We had another great week down in LBI this summer; the weather was great, with the exception of one day of welcome rain. This has been our 4th or 5th summer in OurLBI house in Ship Bottom and it feels like home; it's comfortable, clean and has a seaside charm that you won't find just anywhere. There's plenty of room for our family of four (with two teenagers); each bedroom has a newer AC window unit, and most of the rooms have a ceiling fan too. The kitchen is well stocked with cookware and utensils; since we cook most of our meals and eat out only rarely the kitchen gets used a lot this is very important to us. And there is a great working grill on the deck too. The house is only two blocks from the beach and is on a quiet family-oriented residential street; no loud parties or boulevard street noise. I highly recommend this house.Recommended for: Sightseeing, girls getaway, families with young children, romantic getaway, families with teenagers.

THIS WAS THE THIRD TIME MY WIFE AND I HAVE STAYED AT THIS CHARMING AND CLEAN BEACH HOUSE. WE HAVE STAYED WITH FAMILY AND TWO TIMES WITH FRIENDS. THE BACKYARD IS GREAT FOR CHILDREN AS IT IS FENCED IN. OUR FRIENDS ENJOYED THE BACKYARD FOR PRIVACY AND WE LOVED THE OUTSIDE SHOWER. THE OWNER IS VERY HELPFUL IF YOU HAVE A PROBLEM. THE BAY IS A HALF BLOCK AWAY TO WATCH THE SUNSETS AND THE BEACH IS TWO SHORT BLOCKS AWAY. THERE ARE PLENTY OF RESTAURANTS BUT MOST OF THEM YOU WILL NEED TO DRIVE. THE AMUSEMENT PARK IS GREAT FOR THE KIDS. THIS LAST TRIP WE DISCOVERED THE TIKI BAR RIGHT UP THE STREET WHICH HAD GREAT LUNCHES AND MUSIC. WE WOULD DEFINITELY RECOMMEND THIS HOUSE TO ANYONE..Recommended for: Girls getaway, families with young children, age 55+.

Greg and family. Love your little cottage by the sea! I truly have had the best times there the past 5 years! My favorite part is the lobster that sings! LOL...But seriously we love LBI and love the house!Recommended for: Families with young children.

I want to thank you for a really great week. the weather was hot in the beginning and yes it rained yesterday all day, but it was great. My husband and i are considering renting the house for 2 weeks next year, if that works. We are expecting in November and i know that the house will be suitable for our new family. Let me know. We really enjoyed it.. I mean compared to my sisters house its just amazing.. I know my sister would hate me for saying that, but its just that she is upstairs of a 2 family and although we had some great times craming people into the place for many years, its just not fun anymore.. After 15 years we finally got back to LBI with our family and it was a vacation to remember. The weather was the best of the summer, the water was warm and the beach was beautiful. Our stay at your house was wonderful. The house was a wonderful place to come back to after a busy day. My grandchildren cried when it was time to leave. Hopefully we can do it again next summer. WE spent a chilly fall weekend at this lovely house. We walked the beach and bay, found a great breakfast place(Uncle Wills Pancake House)and just plain relaxed and de-compressed. Rules and Regulations LINENS - The renter will supply bed linens, towels, and extra blankets. SMOKING - This is a NON SMOKING home. PETS - Pets are NOT permitted in our home under any conditions. AGE LIMITATION - We will not rent to vacationing students or unrelated groups under 35 years of age. DAMAGE/RESERVATION DEPOSIT- a damage/reservation deposit of $200 is required. The deposit is NOT applied toward rent; however, it is fully refundable within (15) days of departure, provided the following provisions are met. • No damage is done to unit or its contents, beyond normal wear and tear. • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned and put away. • All keys are left on the kitchen table and unit is left locked. • Beach passes are left inside the unit upon departure. • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement. PAYMENT - Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty if the property is subsequently rented. If left vacant, the full advance payment will not be refunded. Cancellations or changes that result in a shortened stay, that are made with less than 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. ACCESS - The Tenant agrees to allow the Landlord to enter and view the premises, both inside and outside: • To inspect the premises • To make repairs thereto • To show the property to a prospective Tenant HURRICANE OR STORM POLICY - No refunds will be given unless: • The National Weather Service orders mandatory evacuations • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: • Any unused portion of rent from a guest currently registered • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. UTILITES - The landlord will provide water, heat, electric, trash removal and local telephone usage. Lessee is responsible for all long distance calls made during tenancy. Toll calls will be deducted from the security deposit. APPEARANCE - Please maintain the premises in good order and appearance and conduct yourselves in a manner inoffensive to neighbors. Please do not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. Any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
