT.

    This is the fourth time we've stayed at The House on Water Street and we always love it. It is so nice to rent an entire house for the weekend at the same rates as local hotel rooms! It is the perfect weekend retreat. It is across the street from our favorite Sperryville restaurant, Thornton River Grille-- so nice to have a few glasses of wine and a good meal and walk home. I highly recommend it for a great weekend.

    We stayed here while attending a wedding at The Inn at Mount Vernon Farm. The house was very convenient to the Farm. There were three couples, and we were all comfortable. The house came well-stocked with food for breakfast. The house came exactly as described. Ray and Barbara were very easy to work with. All transactions related to the weekend rental went very smoothly. Thanks again for letting us enjoy this beautiful home!

    I can not say enough fabulous things about the House on Water Street. It was my wedding weekend and all my family was from out of town. Sperryville is BEAUTIFUL, especially in the fall and this place is right in the middle of everything! My parents with my sister with her 3 kids stayed at the house during the weekend and couldnt be happier. This home will definately exceed anyones expectations. The backyard was absolutely priceless, which kept the three kids occupied for HOURS, with a bonus of not being by a busy intersection.. The house was so immaculately clean, that even my mother that cleans after the cleaning people come to her home was very impressed. Everything they needed to make their stay comfortable, and hassle free was all set up prior to our arrival. Ray and Barbara made it so easy to check in with a key box and really just put the little extras that make a long weekend away with a family so much enjoyable, ( extra CLEAN linens, cable tv, hairdryer, washer and dryer, and food and snacks in the refrigerator!) Thank You, Thank You, Thank You Ray and Barbara for making my family feel at home during one of the most important weekends of my life. The House on Water Street will always have a place in my heart, and we will most definately return there in the future! Also a quick added bonus, I was able to buy a BREATHTAKING photograph that Ray had taken and was on display in the home for my parents as a souvenir of the weekend, so now my parents will have a piece of Sperryville, VA with them back in Ohio!

    Belated posting - my husband and I stayed for a weekend at the start of the summer with our teenaged daughter and her friend. Everything was lovely: gardens, house, furnishings, location. The girls climbed Old Rag, I went to yoga downtown, and we shopped at several wonderful farmstands and visited Shenandoah National Park. It was beautiful and quiet and the air so clean! Ray and Barbara made the whole thing a breeze. Definitely recommend.

    We were celebrating our 10 year Wedding anniversary and had a lovely time! The house was cozy and the breakfast was yummy- especially when we combined it with the farm fresh eggs and bacon from the store in town! The Thornton River Grille was delicious although too pricy for such a casual atmosphere. We had such fun Hiking and visiting the caverns. Thank you for sharing your house with us!

    My wife has not been raving about this place since I took her there for her birthday. The house and town are not charming, and not conveniently located by one of the best hikes on the east coast. I definitely do not want to come back with 5 other friends. It's not a gem. Keep their availability open.

    Owner response: I regret that this guest did not enjoy the county, the village or the house. His experience was quite different from the guests who have stayed with us for the last seven years. The house is comfortable, clean and within walking distance of shops and restaurants. We are just 6 miles from the Shenandoah National Park and many of our guests take advantage of hiking and the eight wineries that are so close to us. I understand that what is delightful to one person may not be so for another. i wish him well in finding a more compatible vacation rental home for his next excursion.

    The house is very spacious and had everything that we needed. Well stocked kitchen, DVDs, games, shampoo, hair dryer, couldn't think of a thing that needed to be changed or added. Thank you! We ate at Thornton River Grille (walking distance) and had a delicious meal. Just a short drive away was Skyline drive and Luray Caverns which we also visited.

    The House on Water Street is a fabulous place to spend a long weekend, particularly if you enjoy hiking, wine tasting, and good restaurants. It is a few minutes away from Shenandoah National Park, which has miles and miles of great hiking trails, some of which run along creeks or mountain ridges. In town, there is an excellent restaurant (Thornton River Grill), and there are many other great options nearby as well. I also recommend the coffee shop three minutes out of town (Central Coffee Roasters) where they roast their own coffee every weekend and where you can get a hot cup of any of their roasts for a dollar donation to a trail maintenance organization. The House on Water Street itself is charming, and my husband and I have loved the fact that we can rent it just as a couple (in which case you still get the whole house!) or with friends. The owners couldn't be more gracious and accommodating--they are clearly interested in making the experience the best possible for their guests, which is why we have returned many times and will continue to do so. Overall, I highly recommend The House on Water Street!

