Desk area next to the living room has wired and wireless (WiFi) Internet. Master bedroom with queen bed, 32" flat screen TV, and walk in closet. Guest bedroom with queen bed, 32" flat screen TV and plenty of storage. Bunk bed room has 2 full size beds and two twin beds. Living room also has a queen size sleeper sofa. Leave your car behind, sheltered in your private two plus car garage. Walk out the door and down the private footpath. In seconds you are on one of the most beautiful white powder sand beaches in the world. No streets to cross, no driving, and no looking for a parking place.

Walk half a block to restaurants and shopping at the Village on Siesta Key. Enjoy over 2000 square feet of gracious living in Spanish Mediterranean Villa style.

? Where is the home located and what is the exact address? The home is located on Siesta Key and the exact address is 312 Beach Road, Sarasota, FL 34242.

? What kind of property is this? The Shells Villa is a three story townhouse that is part of a four unit development that was built in the mid 1990’s. This home has its own gated entrance from Beach Road.

? How big is the home? The Shells Villa has three bedrooms and 2.5 baths. One of the bathrooms is attached to the master bedroom. The total square footage of the home is just over three-thousand (3,000). There are three floors with each floor being 1,000 square feet.

? What rooms are on each floor? The ground floor has the private two car garage, secured storage area, and entry foyer. The main floor contains the kitchen, pantry, dining room, living room, half bath, and balcony/deck. The upstairs floor contains the master bedroom / bath, bedrooms 2 & 3, laundry area, linen closets, and common bathroom.

? Can I walk to the beach? Yes, the unit is located on the ocean side Beach Rd and there is one house between the Shells Villa and the beach. Just walk across the courtyard and through the designated path and you are on the beach. It's 230 feet to the beach.

? Does the home have views of the beach or ocean? Although the home is practically on the beach it does not have any direct views of the beach or ocean because it faces Beach Road. If you are standing on the main floor lanai you can see a limited and obstructed view of the beach and ocean.

? How many beds does the home have? There are two (2) queen size beds, two (2) full size bunk beds, two (2) twin size bunk beds, one (1) queen sofa bed, one (1) queen sleeper sofa, and two (2) inflatable Aero beds.

? How close to the Village area is the unit? The Shells Villa is just steps away from where Beach Rd turns into Ocean Blvd. This intersection is the beginning of the Siesta Key Village. The Siesta Key Village or as the locals call it 'The Village' is where many of the restaurants, boutiques, bars, and ice cream shops are located. It is considered the heart of Siesta Key.

? Does the home have a pool? No, we don't have a pool in the complex, but the Lido Beach Pool is available for your use. The Lido Beach Pool is heated, open to the public and is located at 400 Ben Franklin Drive, Sarasota, FL. The pool is open Tuesday through Sunday from 10 am - 4:45 pm. The cost is $4 for adults and $2 for kids/seniors.

? Do you allow dogs? Yes, we do allow dogs. There is an additional dog fee of $150. The fee is used to clean the carpets and upholstery after each pet rental.

? Can we bring our dog to the beach? Siesta Key is very pet friendly, but dogs are not allowed on the beach. If you want your dog to experience the water we suggest Bird Key Park. It is located at 200 John Ringling Causeway, Bird Key, Sarasota 34236.

? Are there laundry facilities in the home? Yes, there is a washer and dryer in the unit.

? Does the home have an elevator? Yes, the unit has a private elevator that serves all three floors. The elevator is available for convenience purposes only and should not be considered for individuals or families that require 100% elevator uptime. As this is a single elevator in a private home (not a hotel), if the elevator needs to be serviced we do not have a backup option while the repairs are being made.

? How many TV’s are in the home? Three. There is one 47' flat screen television in the living room and two 32' flat screen TV's in the bedrooms. Each one has Verizon cable and twp jave a DVD player. The living room has a Blu Ray DVD player which also plays standard DVDs and CDs. The TV’s cannot be moved to different rooms because cable is only setup in these areas.

? Does the home have a fireplace? Yes, it has a wood burning fireplace in the living room. You will need to provide your own wood which can be purchased at the local grocery store in Siesta Village.

