A gentle breeze from the lake makes your meals on the deck memorable, especially when bathed in moonlight. The 700 sq. ft. deck has plenty of room for reading, sunning, grilling, and all your meals. The patio below is equal in size with furniture for outdoor eating or morning coffee. Two bedrooms have direct access to the deck/patio.
Gather round the huge open kitchen island for group cooking or conversation while others are reading, watching TV or enjoying lake views from the great room. A second, separate TV room off the great room gives some privacy and access to the deck. Three full baths and four bedrooms provide comfortable accommodations.
Try your hand at a game of pool or get out the cards, a board game or puzzle to challenge your group. There is plenty of room upstairs and downstairs to have several activities going at once.
Ready to head to the water? You have 225 ft of shoreline to enjoy. The swimming is great with sandy beaches and plenty of shallow water for children, but deep water at the end of the dock. Picnic tables, sunbathing and play areas are on the lighted, mostly covered dock which even has a TV and DVD player for your own outdoor movie. Two boat slips are available for your craft or jet skis. Enjoy a day of boating on the private side with few boats and lots of quiet/private coves. The Both Waters community is unique in that renters have access to the public side as well by using the special owner's-only access to boat ramps for both public and private sides of the lake close to the house.
Walks from the house at sunset are especially lovely with water all around. Or use your energy to play outdoor games and sports on the two-acre grassy expanse of this waterside house on a quiet cul de sac next to a beautiful wooded lot.
Easy access to food shopping, restaurants and other amenities is just 10 minutes away at the new shopping area and Tim's at Lake Anna is only a 15-minute drive.

Additional information about rental rates
Additional Fees and Taxes:
There will be a cleaning fee of $125 for each rental period. The fee must be paid to the property manager upon arrival.
One-half the rental fee must be received to secure the rental dates with the balance paid before arrival. If possible, balance should be paid 30 days before the rental period. For last minute rentals, the balance must be paid prior to arrival. In addition a $500 security deposit is required for each rental period which will be returned to renter upon inspection by the property manager.

Our house is 45 minutes from Charlottesville if the homes of two Presidents, Jefferson and Madison, are on your must-see list. The Jefferson winery is a short distance from Monticello and Michie Tavern, an 18th century Inn, is the place for lunch for a full day. You can also take a tour around the University of Virginia campus. We are also 45 minutes from Fredericksburg if Civil War history and shopping are on your agenda. The Old Town area has lots of interesting restaurants and the area is sprinkled with wineries. You can also make a day-long visit to King's Dominion.