    Owner response: Sperryville is just a short ride from the Washington, D.C. beltway and yet, you are in a different world...no traffic lights, quiet, clean air and a variety of activities, if you want them. Sperryville and Rappahannock County are not only close to the hiking trails and wineries, but there are many artists' galleries, antique stores and gift shopping. We love it when guests feel so at home here and take advantage of our comfortable home and all the rest that the area has to offer.

    I have doubts about writing this review because I worry that once the word gets out about the House on Water Street, I may have a tougher time getting a reservation. But the owners are fantastic and I want the world to know about a great place to stay. The house itself is great. And so is the spacious yard. You get the whole house to yourself, which is a huge plus. It's like having a well-furnished country home at your disposal without any of the upkeep responsibilities. And they stock the fridge with great breakfast food. Speaking of food, there are a number of great places to eat in the area, including in Sperryville. Combined with the great outdoor activities, vineyards, fantastic local coffee roasters, and proximity to DC, the House on Water Street is an ideal getaway spot. I go multiple times a year and can't recommend it highly enough.

    Coming to what I thought might be in the middle of nowhere was nothing of the sort. A wonderful little town called Sperryville became a big bag of happiness. Even with snow falling and cold wind blowing, our Mother-Daughter weekend get-a-way was full of wonderful surprises! It started with our cozy home away from home. Barbara and Ray offering everything we needed to make this a terrific experience. Then it was all topped off with 2 wonderful dinners – the one just walking distance-Thornton River Grille, of course. Then multiple wine tastings all no more than a 20 minutes drive away. And a whiskey distillery just a brisk walk away--what?! A big thank you to “The House on Water Street” and Barbara for a weekend my mother and I will never forget.

    It was our first time attending the Castleton Festival and our first time at the House on Water Street. Both were a hit with this group of 4 friends. The house was so comfortable and convenient to restaurants, wineries and the corner store. Unlike a traditional B&B, we had the whole house to ourselves. Barbara and Ray stopped by to greet us and to see if there was anything we needed. We took their advice on dining options and were very pleased with the restaurants. We look forward to returning next year.

    We loved the House on Water Street! The house is beautiful, charming and perfect! We spent the week in Virginia exploring the great outdoors and had a wonderful place to come back to each evening. The house and amenities were very comfortable. We were quite pleased with our breakfast choices, and loved the variety of jam and jellies. The big tub is perfect for a relaxing soak after a long day of hiking. The yard is lovely with beautiful flowers and we had lots of fireflys! Sperryville is a pretty little town with lots of charm and great places to eat and visit. I would definitely stay here again and will recommend the house to our friends. Thank you for a wonderful visit! The house helped our vacation be just about perfect!

    Our bike riding group has done many multi-night rides over the past ten plus years but we have found the House on Water Street in Sperryville to be one of our favorite places to stay. After a grueling bike ride from Harrisonburg via the skyline drive (where we cross the highest point) we roll into the House on Water Street with all of the comforts that any exhausted bike rider would want. Barbara, who keeps everything in the house in tip top order, is only too willing to make any type of arrangement for an enjoyable stay. (This includes a barn/garage for our bikes and upper deck reservations at the Thornton River Grill, an excellent local restaurant). While the house has all of the charm that we expected from a home over 100 years old it also contains the modern amenities that we are used to. (The house is wired for Wi-Fi, cable TV, a refrigerator stocked with excellent selection juices and breakfast foods.)     The yard/garden was beautiful with all the flowers that were blooming. The sound of the creek was very relaxing. The linens were some of the nicest I've ever had the pleasure of using. The house was close enough to walk (1-2 blocks) to a grocery/general store and several restaurants. Just about everything you might want for the stay is available in the house. The only real complaint we have was the lack of a decent fresh continental breakfast. Yes, there was coffee, tea, orange juice and milk but the "food" part was frozen (didn't know about the frozen part until AFTER we made reservations. There were several bags in the freezer with some items in them. No indication of what they were (couldn't tell if some were bagels, donuts or muffin tops or what variety) nor how long they had been there. There was also some cereal in the frig: granola, I believe but again not sure. Hated to take something out then find it wasn't what I thought it was so we opted not to eat there. Owners should consider labeling the items. One word of caution. Do not take large bags/luggage. The stairs to the second level are narrow and VERY STEEP. Carrying things up and down can be difficult. I found it was easier to walk down side ways. For this reason would not recommend for family with small children or for the elderly. We spent the days are the Shendandoah National Park. Even with rain, it was great. We saw 2 black bear, an owl and numerous deer as well as many wild flowers.