? Does the unit have a gas grill? Yes, there is a gas grill stored in the garage that is available for renter use.

? What else is available for renter use? There are sand toys, beach chairs, beach mats, coolers, and a beach umbrella stored in the garage. The unit also has bath & beach towels and bed linen.

? Does the home have a crib or high chair? There is a high chair in the home, but no crib. We routinely work with ABC Rentals at 866-342-2446 and they can coordinate delivery of cribs, toddler beds, or other beach rentals so that the items can be in the home before you arrive. They have reasonable prices and great customer service.

? Does the home have a telephone and Internet? Yes, there is a telephone in the unit that includes free local calls. The unit also has Verizon Fios high speed Internet access which can be connected to via a Cat5 line or via wireless WiFi access. You will need to provide your own computer/laptop.

                    We rented the Shells Villa in March of 2011 and had a wonderful time. This is our second time we have rented the Villa. We have two teenage girls. There was plenty of place for them to have their privacy, but for all of us to be together. Everything you need in the kitchen. Great layout in the living room. Close enough for everyone to walk to town. The paths are a quick walk to the beautiful beach. This section of the beach was never crowded. Shells Villa is perfect. We will be back in 2012.

                    The Shells Villa was accurate regarding the location as well as the photo's reflected the appearance and amenities. The owners were very helpful in all the information they sent to us. Our family enjoyed having a "home" to stay in as we have stayed in condos for the last 15 years that we have visited Siesta Key. The management company was very accommodating and helpful. Our only complaint would be it was not as clean as we are used to. Dried pancake batter? on the wall in kitchen and lots of dust on ceilings and baseboards, but we understand this is a busy time and they try to get the unit ready for the next guest as quickly as possible. We would and do plan on staying here again. We wish it had a pool.

                    Siesta Key is a great area. So much to do and so much to see! We loved the drum circle on Sunday night and spent a lot of time seeking out local highlights: Sarasota Jungle Gardens, the MOTE Aquarium, and the Ringling Museum. However, we also loved to just stay nearby the villa watching the sunset and enjoying some home cooked meals from the kitchen. The outdoor eating area was a big hit with our family! We used the grill twice. This is the closest we’ve ever stayed to the beach. A pool would have been nice, but the kids had so much fun in the water that they never asked about a pool. We will definitely be coming back.

                    The short of it, this place is beautiful with an incredible location on what we learned is the #1 rated beach in USa. I took my wife and 3 kids (teen,preteen, child) for a 5 day stay here, and we literally did not leave the few block area around this very nice beach home. Owner asked me to review, and im more than happy to as this place just rocks... The Village of Siesta key is only one block walk and has many quaint shops and restaurants and a bit of night life, so much to offer on all levels. the villa is 3 stories, with an elevator of all things if needed. the first floor is two car garage with loads of beach stuff/chairs that u can use. parking out front for 2 cars too. stairs or elevator get u to tiled second main level that has TV surround, bathroom kitchen and nice quiet outdoor patio accessible via sliding doors. a decent library of book classics and wireless internet available on this level. Living room area large with couchs, place was immaculate (minus the sand we dragged in). Upstairs top floor has main bedroom with own shower/bath/tv, second bdrm with tv, and third bdroom with 2 bunk sets, plenty of sleeping spots. enough space to find a quiet spot if needed. my kids loved it, we explored the beach which was just out behind the place , with only one row of monster beach homes between the place and beach (one minute walk tops?) and sealife (people fishin in the water everyday and sanddollars galore) and caught some amazing sunsets, weather was nice and warm 80s in october. just stayed there, Was there to stay again on my own without my family for a fishing trip (great fishing nearby as its near Sarasota). close to airports, I strongly recommend this as a great paradise to escape to whether short or long term.

                    Recommended for: Age 55+, families with teenagers, sightseeing, families with young children, romantic getaway.

