Sunset Villas, located on a small quaint island called Conch Key (mile marker 63 - between Marathon and Islamorada), offers quality, affordable OPEN WATERFRONT vacation rentals. Each one or two bedroom villa includes complimentary deep-water dockage (park your boat right in front of your villa!) and use of our on-site boat ramp. Located just west of Long Key Channel, you can be in the Atlantic Ocean in 5 minutes for fishing, lobstering, snorkeling and diving. We also offer discounted fishing packages and can refer you to local boat rentals or dive/snorkel charters.
The one bedroom (700 square feet) has a King size bed as well as a pull-out futon. The two bedroom (900 square feet) has a king size bed in one bedroom and two double beds in the other bedroom, as well as a futon in the living room. Each villa has a spacious living & dining area and a full size kitchen. We know you will be very happy with the size and quality of our accommodations.
We provide our guests with a comfortable outdoor area, which includes a gas grill, hammock, a tree top deck, and two bicycles for touring the island and fishing bridge. We also have an ocean kayak available for guest use free of charge! We have swim ladders from our docks for snorkeling and swimming in the crystal clear waters that surround our location.

Sunset Villas is owned and operated by Bill and Katrina Wiatt. Bill and Katrina met at Virginia Tech in the '80s, lived in Texas during the '90s, then "kicked the corporate life" and moved to Conch Key in 2000.

I was very pleased with selecting this location. I chose it because it was my first visit to the keys and I wasn't sure whether to stay in the north or south. Conch Key is centrally located in the keys, which was perfect for what my husband and I had planned for our trip. The open waterfront is perfect, and the way it's positioned makes it feel so private. Although we didn't get to enjoy the kayak, bikes and dock due to rain, these amenities would have been perfect. The inside of the villa was clean, with everything we needed. It was obvious that the place is well cared for, as nothing was in need of repair or maintenance. I will definitely plan to return in the near future. On top of everything the location offers, the owners are great, too! This place will not disappoint!

My wife and I spent a wonderful week at Sunset Villas and can not wait to return. We stayed in the 1 bedroom villa and enjoyed our breakfast on the patio each morning, and never thought or going to dinner until after experiencing the sunset. With the unit so centrally located in the Keys just about everything is an option. However with the spacious and well appointed outside area, just spending time at the unit was all we could ask. Swimming and fishing right of the dock (I caught my first tarpon), sleeping in the hammock, or reading and having an adult beverage up in the tree house, this place has it all. The unit was as clean as anyone could have wanted. I recommended this to anyone who enjoys the water, the weather the outdoors.

We just returned from our week at Sunset Villa, we were so pleased with our choice. You have everything you need here. The views are to die for, fishing in the ocean right off of the dock outside your door. Exceptionally clean facility! I would recommend staying with Bill and Katrina for anyone going to the keys. It is in the perfect spot, you are a short drive from Key West going south or Key Largo going north. They have a pet cat, Prancer who is the best natured grey tabby cat, that I have ever met. He was a real joy to have around. Sunset Villa is a real bargain! It is quiet, clean, relaxed atmosphere. We will definately stay here again! Night time was exciting to see Large Tarpon right off the end of the dock.

We stayed here for our honeymoon and enjoyed every minute of it. We were nervous because we rented online but we were very pleasantly suprised. Both of us have high stress jobs and found this spot to be the perfect spot to get away from it all. We will definately be back but this time we will bring our kids. Thank you for a wonderful honemoon filled with many memories

My family and i have been vacationing at sunset villas every year for the last 10 yrs and would not go anywhere else. We come to relax and fish.We have a boat delivered right to the dock just outside our room, how nice to step out your door and into the boat. Affordable, clean and convenient. the owners are the nicest people and will help you with anything you need. Never had a single problem in 10 years and would highly recommend this place to anyone visiting the keys.