    Owner response: We provide 3 kinds of organic cereals in containers in the refrigerator, with labels. Alas, I did not notice that 2 had fallen off. Milk is from Trickling Springs Farm, juice is organic, 12 or more boxes of tea and locally roasted coffee are provided. Bagels and croissants are individually wrapped and frozen the day of purchase and then placed in large ziplock bags to ensure freshness. We invite guests to take what they want out the freezer the night before so they will be thawed and ready in the morning. There are usually 4 kinds of jam and butter. I regret this did not meet our guests needs. The stairs are steep, consistent with house construction in 1900, but we have 2 railings to assist folks going up and down stairs. I am delighted our guests enjoyed other aspects of the house.

    Our family stayed over Mother's Day Weekend 2011. We attended a wedding in Flint Hill. As soon as we pulled in the driveway we knew we were in for a special weekend. The yard and flowers were just beautiful. There is a darling little house (like a gazebo) that had large doors that opened up to the gorgeous landscaped back yard. A quiet place to relax. Then the house was so cozy and comfortable. Everything you would need was there. You could sit on the front porch and hear the bubbly brook across the street. And our grandson loved throwing rocks in the water. We feel in love with the house. We could of moved right in. We enjoyed walking through Sperryville and enjoyed the quaint grocery store. The towns people make you feel so welcome. Waving every time they see you. We recommend this farmhouse to anyone who wants a relaxing, comfortable, quiet get a way. Thanks, Barbara for setting up the crib and making our weekend special.

    The House on Water Street is nothing short of magical. Regardless of your reason for an idyllic escape, Barbara Adolfi's touch and attention to detail are apparent throughout. Even if you never meet this remarkable innkeeper, you will know her by the healing, relaxing spirit permeating the place. All of your needs are anticipated, the house is more than cozy and comfortable, and the location ideal for exploring the beauties and wonders of Rappahannock County. Barbara knows everyone, and can help you arrange whatever might please, even activities/spots to explore you might not have thought of. In short, my sisters and I have enjoyed nearly 30 years of getaways throughout the country, all four days or fewer. Having lived in DC for four decades, I've hiked in the area and mistakenly thought I knew its riches--until our weekend at the House on Water. The farmhouse--and the exquisite, varied countryside surrounding it-- rate among our most fulfilling and memorable trips. Five stars plus. Book it.

    We had an amazing time here at the house! Everyone in the town welcomed a bunch of young, loud ladies like ourselves and it was fabulous! Thank you so much for inviting us into your wonderful place and we cannot wait to come back...when the town has recovered from our first visit that is...ha ha!     What a perfect weekend! We were able to relax as a married couple, without the interruption of the kids, phone, email and everyday to do's. The house is so comfortable and you have thought of every little detail! Thank you for this charming getaway!

    My girlfriend (now fiancee) and I stayed at this spacious converted farmhouse while touring the Rappahannock wine country. We instantly fell in love with the house and wished we lived there! Moreover, Barbara bent over backwards to make the weekend as perfect as possible, arranging for a chauffeured tour to a great sampling of local wineries. We always felt that Barbara had our own comfort in mind. We also hired a local Provencal chef (Sylvie from Laughing Duck) for a personalized, private dinner with a custom wine list. The entire weekend was a magical experience that made us want to leave the city for Sperryville! Given the size of the house, we look forward to enlisting our friends for a weekend of hiking, horse-riding, dining, and wining! (We also recommend wandering around the stores of Sperryville and "Little Washington," picking up local cheese to accompany charcuterie for an oenophile's dream night. As for restaurants, Thornton River Grille provides delicious dishes, an impressive list of drinks, and friendly service. The Inn at Little Washington is our next target.)

