Located on a wildlife-rich lagoon, this three bedroom, three bath luxury villa is a 200 yard, five-minute stroll from ten mile beach, one of the Travel Channel's ten best beaches in the USA, and from Night Heron Park with its Nature Center and 25 meter Jr. Olympic Pool.

Also nearby are The Sanctuary, The Tennis Center, hiking and bike trails, and five resort golf courses. Spacious, light, and open, with vaulted ceilings and 1500 square feet of living space, this inviting villa features a master bedroom on the first floor with step out access to the deck and dock, and a second master bedroom on the second floor with direct access to the screened in porch. The third bedroom, living room, dining room, and kitchen are also on the second floor. Each of the three bedrooms has its own full bathroom. This floor plan provides an extra degree of privacy for yourself, your guests, or other members of your family. HIGH SPEED WIRELESS INTERNET service is provided. Our villa is SMOKE FREE and pets are not allowed.

A $190K total renovation by award winning Kiawah Resort designer Donna Horack, ASID was completed in 1/06. The villa is rated "PREMIER QUALITY" by the resort. The resort's "PREMIER QUALITY" rating is "reserved for a very limited number of properties that are exceptional in every detail." The number of such properties is limited and they are in high demand, so if you are interested, book early. Our off-season 2008 rental rates are at least 20% below 2007 resort rates and include resort amenities fees.

Vacation Rental Features
Amenities	Air Conditioning: The system was completely replaced as part of the renovation of the villa completed in January of 2006. Washer Dryer Linens Provided: All linens are provided. Housekeeping will provide a towel change or extra towels upon request. The pools offer towels for use while at the pool. Beach towels are not provided. The resort offers beach umbrellas and chaise lounges for rent at the beach. Off Street Parking: Parking spaces are available right outside the villa.
Beds	King Bed (2): Both master bedrooms have king size beds. Twin/Single Bed (2): The third bedroom has two twin beds.
Entertainment	Cable/Satellite TV (4): There is a 42 inch HD Plasma in the living room, a 37 inch LCD HDTV in the upstairs master bedroom, a 26 inch LCD HDTV in the downstairs master bedroom and a 19" LCD HDTV in the twin bedroom. All TV's have extended HD cable service. DVD (4) CD Player (2) Stereo System Shared Pool: The resort's pools at Night Heron Park and The Tennis Center are available to our guests free of charge. The Night Heron pool complex is family oriented and has a very good snack bar/restaurant and seating for lunch and dinner at poolside. The Tennis Center pool is smaller and adult only (age 18 and over). The pools offer free towel service so there is no need to take towels with you. The Night Heron pool is less than a five minute walk from the villa. The Tennis Center pool is a ten to fifteen minute walk. The Tennis Center pool area has lots of free parking or you can ride a bike over if you prefer not to walk. These resort pools are not available to the general public. If you do not stay in a resort affiliated property, you cannot use the resort's pools. The Night Heron pool is heated in the Spring and Fall seasons (beginning mid March and ending in mid November) and cooled during the summer months.
Kitchen	Full Kitchen: Kitchen features stainless appliances, a prep island, and granite countertops. It is fully equipped with all of the appliances, utensils, and tableware you'd expect. Outdoor Features	Deck/Patio: Villa features a dock with seating on the lagoon which is great for sunning, wildlife viewing, and stargazing. Lanai: Screened-in porch on second floor has a commanding view of the lagoon and seating for 6. A really nice place for your breakfast, lunch, or dinner or for just sitting and relaxing.
View/Location	Lakefront: The lagoon is full of wildlife including a very large alligator who comes by the dock to visit often. Many bird species are attracted to the lagoon and are always a joy to watch. Even the island's resident bald eagles have been known to visit us.
Communications	Telephone (3): The phone service goes through the resort's switchboard so you get all the features you'd associate with a hotel, including a message service. Broadband Internet: Comcast high speed modem which is very fast. WiFi (Wireless Internet): G3 wireless router, WPA personal encrypted, also very fast.
Other Amenities	Both master bathrooms have walk in showers with built in seats. The third bedroom's bathroom has a traditional tub with a sliding glass door. The entire villa has tile flooring except the bedrooms which are carpeted.
Suitability	No Pets Allowed: For your comfort and ours, we do not allow any pets in the villa at any time. Minimum Age Limit for Renters: Primary renters must be responsible adults 25 years of age or older. No age limits on children as long as accompanied by responsible parents who provide close supervision. Smoking Not Allowed: For your comfort and ours, no smoking is allowed in the villa at any time.