After getting the 'Keys Disease' at age 18 on a college road trip, and return trips for 30 years after, I dreamed of finding the perfect Key, the perfect place that felt like going home. I found that place at Sunset Villas where Bill and Katrina, their kids and Cuda have made me feel like family. I was looking for a tiny Key and Conch Key is a community unto itself complete with corner store. It's a safe place and I enjoy taking a run around the island either day or night, calling out greetings to people I've met because Sunset Villas and all of Conch Key is a place where friends can be made easily. The villas are happy and exceptionally clean and roomy and well-maintained; the grounds are impecable. Great restaurants are plentiful in closeby Marathon and my husband and I will catch a lunch here and there but never eat dinner out because that would mean missing a sunset and the sunsets are, well, "special;" meant to be enjoyed in typical Keys fashion with friends, a cocktail and a fishing rod. Oh, I guess I forgot to mention that the fishing is funtastic, probably because like all fishermen I kinda hate to share a fishing hot spot but I caught my first tarpon at the Sunset Villas pier. An added bonus is having Capt. Bill right on the premises in case you feel a hankering to get to the reef and catch a big old mutton snapper or two. But the bay, right outside of your door is like a giant aquarium and you never know what you'll see next or catch next...it's a nature lover's dream. Sunset Villas is a place where my happy Keys face gets stuck on when I arrive and if you catch me back home with a kind of goofy, dreamy look on my face it's because I'm enjoying a Sunset Villas memory. After five visits to Sunset Villas, I can only hope for many more to come. You will not be dissappointed. I promise.

My husband and I have been on a 6 week extended stay in Villa 6 at Sunset Villas for 5 years. The listing photos accurately reflect the Villas appearance as the property is always clean and well maintained. The owner's are always working to improve their property with something new added each year. We have become friends with others staying during the same time and return year after year for fellowship, tropical drinks, good food and beautiful sunsets. Such a hidden jewel off the beaten path, yet convenient to shopping in Marathon or Islamorada and a short drive to Key West. Try the Wreck & Galley Grill at Grassy Key for all-u-can eat nightly specials or cook on the outdoor grill provided while watching the sunset from the Treehouse deck! We highly recommend this rental, just don't book our time slot!

This is the only place we stay in the keys.....7 years and counting! Very clean, super comfortable in an amazing quiet location. Secure dockage is 10 steps from your door on the gulf side very protected. Picture perfect sunsets, quiet, great landscaping providing plenty of tropical shade and privacy to relax in the hammock. Good fishing right off the dock, mangrove snapper, tarpon etc... Easy, relaxing and a great place to enjoy one of the best views on earth...Would highly recommend to anyone.

If you are looking for a convenient, affordable, and absolutely marvelous place to stay while vacationing in the Florida Keys. I highly suggest that everyone take notice of Sunset Villas on Conch Key. Since my first visit, I have returned every year without hesitation. Its location, amenities, and sunsets are superb (the fishing as well!). The owners are beyond knowledgeable and helpful when it pertains to anything you may need while staying there! Take the time to know what a quiet, enjoyable, and relaxing vacation is all about!

In this era of advertising hype it is a pleasant surprise when you come across something on the internet that exceeds your expectations. Don’t let the affordable rates fool you! We spent 3 weeks in the Keys last December (2009). We choose Conch Key and the Sun Villas for its central location to be our base station to exploring the Keys. We stayed in the 1 bedroom apartment. The room was exactly as portrayed in the ad; fictional, bright, and clean. The furnishings were in good condition. The double bed was comfortable and relaxing. The air conditioning worked great and the ceiling fans are quite. The patio out your front door is on the dock bulkhead giving you that "on the water" feeling we sought. We enjoyed breakfast every morning watching the pelicans and egrets feed on the nearby reef while barracuda lurked along the dock hunting bait fish. When the weather cooperated we had dinner on the water in the evening and enjoyed magical sunsets over the Gulf. If you stay at Sun Villas on Conch Key do take advantage of the complementary kayak and go exploring the island and the nearby reefs. Though we didn't see the manatees we did see schools of parrot fish in the inland canal that made the trip worthwhile. After a morning of kayaking a noon day siesta in the hammock was outstanding. One of the special attractions at Sun Villas are the flood lights off the end of the dock. The lights draw in bait fish and tarpon. After dinner we enjoyed catching tarpon to 30 pounds, barracuda, and mangrove snapper on light (10 lb test) line. What a blast! Our hosts and owners of Sun Villas Bill and Katrina Wiatt were gracious and friendly. We took Katrina’s advice about catching the lobster boats returning to port on Conch Key in the afternoon and purchased freshly caught spiny lobster at the dock. The very fictional kitchen in our apartment and the grill outside allowed us to experiment on cooking lobsters every way imaginable. Needless to say we look forward to returning to the Florida Keys and especially Conch Key and the Sun Villas.
