Our home is in the countryside, nestled in a safe gated community located in Via di Fioranello between Ardeatina and Appia Antica (Appian Way) – a mere 5 minutes driving from NATO Defense College! It’s the perfect place for a family willing to live in Rome without being worn out by the Capital’s acoustic and air smog. In particular, your children will absolutely adore the garden gears and toys, while the pool will provide a nice refresh in the summer. Tennis and soccer players will also find their peace of mind.

Our home, named Helios, spreads onto 3 floors, surrounded on both sides by the garden. The house is divided into two independent apartments and one can choose to rent the main apt or the whole place. Being a family of only three, we would live in the main apt while my assistant and his girlfriend stayed in the ground floor (first floor in US terms) and house sat in our absence. The two apts are in fact absolutely independent from each other though they are linked by an internal stair. Four doors between the two ensure total privacy!
The main apt spreads onto all 3 floors. On the main floor there is the kitchen, the living room and dining room, three bedrooms (one King, one bunk or single, one queen) and the main bathroom. From the dining room one accesses the terrace, its gas BBQ and outside table, as well as the garden. The living room has a romantic fireplace. On the third floor there a lovely mansarda with en-suite bathroom. It can be used either as a bedroom or as a study. On the ground floor there are washer and dryer, as well as the fitness room (step, running tape etc).
Great care has been paid to materials; wood floors in the bedrooms, beautiful carpets, wooden furniture plus bright orange wall happy kitchen, beautiful pictures on the walls, porcelans… the house has been appointed for giving a warm, sunny, bright feeling.
The garden has all the amenities children and adults may hope for: castle, slide, trampoline, sand box, climbing mountain, wood BBQ and a lanai with a large table for enjoying your family and friend’s company etc
Golf lovers will enjoy Golf Fioranello - 3 minutes away - offering the fascinating experience of playing golf among ancient Romans’ ruins! The proximity of Latium famous sandy beaches are just 10 miles away– though you may want to avoid summer week-ends (much better the pool!!). One can also easily visit the nearby wonderful nearby archeological areas, the famous lakes and vineyards district on the Colli Albani Hills around Frascati (3 miles), or take the highway toward Naples, Pompei, Florence and more. To the east, the beautiful Abruzzi National park ski area is less than one hour away!
There are many shopping centers in the area and two groceries stores nearby (both “Conad”). Castel Romano Outlet is just 6 miles away. Fiumicino airport is a mere 15 minutes drive, while Ciampino low cost airport is just a 5 minutes drive - luckily we are not on any plane route though! The Torriccola railway station, with easy parking is 5 minutes from home, the Ciampino railway station as well as Anagnina and Laurentina Metro stations are also at a 5 to 10 minutes drive.
Driving to the center is also usually quick (15 to 20 minutes drive to Circo Massimo in normal traffic conditions).
The following English speaking schools are the nearby: Britannia International is a very nice pre-school and elementary school 5 minutes away in Castel di Leva, Castelli International School is a bilingual school going up to 8th grade, St. Stephen's School is near FAO (15 min). All have bus service if needed.

we are a family of 3. Fed (44) is a university professor; giulio is a scientif advisor at the Italian embassy (43) and giorgio is our 6 years old boy is in K. we are originally from florence but mooved to rome for work and now we are further relocated for a few years in the US, in washingtown DC.

well, this is our home, not our second home - though now we now mainly use it as a vacation home... we were looking for a place and fell in love with this place. it's beautifl, quite, sunny, happy... previousely we were living in the center but though Rome is soo beautiful we could not stand the acustinc and air pollutionanymore. here when we get home we feel we are on holiday and relax immediately...
The Unique Benefits of this Villa
we are in the countryside but because we are at the border of the appia antica (Old appia) national park the drive into the city is easy and quick. we have a large and relaxing garden with two BBQ - a wooden one and a gas one - and plenty of kids equipment - they grow every year... in fact, we live in kids's paradise. we live in a gated community with common pool, tennis, soccer field. the neighbours are incredibly discreet, yet very nice if you need help.