    My husband, our three children and our good friend from England who is fit at 92 stayed in the House on Water Street on Columbus Day 2009. We each loved our stay enormously. I was most surprised to hear the children say pleadingly, "I love this house Mommy. Please can we come back?" Fortunately, I won't let them down. We loved our stay so much we will certainly return. Barbara thoughtfully left books dog-eared for me about an area in Italy she knew I had visited and Lego for my children who built structures when any moment was free. The coffee and breakfast fixings in the fridge were a nice touch. I made a note of the Turkish towels - I want some in my bathroom! In the area, I would recommend highly dinner at the Thorton River Grill; hiking St. Mary's Rock from the parking lot at Skyline Drive; and walking around both the towns of Sperryville and (Little) Washington. Thank you and look forward to returning soon.

    My family stayed at the House on Water Street for the weekend of our wedding, September 12th 2009. The house itself is lovely. It has that old country feel that makes you feel warm and comfortable, but it also has all the modern conveniences you'd want(free Wi-fi was a plus) and a helpful directory of local attractions and activities. Barabara was incredibly helpful too. She left us her phone number to answer any questions we had, and she came over when we first arrived to help show us around. Barbara was also quite flexible and generous, giving us a family rate and allowing us to have dinner guests. She even let us use a table, some votive candles from her daughter's wedding, and lent us a beautiful table cloth to decorate! Super nice! Everyone loved the coffee and breakfast treats left neatly in the fridge and freezer. I would highly recommend the House on Water Street and am so grateful to Barbara for her hospitality. She may have some of our family coming to visit in the near future.

    barbara, Our group, Ride Allegheny, had a great time staying at your house. All the comments from the guys was how nice it was and how much we enjoyed Sperryville - again. We call our ride "Almost Heaven", since we ride atop Skyline Drive from Harrisonburg to Sperryville. The ride up is a real gut-buster but the ride down is "awesome dude!" We really think your little house is perfect for us and its a nice short walk over to The Grille for dinner. We also like Rea's and the "Apple Guy" who said you are nice people. We got an excellent collection of micro brews over at the small store which we enjoyed before dinner. The ride out of town was great since we only had hills to deal with instead of mountains. Riding through the horse country to Middleburg was beautiful and we had a nice lunch at the Red Horse Inn. From there we rode on to Leesburg before crossing the Potomac at Whites Ferry into Maryland and then on home to Gaithersburg. It was around 150 miles over the two days. Sore legs and butts for all. We plan to do it again next year and stay at your place. Thanks, Clark

    The House On Water Street was the perfect location for my daughters surprise bridal shower! I was looking for a venue that could accommodate girls form all over the country and Ireland and I couldn't have picked a more beautiful peaceful setting. Its location and proximity to the wineries was perfect for our relaxing pre-wedding get-away!! Our hosts couldn't have been more helpful - all of our needs were attended to and anticipated.     My kids and I stayed for 2 nights in early April and it was perfect! The drive from Dulles is easy, we had a wonderful (but a bit pricey) dinner at the Thorne River Grill that night and then spent the evening relaxing by the fire at the House On Water Street. The next day we hiked Old Rag (fun!) and then got to come back to "base camp" with its big fluffy towels, hot showers and peace and comfort! We can't wait to come back.     I want to thank you Barbara for a fantastic stay as usual. My husband and I needed a couple days away from our home renovation to relax and your house is such a great place.     We had a great stay after a long day of hiking the Old Rag trail. It was marvelous to be able to come back to wonderful amenities and a short walk to a great pizza place. Thanks for sharing this home with us!

