Our spectacular Cape Cod beach house is approximately 2500 sq. ft. with 4 spacious bedrooms (sleeps 8), 3 full bathrooms, a large gourmet kitchen, beautiful dining room which seats 12 comfortably, an extra large great room and beautiful outdoor patio with dining, entertaining and relaxing areas.
This home is perfectly located 1 block from the ocean and 1 block from the bay. Swim, surf and sunbathe at the beach reached just by crossing the street. Most locals believe the beach between ‘L’ and ‘M’ street is the best around! The famous “Wedge” is just around the corner (2 blocks), one of the premiere surf spots in California. The angle of the beach here creates the ideal-shaped waves for both board and body surfing. Our incredibly beautiful beach is very quiet and peaceful.

Located between the Balboa Pier and the famous Wedge, you’re just a few blocks away from the historical Main Street. The Ferry, and Fun Zone are also within walking distance, and you can easily catch the five-minute ferry ride over to Balboa Island to experience its village charm, with an abundance of unique shops and fine dining, all offering a variety of restaurants, shops and fun for the kids. After crossing the bay by ferry, you'll love walking along the Balboa Island boardwalk that showcases a variety of unique beach cottages and lovely gardens. Meander down Marine Avenue, where you can buy anything from beach ware and fresh produce to the island's famous Balboa Ice Cream Bars. The historic Balboa Pavilion, where you can dine while watching pelicans and seals chasing after fishing boats, is also just a few blocks away in town at Main Street. Then cruise along the Balboa Peninsula boardwalk and soak up the energy in McFadden Square and on Newport Pier. World class dining and entertainment, golf and the OC Marketplace are located just a few minutes away. Sunsets are often breathtakingly beautiful, with prime viewing from the beach. About the owner: My husband and I have lived here with our 2 children for over 14 years. Actually, my husband grew up here and has lived in over 5 houses on Miramar alone since he was a little boy. His mother taught at Newport Elementary School (one of two schools in the United States on the beach) and she lived on Miramar one block from our house where we reside today. I practice photography on the beach and make seashell crosses and other seashell crafts to keep me busy(www.moxie-studio.com). My husband has his own company building docks, seawalls and marina's up and down the coast of CA, 'Swift Slip Dock And Pier Builders'. So, our bread and butter is right here in the harbor. We absolutely love the neighborhood we live in. Chili cook-offs, 4th of July parades, Friday night BBQ's at the bay beach, movie night on Belvue Lane, get togethers with neighbors, bike riding on the boardwalk...I could go on and on. Basically we always feel like we are on vacation here!
Why the Owner Chose Balboa Peninsula: We fell in love with our little beach cottage immediately and bought it 'as-is' during a huge storm. We bought it from the original owner John and Eleanor. He built the home originally and they were very well known on the point. The house was very good to us, but it was small. We always knew we were going to rebuild but it took some time saving our money. The only original parts of the old cottage is the kitchen roof/ceiling and fireplace. We had all the ceilings milled to match the original (3 different widths) and we had to convert the front fireplace to gas. My father helped me painstakingly restore all of the old lanterns for this house. Almost all of my lighting is from EBAY and then we painted them and rewired them and they look beautiful! All the lighting is black and white (the majority) with one red light hanging in the stairwell. We tend to say the red metal roof and one red light is her 'lipstick'! I collect mermaids and so you will see them scattered around the house.
The Unique Benefits at this House: Since my husband had already lived in 5 houses on Miramar Street (the only one way street on the point) obviously we 'had' to end up here too! Growing up my husband and his friends were called 'the L street gang'....and it is in the sidewalk one street over. There is a lot of history for him here and we knew instantly that this is where we wanted to raise our children. I saved pictures for years and years to build our dream home and I thought out each and every detail. It truly is a dream come true for us!
