The most incredible feature of this modernly updated, luxurious beach home is the location. 'Tini Time is on the Gulf of Mexico along the last undeveloped beach in Florida. You will share this beach with Loggerhead Turtles, Bald Eagles, and other wild native species still abundant here. Walk along white sand shoreline and hardly pass another soul. where other parts of the Cape are undergoing an extensive beach restoration project, our naturally wide, beautiful beach will be peacefully quiet.

Sit outside on the deck and it is so quiet, the only sounds you will hear are the rustling of the pine trees and the crashing of the ocean waves. The inky black sky is so dark, you will never see more stars in one sitting again. And when there is a full moon... Heaven.

'Tini Time boasts 2300 square feet, beautifully laid out to provide opportunities for family togetherness and most importantly, opportunities for privacy also.
The Great Room incorporates the kitchen,wet bar, dining room, and living room. The kitchen features include all new appliances, granite countertops and gourmet cookware for the chef in the family.
The wet bar has a free standing ice machine for making 'tinis or daiquiries or just filling the cooler for the beach. The dining room/kitchen accommodates ten guests for dinner. The comfortable furniture in the living room is perfect for conversation or watching movies on the big screen TV. There is a queen sleeper sofa there if needed.

Sliding Glass doors offer a view of the Gulf of Mexico from the living room and lead to the screened porch where there is dining for another six. The open, Gulf-front deck has luxurious furniture including chaise lounges, perfect for coffee at sunrise or 'tinis at sunset.

There are two large master suites with private baths and sitting rooms, one upstairs and one down, one king and one queen. These luxurious suites offer the ultimate in privacy and relaxation. Read a book, watch a movie, have a cocktail, in the solitude of your own space, with an unobstructed view of the Gulf of Mexico.

The sitting rooms have doors out to decks that face the beach. Each sitting room offers a queen sleeper sofa if needed. The two rooms of the suite are separated by doors for privacy if the sleeper sofas are to be utilized.

The children bunk in their own room with private bath. It is a slumber party with twin bunkbeds to climb into. The little TV and DVD player plus plenty of children's DVDs will keep them quiet and happy. They have a radio and CD player for their choice of music and a closet full of board games, card games, and puzzles.

This beach house offers large areas for fun and togetherness, but most importantly, unique opportunities for privacy. It is perfectly laid out for a large family or possibly two smaller families to share. It would be perfect for a two couples to share, offering practically identical amenities for each.

There are no farris wheels, IHOPs, or T-shirt shops. This is old Florida. The thankfully Forgotten Coast of Florida. At 'Tini Time, your on island time. Whether you like 'em shaken or stirred, relax, don't worry, it's five o'clock somewhere.

One compimentary admission, per service, per unit/reservation, per paid nights stay. It's our gift to you. Across the street there is a Kayak/ Paddleboard rental vendor. He is right on the bay and you launch from his cute property. He has horses, and donkeys as well as chickens galore. You can rent a kayak and go Scalloping or Paddleboard on the super smooth bay.

Why the Owner Chose Cape Dunes

We fell in love with the remotness of this location. You have the beach to yourself. We love that there is nothing to do but surf fish, read, sunbathe, picnic, walk the beach, star gaze, bird watch....
You can't pry us away from the house while we are there. It is very relaxing place.

My family couldn't have enjoyed Tini Time any more. It was a beautiful location, secluded but only minutes away from everything we needed. Very easy access to a gorgeous white sand beach and State park. The only bad experience we had was leaving. The place was well kept and clean, looked exactly like the pictures. We had all of the comforts of home.

We stayed here for a week in July 2011. It was very peaceful, the beach was very clean and the water was nice and warm. The home provided plenty of room and was in a perfect location, close to the water. Just a short walk out the back, and you are on the beach. We only had 3 of us, but this beach house could easily sleep many more people, very comfortably. If you want to be out away from any traffic and noise. This would be a nice option to consider.

home and location was more wonderful in person. house and beaches were very clean. everything was in perfect working condition. the owner was very helpful to us in our planning stage.we had more than enough clean white towels and all beding.we would definately recommend this property to everyone.we had a great view of the beach.both from the screened porch, and the upper private master suite deck. the entire Cape was beautiful. we want to return someday. the house is huge. we had 8 people and plenty of room.

Mary- We wanted to thank you for letting us use your house for Thanksgiving! We had a great time, and didn't want to leave Cape San Blas. I got a lot of ideas from you on how to "stock the house"... We have several condos in Destin that we rent, (rented for Thanksgiving, thank goodness), and we found your house to have ALL we could need. Your kitchen is really well stocked, and the house is very charming and comfortable. Cute story... Thursday after my 3 year old helped me put the turkey in the oven, I noticed he was standing by the door looking out for a long time... I asked him what he was doing, and he turned around and asked me when the Indians were going to be there for our Thanksgiving Feast! Thanks again!

Mary - The DeFeo family wanted you to know that our reunion at your home in Cape San Blas was one of our best reunions. Your home is beautifully furnished and its beach location proved to be both a restful and peaceful stay. The beach there is one of the nicest and certainly one of the widest we have ever visited and that includes the Caribbean where we have traveled extensively. We won't be coming back though . Each year I rent at a different location for our family reunion. But I would strongly recommend your home in a flash to anyone I know who might be considering a vacation in your area. Greetings from Homewood, Alabama Explorer Post 777(Law Enforcement) What a beautiful place, so refreshing from the busy beaches of Gulf Shores, and Orange Beach. We didn't know there was still "private" beaches anywhere in the south. Favorites were, View, Ocean Sound, seclusion, dolphins, running on the beach, Decor, sitting rooms, and my personal favorite is actually seeing the dark at night and the stars. I forgot how many there are. True about the "inky black sky". Beautiful. Love the internet access, Big screen TV. Love the butterfly garden. So much more. A MUST DO, Appalachicola, visit the historical section. Its breathtaking. And check the cemetary. Everything here you'll need, Love the guest who drew pictures. God Bless America

We enjoyed our annual family trip to Cape San Blas with morning runs, kite flying, catching Blue Crabs, etc.

As a visitor from the UK I found this whole area enthralling. My sister, family and I arrived the day after Arlene had struck and had 2 weeks of virtually wall-to-wall sunshine-only 2 night storms and one in the afternoon. We can reccommend 'Journey's' Trip up the Wakulla River to see Manatees, turtles, alligators, the rare spider lily and hawks. Then Happy Ours kayaking in St. Joes for great shelling and snorkeling. Journeys is on St Georges and Happy Ours is across the road (on the cape). Tini Time is very comfortable and makes a great place to stay for a two week holiday-we would have stayed more except work calls! Where else will you have your own private beach and ocean to play around in all day. I'd reccommend 40% DEET if you do, like us, the full moon horse riding on the beach-it was great and the bugs kept away. Mossies definitely like the English blood but the screen porch was a godsend! 4 TVs we didn't need a one of them. Walk around St Joseph's Park and like us you might see deer within a couple feet of you. Also the 2.5 mile walk along the beach to the lighthouse is great but take water with you where ever you go. The local fish, shrimps and soft shell crabs are worth trying. All in all a great holiday-hope you enjoy it as much as we did. The Stapleton Family

What a beautiful home and accomodations! We had a wonderful time-went snorkeling, crabing, fishing, shell collecting etc. Is was exciting to see the Gulf when Arlene came through. Thank goodness the power finally came back on after 5 hours out! We will be back- The Waltons and the Duncans
