New House offers both luxury and comfort in a two-level home with completely separate living spaces. The layout provides privacy and breathtaking views of the private, freshwater pond on each level.
The open living/dining room evokes a feeling of oneness with nature by featuring skylights, vaulted ceilings, and natural wood interior. Sliding glass doors open to a 38-foot deck in a setting of treetop seclusion, perfect for enjoying views of sunsets over the pond.
Every amenity is provided, including central air conditioning. A fieldstone wood-burning fireplace flanked by leather wing chairs, two unusually comfortable sofas, and a large dining table invite relaxation and conversation. Moroccan rugs on pine floors add to the home’s elegance. The kitchen, open to the living/dining room, is marvelously equipped, complete with six-burner stove, a double oven, and miles of counter space.
The vaulted library, whose walls are graced with ceiling-high bookshelves, offers an incredible variety of reading material, as well as puzzles and games. Its luxurious ambiance is enhanced by the red ceramic tile woodstove and gorgeous chandelier. Seating includes chaise lounges and a sofa, which converts to a queen-size bed for additional sleeping accommodations (in this event the library door affords privacy).
The master bedroom has a king-size bed. Striking rosewood furniture and Moroccan rugs complete the room’s decor, while the attached study provides a view of the pond and a twin-size daybed, convenient for additional sleeping accommodations. The bathroom offers both a stall shower and a six-foot bathtub.
The walkout lower level, newly painted white, boasts a bright, comfortable family room, perfect for separate entertaining or family activities and allows multi-generational or multi-family privacy. Sliding doors open out to a stone patio (facing the pond), with an adjacent outdoor shower. On this level, there are also three bedrooms (total of five twin beds), a bath with a stall shower, and a second refrigerator.
New House and two other houses share a sunny pond entrance with a wooden deck, a canoe and a kayak. There is a sandy beach here as well, except in years with unusually high levels of precipitation. New House is located in a very private setting, at the end of a half-mile-long dirt road off State Road.

Our father/grandfather bought this land and built New House upon it in 1964. With the seclusion of the forested setting and the beauty of the pond, we think it is the most wonderful place in the world.

We have only been home for 3 days now and already planning our return trip. This home was spectacular! The owners have maintained this home perfectly. There was plenty of room for our crew. The Master Bedroom Suite, Kitchen and Pond were unbelievable. The kids wanted to stay at the pond instead of going to the beaches. All you need to pack are your clothes, this home has everything else needed. Nip and Tuck was really convenient for last minute veggies. Truly Paradise.

New House was even better than we expected. The huge deck and pond views were exceptional. The pond couldn't have been nicer- peaceful, clean, perfect temp. for swimming. The house itself was spacious and especially comfortable. Most everything that you need is there- flashlight, matches, mini-cooler for a few sodas, beers, etc... For us this place was almost perfect- peaceful and private but only 15 min from Vineyard Haven.