                    What a wonderful place. We absolutely loved the location…just steps from the white, sandy beach but also right around the corner from some great restaurants and ice cream for a late night snack! Not only was the location great, but also villa itself. It is just large enough for everyone to have their own space, but also it has a cozy feel. Once we put our three kids to bed upstairs, my husband and I could relax by reading and watching TV on the main floor. It felt just like home.

                    This was probably the nicest rental villa/condo I have done. My family and I ( 7 & 5 yr old) were impressed on every level. A very short walk to the beach for the kids (my guess 100 feet), which the beach was incredible. We were out there every night we could be for sunsets. Beach toys for the kids and what looked like new beach chairs for everyone. Town was absolutely great and was also short walk. A few shops and a lot of good restaurants… Must do’s are the steak burrito at the Hub and Olafs for ice cream. The accommodations were terrific, extremely clean and great amenities, you can tell they are keeping it up with real nice flat screen/ surround sound; it looked like I was the first to use the Weber grill. All the towels and linen were just as nice or nicer then home. I did not find anything I was disappointed with at this location. I was the impressed with the quality of everything… furniture, beds, new appliances… everything. I would highly recommend this property and will definitely go back, hopefully sooner than later.

                    Our stay at The Shells Villa was everything we were looking for in a family vacation. The house was perfect for our family of 5. It was close to everything including the beach and town. The interior was very clean and well maintained. It had everything we needed for our stay. The kids had a blast at the white sand beach and we enjoyed the restaurants in town which we could walk to. I would highly recommend this vacation rental to anyone looking for a classic beach vacation.

                    This place was exactly what we were looking for....Very spacious and accomodating. Top of the line furnishings.....brand new stainless steel appliances, all dishware and utensils you could need, brand new top of the line grill, plenty of space for the kids- a queen and twin bunks, adult bedrooms well furnished and comfortable. Spanish tile throughought, bright and cheery. Kitchen very functional and plenty of cabinet space for groceries. Dining area perfect- inside for up to six and an additional outside balcony for 5-6 as well. The town is very quaint- had all the shops etc. that my wife wanted and fantastic restaraunts that I was looking for. All of these were within a couple minutes walk from the front door. The beach- perfection. Was literally less than 45 seconds from back of house.... just a private alley and beachfront home between it- House has clear signage for private walkway to beach....great for kids and bathroom needs.....easy hauling back and forth for beach stuff....all of which were on site- anything you could ask for- from beach chairs, towels, umbrellas, toys etc. My kids were in heaven. It was roll out of bed and head to the beach...all sorts of 'safe' wild life for them to explore. The beach was a beautiful powdery white sand and I believe was voted the top beach in the US according by Travel magazine...I can see why- private access, minimal crowds, water as clear as a glass (a big plus with kids being in/near the ocean). All in all this was an excellent place to stay. I am pretty happy usually to be on vacation- but have become a bit picky with children and concerns for safety- i.e. Hilton head was lovely but the water was murky and the beach was literally littered with Jelly fish. Was very nice to have crystal clear water and no jelly fish. I imagine this can be seasonal- one can see anything in this water. Also- I have stayed places 'close' to the beach, and had recieved quite a workout hauling stuff back and forth- not the case here. You are very close! Safe, quiet, secure, tons of amenities,---I would imagine this place would be great for any type of vacation. There are bars in town that would have been fun to hang in on a guys trip- but plenty of places for kids as well. Great place- great area, great trip.

                    This was our 2nd time staying at Shells Villa and we had another great time! The convenience to town, the most amazing beach you can find, St. Armands Sq, TPA, other Keys, etc make this spot just ideal. Plenty to do in Siesta Key when you just want to chill around town and at the beach, and plenty to do by car. Shells Villa once again - plenty of space, equipped with everything you could need, comfortable, and versatile (my husband I were able to work while here in evenings thanks to the wifi which is a must)! Swimming for sand dollars, seeing Manatees swim right by us, Big Olaf's, and Lobster Pot took MVP this year w the kids! Thank you for another wonderful family vacation!

