  We had a very comfortable stay in your condo....very nice location and very quiet...it is a very relaxing place to stay in Branson and we would recommend it to anyone...very nicely equipped with everything we needed...we will want to stay here the next time we plan a trip to Branson.   We booked this condo after Thanksgiving for a pre-Christmas stay. All the arrangements were made by e-mail and phone. Although the directions are a little out of date due to businesses closing, we were able to find the condo with ease. The 2 bedrooms with a pull out was the perfect size for our family. The decorating touches made us feel at home. This was a much better choice than 3 hotel rooms would have been. We did a great deal of shopping and dining out. The location is off the main path but still very close and convenient to the strip. We had a great time and would recommend this condo. It is up 2 sets of steps so be prepared to climb but the view is worth the effort.

  Recommended for: Pet owners, romantic getaway, girls getaway, sightseeing.

  We have just arrived at your beautiful condo! Everything is very cleand and in good condition. What a plus that is! The only thing I haven't found is the teapot. It was so nice to find soaps and cleaning products! Also, finding the Bible on the side table was very uplifting! Thank you Noreen! We are looking forward to our stay. Enjoyed your condo had had to leave early due to a death in the family.

  What a treat to arrive and be so pleasantly surprised. The condo is so comfortable, clean and nicely decorated. Our stay was great. We enjoyed the area, the shows, and the restaurants. We would definitely return and stay here. Thank you Noreen for the lovely accomodations.

  Many thanks for a haven so restful and peaceful. The condo was beautiful - so clean and fresh upon arrival. Our stay was very relaxing, a home away from home. We enjoyed our SPECIAL time here in Branson. We would recommend this beautiful accomodation to anyone. Again, many many thanks.

  This condo was as advertised and Noreen, the owner, was wonderful to work with. It was clean, comfortable and well stocked with plenty of dishes, towels, toilet paper, soap, trash bags and laundry detergent. The location was very convenient to the shows and was close to several good restaurants. We look forward to staying in this unit again.

  My three grandkids and I loved the condo. At times, I am directionally challenged but everything was close by and easy to find. We visited the pool every afternoon and had it all to ourselves. The kitchen was well equipped and it was great to have the washer and dryer. Thanks for being so easy to work with. I will definitely call you again when we plan another Branson adventure.

  This was my first time to Branson. It was a girls weekend. We were thrilled with this condo! Each of us had our own bedroom and bathroom. The beds were comfortable and it was so quiet! We loved the porch and had coffee there each morning. We were close to everything!!! Noreen was wonderful to work with! The unit is tastefully decorated and had everything we needed and more! I would highly recommend this unit and plan to stay here again when I return to Branson! There is more shopping to do and shows to see so I will be back!!! Thank you, Noreen, for such a great home away from home!!!

RENTAL CONFIRMATION Thank you for choosing my condominium for your vacation. I hope that you have a pleasant stay. The unit is located at: THE CLUB AT THOUSAND HILLS 200 GOLFVIEW DRIVE, BUILDING C CONDO 11 BRANSON, MO 65616 Please initial each page and sign the last page and return one copy of this confirmation and agreement to the following address: Noreen Van Leeuwen 15 Juego Way Hot Springs Village, AR 71909 RENTAL AGREEMENT My resort complex: THE CLUB AT THOUSAND HILLS 200 GOLFVIEW DRIVE, BUILDING C CONDO 11 BRANSON, MO 65616 1. Check-in time is after 4 PM CST and check-out time is 10 AM CST. This agreement does not create a tenancy or residence. You must depart at the appropriate time. If you do not depart at or before 10 am you will be charged an additional $50/hour unless other arrangements have been made with the owner in writing. 2. This is a NON-SMOKING unit. 3. Pets are permitted in rental units ONLY with prior approval. 4. We will not rent to vacationing students or singles under the age of 25 years of age unless accompanied by an adult guardian or parent. 5. SECURITY DEPOSIT - A $250 security deposit is required. There will be no charge unless there is damage to the condo or the condo requires excessive cleaning after your departure 6. PAYMENT – Payment in full is required if the booking is made less than one month from the arrival date. If made more than one month prior to the arrival date a $200 deposit is required to reserve the condo. The balance of the rental fee and the security deposit is required one month prior to arrival. 7. CANCELLATIONS - a one month notice is required for cancellation. Cancellations that are made more than one month prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within one month of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. If a reservation is cancelled and has been paid for by a credit card the credit card processing fee will be deducted from any refund due. 8. MONTHLY RESERVATION CANCELLATIONS - monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must make that change sixty (60) days prior to arrival. 9. MAXIMUM OCCUPANCY - the maximum number of guests per condominium is SIX (6). 10. THIS PROPERTY REQUIRES A FOUR NIGHT MINIMUM STAY. Longer minimum stays may be required during the peak season and holiday periods. If a rental is taken for a shorter period the guest will be charged the seven night rate. 11. NO DAILY MAID SERVICE - while linens and bath towels are included in the unit, daily maid service is not available. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 12. FALSIFIED RESERVATIONS - any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. 13. WRITTEN EXCEPTIONS - any exceptions to the above mentioned policies must be approved in writing in advance. 14. BAD WEATHER POLICY - no refunds will be given for bad weather. 15. CHILDREN- please keep your children supervised at all times. We have very nice furnishings in the condo and you will be charged for any damages that are incurred during your stay. 16. PHONE – there is no phone service at this property. You must use your cell phone to make phone calls. 17. INTERNET - there is WiFi at the condo. The network is bnk11. The security access code is bran711t. 18. SUPPLIES – the condo has basic supplies in it. There are two rolls of toilet paper in each bathroom, bar soap, soft soap, a roll of paper towels, laundry soap, bounce, dishwasher soap, and dish soap. There are also regular coffee, sugar packets, Equal, and powdered creamer. 19. CHECK-OUT – Prior to checking out we ask that you wash one load of towels and put them in the dryer. It is very difficult to get a unit ready for the next guest on time when there are many loads of sheets and towels. We also appreciate it if you would take your trash to the dumpster. Please put all dishes, pots and pans in the dishwasher and start it prior to your departure. We greatly appreciate your assistance in helping us assure that the unit will be ready on time for the next guest. If these items are not done prior to checkout there will be $55 charged against the security deposit. We hope that you enjoy your stay with us as much as we will enjoy having you as our guest.