    I just got back from a bachelorette/bridal shower weekend with friends at The House on Water Street, and I wanted to add an extremely positive comment about my experience. Barbara really set up an excellent weekend for us. The house is beautiful - immaculately clean, well stocked with everything you could need, and super comfortable (the best towels I have experienced in a long time!!!). Dinner at the tavern was incredible, as was our limo wine tour with Gary (he's fabulous!). Definitely do the in-house massages and ABSOLUTELY do the drum circle - it sounds silly but was one of the best moments. We are already planning to go back and do some hiking with this quaint and adorable home as our base. I would highly recommend it!!! The only caution? The walls are paper thin - you hear everything from upstairs as if the people were downstairs, so make sure you really like the people you are with!

    The House on Water Street was absolutely wonderful! Barbara met us and made us feel right at home. Our daughters loved the farmhouse, which reminded them of being with relatives. They didn't want to leave! Barbara Adolfi gave us tips on restaurants, walks and more. We would highly recommend this property and thoroughly enjoyed our stay. Many thanks!

    Fantastic! That is one word to describe the bachelorette weekend I gave my niece and her bridesmaids! From the moment that they arrived on Friday, until they departed Sunday, the weekend, thanks to Barbara, was wonderful! Highlights included: gourmet pizzas Friday evening, on Saturday, a limo ride to some lovely vineyards for wine tasting followed by massages back at the house and later that night a very special, private chef prepared dinner to toast the bride! The best compliment I can give Barbara and the House on Water Street is that every young woman who attended the weekend said that they plan to return! Barbara Adolfi knows how to make weekends fabulous! Now I need to arrange for my own visit!!

    The house was charming and lovely and it was so nice to have an entire house to ourselves. We felt comfortable and cozy. Barbara was very good about emailing and calling with details ahead of time. We also participated in the "Cooking with Foraged Food" class, which is only a 10-15 minute drive away. The class was enjoyed immensely, even by the pre-teen and teenagers. Overall, a thoroughly enjoyable weekend.

    My best girlfriend stayed at the House on Water Street as a Mom's weekend away. It was the perfect place for girlfriend time. Barbara and her husband made us feel comfortable and pampered. She arranged fabulous massages for us and an appointment with an herbalist/nutritionist at my request. We had a relaxing, fun, peaceful, fabulous time. We'll be back!

    Barbara: this comment is late in coming but better late than never! THANK YOU so much for making my weekend in November 2007 so special. I was looking for a fun way to spend my 4oth birthday with my mother and sister and you provided the perfect venue. They traveled from Mississippi to help me celebrate and we had a blast hanging out at your beautiful home talking, laughing and playing cards. We also had fun eating out and wine tastings...we also seemed to hit the perfect weekend for the fall color in beautiful rappahannock county. I look forward to coming out again and enjoying the house on water street! :O) Katy

    My daughters and I were originally looking for a quiet, relaxing weekend. Our time here has exceeded our expectations. From the quirky Rae's restaurant to the sumptious cuisine at Thorton River Grille, your suggestions made the experience complete. Our spa treatments at the Nature's Way spa were wonderful. They went over and above normal steps to make us feel at ease. My daughter has traveled extensively through Europe and she remarked how your house is by far the most comfortable and nicest accommodation she has stayed in.     My daughter and I had a cozy, relaxing weekend at the HouseonWaterStreet. We enjoyed breakfast in the springhouse, all the colorful flowers in the gardens and our "home away from home"! We treated ourselves to a few bodywork sessions and afternoon naps! Our experience was most enjoyable and hope to repeat it! Thanks for all the mother/daughter touches with available books and CD!

    Thank you so much for sharing your special home with us. There could not have been a better place for us to stay. The House at 14 Water Street is a wonderful example of the beauty, warmth and character of Sperryville. There were many thoughtful touches to be enjoyed throughout the house. Comfortable furnishings, fluffy towels, gourmet treats, music, art... It was all very tasteful and welcoming.

    Many thanks for a lovely visit. We enjoyed ourselves immensely celebrating the 60th birthday of 3 friends from college. Lots of laughs and a wonderful meal at the Inn at Little Washington. Never made it to the The Theatre since the meal lasted 3 1/2 hours!
