This home was completely remodeled in 2013, with energy efficiency in mind. The property is located blocks away from main street and is walking distance to restaurants, grocery store, Rotary Park and the lake.
Two RV hook ups are located in the walled backyard, with plenty of flat, level yard space for RVs and boats. Invite your traveling friends; there is room and connections for the RV's. The open living space has 2 sliding doors and 2 covered patios to enjoy the gorgeous Arizona sunrises and sunsets.
New tile, paint, windows, solar tube (sky lights), drapes, cabinets and ceiling fans throughout entire house. The kitchen has all new stainless steel appliances and a gas stove/range. More photos will be included soon we are still working on grounds outside.

About the owner: One of us graduated high school here in Lake Havasu City. We met here, were married here, our children were born here and go to school here. We live just a few short blocks away in this same neighborhood, because we enjoy the proximity to walk and ride bicycles to the best locations here. We find it's more fun and convenient being downtown.
Why the Owner Chose Lake Havasu City:
We have admired this home on a big lot for years. When we spotted a moving van in the driveway we inquired about the availability, and were able to purchase the property. It is a very large lot for the area. The house was built well for the era with good sound lumber. It needed more than a coat of paint and a major project entailed. No change was made to the existing structure, the original floor plan is a good one. The home is now like new, inside and out, top to bottom. Remodel work included: exterior wall insulation, vapor barriers, stucco, new attic insulation, new roof, new vents, new duct work and a high SEER AC/heat pump. Inside is wall to wall tile with the same pattern and layout continued through the house. New tub and shower, all new plumbing throughout. This house is now up to modern efficiency standards, is sealed tight, quiet and very comfortable. This is a very clean and good quality home. Washer and dryer located in garage with separate keyed door so RV guests can use facilities without entering the home

This is a classic downtown neighborhood in Lake Havasu City. It was one of the first developed neighborhoods with underground utilities (no overhead lines), sewer, natural gas and curbs. This neighborhood was used to showcase the homes available for people interested in moving to the city. The lot is elevated above the street and has a decent view. The home is situated well on the lot and with the large sliders has an open patio home feel.