                    We have rented homes on three other occasions, but this one was the best. The home had everything we were looking for, good size, great location, and nicely furnished. Our stay in Siesta Key was ideal. Beach during the day and Siesta Village restaurants at night. It was nice to be able to walk to both and not have to deal with difficult parking in the Village. It’s a very short walk to the beach and we would come home to grab food or use the bathroom. Would definitely stay here again.

                  Cancellation policy:

                  1. Check-in is 4 p.m. Eastern Time, this allows our housekeeping staff ample time to prepare the unit or house for your stay. We cannot and do not guarantee a 4 pm check in, this is only our estimated time to finish all necessary work to assure a clean unit upon arrival. The local tourist information centers have suggestions for activities, shops, restaurants and area attractions, should you arrive early or your unit is not complete upon arrival. We also have included a similar list, or you can view this information on the area attractions page of our website. 2.Cancellation & Payment Policy: At time of booking the first payment of $500 per week of booking is due. The second and final payment of remaining funds is due 60 days before check in. Cancellations made greater than 60 days before check in will get refunded all funds less a cancellation fee of $250 for the first week of rental plus $200 for each additional week. Any cancellations made less than 60 days before check in will forfeit the entire rental amount. If a cancellation is made any funds due to the Tenant will be refunded pro-rata to the individuals who made the initial payment and in the same method. 3. Immediately upon check in please inspect the unit and report all damaged or missing items to our office. This will allow us to replace them for your stay and prevent these items being charged to you. Linens and paper products for your unit are provided at the beginning of your stay. These include; garbage can liners, paper towels, soap and toilet tissue. (You will need to provide any additional items or replacements you may need during your stay.) There will be NO refunds given due to housekeeping issues. Please notify our office immediately to have any problems repaired. 4. We do not rent to students or singles under 25 unless accompanied by a parent or legal guardian. These parents or guardians must occupy the unit the entire length of the stay. We reserve the right to require picture ID for check-in. The person checking in is responsible for all damages to the property caused by anyone staying or visiting the unit. This responsibility may exceed the amount of the damage deposit or damage insurance. Our standard damage insurance covers up to $1500, but additional coverage may be purchased. You must at all times have ONLY the specified number of individuals in each unit that is allowed. If you attempt to “CRAM” more people than legally allowed by law into a unit; you will be evicted with NO refund of unused portion. 5. Absolutely NO PETS are allowed unless it is stated on your booking confirmation. Unless authorized in advance, if any evidence of a pet is found in the unit or on the premises, you will be asked to board the pet in a kennel or vacate the premises immediately with NO REFUND and you will be charged a $350 fine. 6. Our property allows a max of three vehicles (2 in garage and 1 in the driveway). No boats, RV’s or trailers of any kind. Please call to make prior arrangements. Only park in designated areas. DO NOT park or drive onto landscaped areas. This may result in a damage claim. 7. The telephones have long distance blocks. You will have to use a calling card or credit card to place long distance calls. 8. This home is non-smoking. Smoking in unit WILL result in loss of damage deposit. You may be required to leave the unit immediately with NO REFUND, and you will be charged a $350 fine. 9. Grills are NOT allowed on balconies per FLORIDA LAW. 10. DO NOT throw items from your balconies or walks; you will be evicted with no refund and will be charged for damages. DO NOT feed birds from balconies, walks, or decks. DO NOT hang towels or bathing suits from balconies. 11. Some doors may lock automatically, so be sure you have your keys when you leave the unit. A $25.00 fee is charged for lock out services during regular business hours and $50.00 for after hours services. 12. Open blinds before you open doors/windows to prevent damage. Do not run air conditioning with doors or windows open to prevent freeze up of A.C. unit. Be VERY careful of wind suction when opening doors and balconies. 