Look out on 25 acres of preserved woodlands while sipping your morning coffee from the deck. This beautifully renovated (2013) Cape Cod cottage has every convenience for the discerning traveler, yet feels warm and cozy like a vacation home should. This 3 bedroom 1.5 bath home sits at the end of a lovely, tranquil, wooded street. The first floor has new bamboo flooring, a new, modern, and well equipped kitchen with granite counter tops, colorful glass backsplash, white wood cabinets, new stainless steel appliances, breakfast bar with stools, and a dining area for the family. Adjacent to the kitchen/dining area is a great room with (fold-out) sofa, comfy chairs, and a flatscreen TV.
Down the hall is a new, modern full bath, with soaking tub and shower, a master bedroom (full-size bed), and a nice-sized second bedroom (two twin beds), all comfortable, well appointed, carpeted. Ample closets everywhere.
Stairs lead to a darling second floor bedroom (full-size bed) with a desk and reading chair. This cozy space also has its own 1/2 bath.
There is a ceiling fan in the first-floor living area, and air conditioning units in all of the bedrooms. Basement has full-size washer and dryer plus ample storage.
This is a wooded, 3/4 acre corner lot with a paved semi-circular driveway, and an organic garden for picking (seasonal). Access the attached wooden deck from a sliding door off of the living area. The deck has a new dining table and chairs with umbrella, as well as lounge furniture and a gas grill for family dinners or outdoor entertaining.

Founded in 1648, the historic Village of Cotuit was part of a major land purchase negotiated by Myles Standish of the Plymouth Colony with Paupmunnuck, Wampanoag headman of the Cotachessett village. This quiet, picturesque classic Cape Cod town has not changed much over the years. With several beaches (Rope's, Loop, and Oregon) within walking distance this tranquil village offers an escape from the Cape Cod summer madness, while boasting easy access to major shopping (Mashpee Commons), restaurants, sporting activities, and entertainment. Enjoy all the local favorites like Lewis Pond (right across the street from the house) offering freshwater fishing for large mouth bass and pan fish, the Kettle Ho Restaurant and Bar, Cotuit Fresh Market, the well stocked and peaceful Cotuit Library, and a children's playground all in the center of town. The Cahoon Museum of American Art is just 2 miles from the house.
For baseball lovers, 3/4 of a mile from the house is Lowell Park, home of the Cotuit Kettleers, part of the Cape Cod Baseball League.
For nature lovers, the house faces 25 preserved acres of woods on the Santuit River. Also, enjoy Crocker's Neck Preserve on Poponessett Bay, Eagle Pond trail system on Putnam Drive, safe biking and hiking options everywhere, and salt water fishing for blue fish, striped bass and fluke.
Just 16 miles away, is the famous Woods Hole Oceanographic Institute, the Shining Sea Bike Trail, the Woods Hole Film Festival (end of July-early August), and ferries to Martha's Vineyard and Nantucket.
