"A Beachside Sunrise" (formerly known as, "Shootin' the Breeze") and its Carriage House are located in the quiet, Gulf-front, private, gated community of Sunrise Beach in beautiful Santa Rosa Beach, Florida (just West of Grayton Beach). This charming home is near the intersection of 30A and State Route 393, and is adjacent to the retail, restaurant & recreation area of "Gulf Place". It is a 5 minute drive from Publix Grocery Store. The Sunrise Beach community has 2 private beach "walk-overs" -- one is just steps from the front door of the Cottage. In 2011, the 3000 square foot Cottage has undergone numerous upgrades, including new living room furniture, new bedding, flat-screen TVs in all bedrooms and a home theater system with IPod docking station. The exterior has also just received a complete face lift including new paint and exterior doors and a new air conditioning system has been installed. This lovely and tranquil retreat by the sea offers spectacular Beach and Ocean views (from 4 bedrooms & 3 balconies), luxury accommodations, and private beach. The main Cottage features: 1st floor -- large Living Room, Den Dining Room, gourmet Kitchen, Full Bath (shower & tub), and laundry facilities. 2nd floor -- 3 Gulf-view bedrooms (2 Ocean front with balconies); 2 Full Baths (large walk-in showers) and private spacious quarters. 3rd floor -- Vast Master Suite encompassing the complete 3rd floor with Full Bath (large walk-in shower & double sink vanity) provides a compelling view of the Beach & Ocean from its private balcony. This Master Suite is larger than most 2 bedroom rental units. Kitchen and Baths feature granite countertops and there are hardwood floors throughout. Outside Grounds -- A private, enclosed outdoor shower. Fully fenced, attractive landscaping and a 1500 square foot tastefully paved outdoor seating area includes ample seating for relaxing, reading & sunbathing. Propane gas grill. The 500 square foot Carriage House, decorated in seaside retro whimsy, has a private entrance to it's 1 Bedroom, Full Bath (walk-in shower). Living & Dining areas & balcony have seating. The Cottage and Carriage House share a 2-car garage with driveway for 3 additional vehicles. No pets.

Jump in the ocean, sunbathe on the beach or in the Cottage on the balconies or the beautiful landscaped yard. Watch the sun set on the sand from the beach, walkover, bedroom or balcony or listen to the waves from any room in the Cottage. It's great for anyone wishing to gather at the beach with family, friends & their pet. Bring multiple families & offer each private space in the Carriage House or on separate floors of the 3 story Cottage. Ample room on the grounds outside or inside for fun and relaxation.

We had a group of 14 here in July (my family, my brother's family, mom, dad, stepmother, etc.), had a wonderful time. The home is very comfortable, wonderfully decorated, and the living spaces are separated enough for plenty of elbow room. We had 2 teenagers, a couple of 10-year-olds and my brother's quadruplets (age 5), plus six adults. The kitchen is wonderfully equipped (the extra sets silverware was very appreciated). Access to the beach was great, and the views from the decks were fantastic. One of our best beach trips ever!!
Recommended for:Romantic getaway, girls getaway, age 55+, families with young children, families with teenagers.

My family of 11 (including 5 children) just returned from a wonderful week spent at this property in Sunrise Beach. The house is very spacious with plenty of secluded nooks to relax. What was amazing was how quiet this house was...even with with 5 children running around. It truly is just minutes and steps from the beach. Lovely to sit on one of the numerous balconies and hear the waves crashing. We will definitely look to to book this property again next year.

Our extended family and friends have returned from an idyllic stay at "A Beachside Sunrise" in the gated community of Sunrise beach in Santa Rosa Beach, Florida. The house looks spiffy outside with a new coat of paint, and inside everything is immaculate. A great kitchen for preparing our own caught red snapper and sitting down all together at the large dining table. Beautiful, huge L-shaped sofa to enjoy movies on the flat screen tv. A lovely nook behind the sofa to enjoy a good book while still being part of the gathering. The house is colorful and cheerful with lovely bedrooms on the second floor with a balcony. The third floor master suite is huge. Bathroom and two-person shower state of the art. A view to die for from the balcony. Sophie, our dog, so enjoyed bringing her own bed and staying in the carriage house over the two car garage. It is so cool - retro 50's chic. We loved being able to walk to nearby Gulf Place and to ride bikes along the path. The beach by day and full moon by night was as magic as I've ever seen. We cannot wait to come back and would so recommend this property. May everyone who visits enjoy this great property as much as we did! .

We had a great time at your wonderful home in Santa Rosa. I do think that it was the most perfect week of weather for the entire year- deep blue sky, no clouds, no humidity, soft breezes, warm days and cool nights. The house was very comfortable and nice...The closest thing to a problem was not having sheets for the pull-out sofas but they were delivered the next day after we called. The kitchen was well-equipped, the beds comfortable, and all the technology up to date and working well. That third floor master suite and balcony were really special. Thank you for your care in making sure all went well for our trip...

This house is beautiful and is not lacking for anything! We had a wonderful and relaxing vaction. Our dog Bella loved her visit too. The house was very clean! The owner was wonderful to deal with & I highly recommend the house for a "great" vacation. Thanks Sam! We will be back soon!
