From the minute you walk in the front door at Beachniks, you feel the stress fading away. Luxuriously comfy furniture, cool tile floors, cheery West Indies style decor, and no worries. This new house immediately feels like home, without the chores and honey-do list!
This two-bedroom jewel has everything you’re looking for to make your vacation perfect! Great restaurants, coffee shop, and boutiques are all located in Gulf Place, a half-mile walk away in exclusive Santa Rosa Beach, where no building may be taller than four stories. No crowds or high-rises, just friendly people and beautiful beaches.
The biggest decision you have to make every morning is where to enjoy your cup of coffee: in the cozy overstuffed rocker recliner in the reading nook? In the glider on the master bedroom’s private balcony listening to the birds in the Florida pine forest out back? Or on one of the other porches, furnished with Adirondack chairs made by a local artisan.
Both bedrooms have a wall-mounted TV with built-in VCR/DVD player. So when the kids wake up in the bunk beds, they might not disturb your sleep right away! You can feel free to go for a sunrise walk on the beach, or just to sleep in, which you’ll want to do in the new king-sized bed in the palm-tree themed master bedroom, made extra special with a beautiful hand-painted dresser, luxury bedding, and private bath.
The second bedroom, decorated in a bright and colourful nautical beach theme, has a bunk bed, and comfy overstuffed couch that pulls out into a queen-sized bed if needed. Plenty of space in this large bedroom for the kids to spread out. And they have their own cheerful private bath and balcony! They deserve a vacation, too!
The upstairs includes a reading nook – feel free to trade out your old novels for something you’ve never read in our bookcase, as you settle into the tropical-print recliner for some quiet time. But in case you feel the need to be connected, Beachniks also has wireless internet capability for your laptop.
Downstairs, you’ll feel right at home in the comfortable furnishings. The sofa also pulls out into a queen-sized bed if needed. A cleverly hidden recliner will make Dad happy as he listens to music on the Bose stereo system or watches the 32” TV, if Mom lets him turn it on. There’s also a downstairs powder room, decorated with fun and whimsy in cool tropical blue.
Beach access is just 350 yards away. The white sand beaches and crystal emerald waters are unparalleled – this is what you came for! Lifeguards watch over you and the new friends your family will make on the beach. If you just need a quick dip, one of two community pools is right outside the front door.
Options abound for mealtime. There are literally dozens of local restaurants, so that you’ll have a choice between seafood or steak, family or fine dining, traditional fare or unique international cuisine. The bright, airy kitchen is fully equipped should you choose to stay in for the evening. One option here is to visit Goatfeathers fresh seafood market, located in the downstairs portion of their restaurant just across 30-A.
The local area offers plenty to do when you’re not soaking up sun. In the summertime, take your blanket to Gulf Place, sit in the grassy amphitheatre and enjoy an evening outdoor concert or wander through the artists’ booths.
A bike path runs all along 30-A, leading to Topsail State Park in one direction, or the famous community of Seaside in the other. Seaside and Watercolor are 6 miles from Old Florida Village. Nearby Grayton Beach (2 miles) has a bohemian feel to its shopping and restaurant area. The Red Bar (restaurant) should not be missed.

Beachniks was a wonderful spot to relax and enjoy a week's vacation with four friends. The weather was perfect which allowed us to enjoy the pool or the beautiful beach every day. We found the kitchen especially well equipped and enjoyed cooking and eating "in" for many meals. We grilled up great selections from Goatfeathers nearby--their seafood was terrific. The porches allowed us to nap or read alone if we wished, and the living area was conducive to watching old movies, and just relaxing! I returned home feeling healthy and relaxed. I'd love to return! My family stayed in this beach house in July 2006. We had an amazing time! The neighborhood is very quiet. The pool/beach was never crowded. Close to Goatfeathers and all the little boutiques. The house was nice and clean, looks exactly like the pictures. The owners even provide a golf cart for guests to drive to the beach which is just across the street. We are looking for a 2011 summer vacation and are considering staying at Beachniks again. The Hamby Family

My two granddaughters were at the pool nearby almost before the car came to a stop. The beach was an easy 10 minute walk, including the stairs down to the sand, which we did twice daily..Beachniks was well equiped, clean and comfortable for the five of us.It was my first VRBO vacation and I would happily do it again if Denny's house is the standard. Thanks again for a wonderful vacation.

As our second stay at Beackniks draws to a close we think back at the wonderful time we have had at this delightful vacation spot. Again this year, we have been at Beackniks for two months (April and May) and we have thoroughly enjoyed our stay. There were lots of walks on the beach, games of golf, lovely meals at home or one of the great local restaurants, shopping and exploring the 30A. There is so much to do and see in the area that time just seems to have flown by. The Old Florida Village is a great little community and Beachniks is the perfect cottage with everything you would want. It is well appointed, clean and tidy. We look forward to returning to our Canadian home but we will depart well rested and with great memories. Thanks, Denny and Sarah for the use of your beautiful Santa Rosa home. We have come to the end of our 2 month stay at Beachniks in Santa Rosa Beach. Everything was just super. The weather has been perfect, the beach was outstanding and the accommodations ideal. Recently retired, we enjoyed the easy going atmosphere of the location. Our days usually started with a short walk to Miss Lucille’s for coffee in the morning followed by a stroll back to Beachniks via the beach. In the afternoon we often played golf at one of the nearby courses with the Santa Rosa course being our favourite. In the evening we ate at one of the many restaurants including Amore a great pizzeria, Stinky’s Fish Camp (sounds awful but tastes great) Café Tango for fine dining , Bud and Alley’s for fun and or fine dining and the Red Bar. Time has just flown by and as much as we are exited about returning to our home and family in Newfoundland, Canada we are already looking forward to our next visit to Beachniks. The information on the property and location were just as advertised and the owner was most helpful with our various inquiries. Beachniks was very comfortable and nicely decorated. On our arrival the house was clean and well prepared for everything we might need. The complex of “Old Florida Village” is beautifully maintained and an excellent vacation destination. We highly recommend Beachniks…….5 vacation stars.

We spent month of Feb. at Beachniks. Weather was delightful and home was one of the cleanest and best equipped we have ever stayed in. Very comfortable bed and furniture. Pool across from house was great. We hope to return again some day. Dennis and Sarah made sure our stay was as we hoped it would be.

Beachniks is the perfect place for relaxation and play. We had five adults in our party looking for time to read, relax and have fun in the sun. The constant breeze made time on the beach or at the pool most pleasant. This condo has four porches with seating for two on each, so if you want a place that lends itself to group gatherings as well as privacy for reading or napping, this is the place for you! The grill in the back yard made grilling seafood easy when we didn't want to eat out. Restaurants in the area are fine, but if you want to cook in, the kitchen is as complete as any in our homes. Perfect location. Great weather. Nice privacy. We loved it and hope to return!

We had a wonderful week at Beachniks. The house is perfect for our family. We have 3 girls and they loved being together in their own space in the second bedroom. My husband loved the reading nook, I couldn't get him out of the most comfortable recliner we have ever been in. The weather was beautiful, no rain, which is rare for Florida summers. We didn't eat out much, we used the nice gas grill for most of our dinners. The girls swam and tooled around the neighborhood on the golf cart and met friends from all over the country. We all hope to return next year. Thank you, Dennis and Sarah for making your home perfect!