13. A $50.00 fee is charged to rekey/reset locks if ANY key is lost. You MUST return ALL keys to the office where you checked in. DO NOT LEAVE KEYS IN THE UNIT! Key drop off can be arranged in advance with our office. 14. NO refunds or discounts for early departures, mechanical problems, or maintenance issues. We cannot guarantee all amenities will be working during your stay due to maintenance issues that could occur without our knowledge. We will not give refunds or discounts due to routine maintenance or unexpected repairs to complex in which you are staying. We will make every effort to have the “item” repaired in a timely manner if it is not building related or covered by a manufacturer’s warranty which requires certain steps to be followed. We will take legal actions for all bad/stop payments checks or credit cards for these reasons. 15. Owner and Management Company are NOT responsible for loss, damage or theft of guest’s personal property. DO NOT leave valuables in the unit. Lock your doors and car and park only in designated areas. 16.Before departing PLEASE take out all trash, place all dirty dishes in dishwasher and start cycle usingonlydishwasher soap provided, turn off all lights and put thermostat on 76 during summer and 66 in winter and check all closets and rooms for personal items. 17. Check out time is 10:00 a.m. Anyone occupying the unit after 10:00 a.m. without prior permission will be charged an additional $50.00 an hour for every hour after 10:00 a.m. Do not leave keys/pool tags in unit (you will be charged if lost). You must return all keys to the office where you checked in. 18. Elevator: The elevator is for convenience purposes only and cannot be guaranteed to be in service. Since this is not a hotel or large complex, if elevator is malfunctioning tenants will only have use of the stairs. No other accommodations or refunds will be made available. 19. Special Ceremonies: Rental homes and condos are for Tenants only. No gatherings or parties allowed over the number of people on the reservation record. Eviction and loss of deposit will be enforced. 20. Inclement Weather: The only time our office will refund “unused” days is during a “mandatory” evacuation. CLEANING FEES ARE NOT REFUNDABLE AT ANY TIME. If you choose to depart early for any reason; NO refund will be given unless Travelers Insurance was purchased and the “policy” states that it will cover “early departure” based on the reason of the departure. Please be sure to read your policy if you have purchased one. 21. “For Sale” property: If the unit you have requested is listed “For Sale”; we will make every effort, but it is NOT guaranteed to show the unit after you have departed or before your arrival. If the unit “sells” before your arrival we will make every effort to place you in another unit with similar amenities and décor. All of our properties are individually owned and the rates vary with each property. If we cannot accommodate you in a similar rental for the same rate, we will refund you any payments made in full. 22. For your safety: Please utilize any and all locking devices while in your unit. Due to maintenance and other issues, there will be times when your unit may need to be entered into without prior knowledge. We ask that if you are in your unit showering, napping, or other that you please be on the cautious side and lock the deadbolt. 23. Damage Deposit / Insurance: Upon booking you will be charged a $45.00 for a non-refundable limited accidental damage insurance policy. This insurance covers any accidental damages up to $1500.00. If damages exceed $1500.00 you will be responsible for the remainder of the cost. If damages are NOT covered by the insurance, you will be responsible for the charges. Also, if unit requires EXTRA CLEANING upon your departure, you will be responsible for the extra charge. At the time of check-in you will be required to give Beachside Resorts a valid credit card number to keep on file for the duration of your stay. 24. Limitation of Liability: OWNER AND MANAGEMENT COMPANY SHALL NOT BE LIABLE TO THE TENANT FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL OR EXEMPLARY DAMAGES (EVEN IF THAT PARTY HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES), ARISING FROM BREACH OF THIS AGREEMENT, OR ARISING FROM ANY OTHER PROVISION OF THIS AGREEMENT, SUCH AS, BUT NOT LIMITED TO, CHANGE IN TRAVEL PLANS, DAMAGE / LOSS OF PERSONAL PROPERTY, TRANSPORTATION COSTS OR ALTERNATE ACCOMODATIONS (COLLECTIVELY, “DISCLAIMED DAMAGES”). OWNER’S AND MANAGEMENT COMPANY’S CUMULATIVE LIABILITY RELATED TO DIRECT DAMAGES WILL BE LIMITED TO THE BASE RENTAL AMOUNT. NOTICE: BY BOOKING & CHECKING INTO THIS UNIT YOU ARE AGREEING TO BE BOUND BY THESE RULES. YOU AGREE TO BE RESPONSIBLE FOR ALL OTHERS IN YOUR PARTY AND FOR ALL OTHER VISITORS TO YOUR UNIT OR TO THE PROPERTY.
