Welcome to our little piece of paradise! As soon as you will enter our place you'll be enchanted by an atmosphere inviting to total relaxation and tranquillity.
Our home, named Helios, spreads onto 3 floors, sourrounded by the on both sides by the garden.
on the ground floor there is a guest apt - with two bedrooms and a study that can be used as a children's extra room. the guest apt has two bathrooms, both with shower and one with jetted tube bath, its own kitchen, a large living room and dining room. the guest apt and the main part of the house are linked by an internal stairs so they can be use by a large family of tow families wishing to stay together still each with its own privacy.
Separate from the guest apt there is the wash room with washer and dryer, as well as the fitness room (step, running tape ect).
the main house spreads on the 2nd and 3rd floor. on the 2nd floor there is the kitchen, the living room and dining room. the two bedrooms and bathroom also on the same floor are well separated from the rest.
on the 3rd floor there is a 3rd bedroom that we use as a study and an guest room when we have guests. its has its own en-suite bathroom.
this is our own place, we rent it as we are in the US for a couple of years - long rentals welcome! as we have there most of our stuff we count on our renters to take great care in our place as if it was their own. this is not the typical rented place, it is our beloved place.
Great care has been paid in our home to materials; wood floors in the bedrooms, beautiful carpets elsewhere, wooden bright orange happy kitchen, beautiful pictures on the walls, all the house has been appointed for giving a warm fealing.
The living and dining room has a fireplace and A/C and 2 beautiful patios opening onto the two gardens. we decide in which one to stay, play or eat according to season and timing of the day.
There are 2 BBQs (a gas and a wooden one) in the garden for you to use as well as a great garden tables.
the guest apt was giving in the last year as a house sitting arrangement to my assistant and his girlfriend but if you want it as well ask and we'll see wether that will be possible. if they are there they will be happy to assist you during your stay should you have any questions or needs. in most cases it will be them welcoming your on your arrival.
During the summer the pool is open to guests, while the tennis is open all year round and you are welcome to use them both. Within our gated residencial area there are also safe parking areas and children's play area, though your kids will have more fun playing with the tons of things they will find in our own garden and home.
Guests can choose to relax in the villa, reading or doing a BBQ in the garden and eating it under the palapa, taking advantage of the pool and tennis court or to visit the beautiful countryside of Lazio. Villa Helios is only half mile outside the Rome ring road; just inside begins the town, so the location is actually rural, but at the same time just close by the town. The house is within the archeological park of Appia Antica, with ruins dating to Romans times, with the possibility of horseback riding and excursions on foot.
In 312 B.C. Roman Consul Appio Claudio gave his name to a new road (Appia Antica - Appian Way) that reached the Campania region from Porta Capena. Along this very ancient road there are today some of the best rests of Imperial Rome, with all the natural beauty of Italian vegetation.
The famous Golf Fioranello is 3 minutes away, it offers the fascinating experience of playing golf among anciet Romans’ ruins! The proximity of Latium famous sandy beaches (10 miles) allow to spend unforgettable moments by the seaside too. One can also easily visit the nearby wonderful archeological area of Ostia Antica (10 miles), the famous lakes and vineyards district on the Albani Hills around Frascati (3 miles), or take the highway toward Naples, Pompei, Florence and more...
if you feel like shopping, besides many shopping center (plus a small but superfurnished supermarked half mile away) the main outlet in the country - Castel Romano Outlet - is just 6 miles away... (castelromano.mcarthurglen.it)
one our east - in the winter there is a beautiful ski area - in the abruzzi national park that 45 to 60 minutes away!!
And if this is not enough for you, consider exploring Europe from here: Fiumicino airport is 15 minutes drive and Ciampino 3 minutes drive, so that you can go shopping in London or Paris for lesss than 30 EU! (Ciampino is famous for its low cost flights!!!).

The proximity to Ciampino make of our place also perfect place for those who wants to enjoy Rome's relaxed and culturally lively lifestyle for a longer period, while frequently commuting abroad for work. The Ciampino railway station is also 6 miles away bringing into rome downtown in 10 minutes
Our home is fresh at summer and warm in the winter. A bus connecting to the metro and thus the historical centre of Rome is just yards away running sevelar times during the day in weekdays. another one running every 20 minutes everyday is half mile away. However we do STRONGLY reccomend the rental of a car if stayoing at our place. Driving to the center is quick (15 minutes drive to coliseum in normal traffic conditions) and easy and we have private and secure parking place. you can rent form as little as 7 EU per day all included with sixti (nearest pickup place Rome - Ciampino airport, 3 minutes drive)

we are a family of 3. Fed (41) is a university professor; giulio a consultant (40) and giorgio is our 3 years old little boy. we are originally from florence but mooved to rome for ork and now we are further relocated for a couple of years in the US, in washington DC.

well, this is our home, not our second home - though now we use it as vacation home... we were looking for a place and fell in love with this place. it's beautifl, quite, sunny, happy... previousely we were living in the center but though Rome is soo beautiful we could not stand the acustinc and air pollutionanymore. here when we get home we feel we are on holiday and relax immediately...
The Unique Benefits of this Villa
we are in the countryside but because we are at the border of the appia antica (Old appia) national park the drive into the city is easy and quick. we have a large and relaxing garden with two BBQ - a wooden one and a gas one - and plenty of kids equipment - they grow every year... in fact, we live in kids's paradise. we live in a gated community with common pool, tennis, soccer field. the neighbours are incredibly reserved, still very nice if you need help.
