This professionally decorated Stoneybrook Courtyard Villa has a large corner fenced lot on a Nancy Lopez Legacy Golf Course in The Villages' gated community of Forsyth Villas in the Village of Briar Meadow (across from the Mulberry Grove Recreation Center -&- only one street south of The Villages' 'northern border' of CR 42). The screened Lanai, Living Room, and Master Bedroom have views of the Ashley Meadows' 7th green.
King size beds with pillow top mattresses are furnished in the master bedroom AND guest room. The master bathroom has a large tiled shower with built in seat, 2 sinks, walk-in closet, and a separate toilet (WC). Cable TV & DVD player is provided in the master bedroom. The den (3rd bedroom) is supplied with game boards, books, and playing cards.
A fully furnished kitchen is open to the Dining Room and Living room, all with vaulted ceilings. Sliding doors in the Dining Room and Living Room provide plenty of light and fresh air from the screened Lanai. The Living Room has cable TV with DVD and VCR.
With The Villages Amenity ID ($50 - 2 adults), you can enjoy ALL the activities The Villages has to offer. FREE golf at the Executive Golf Courses. Enjoy reduced rates at the Championship Golf Courses including Nancy Lopez Legacy Golf Course and Arnold Palmer Golf Course. There are SEVERAL heated pools you may choose from to enjoy seven days a week. Dine at any of The Villages Country Clubs. And the list goes on...
Golf cart access is throughout The Villages. As *Liability* insurance is not transferable, a golf cart is not included. Two seat, four seat, electric, gas....YOU choose what YOU prefer from a rental golf cart company of your choice. Rental golf cart company information provided with a contract.
If you do not have a wireless internet account for your laptop (as provided, for example, by a cell phone company) or your hometown internet provider does not have a toll-free access dialup number for use with your laptop, all recreation centers provide WIFI connections and the Mulberry Grove Recreation Center is just across the street! No laptop? The Village's complimentary computer center with fast speed internet access is minutes away at the Savannah Center (The Villages optional $50 Amenity ID required for WIFI & computer center access).
Shuttle service between The Villages and the Orlando Airport is available and must be scheduled in advance. See the link below for the schedules!
Sorry but no smoking and no pets! Also, no one under the age of 30 years may overnight in our home. Note: I do not 'pro-rate' for a lesser stay than the minimum stay of 1 month.
Florida (Marion Co.) 8.5% guest tax, utilities, cable TV, trash, lawn service, and basic local phone service are ALL included.
Deposit/Cleaning/Security fee: $500 fully refundable after departure if no damages/no excess cleaning required (equal to 1 person 1.5 hour. See next paragraph). Cancellation fee: 100% deposit refund up to 120 days prior to check-in. Within 120 days, no refund of deposit.
NOTE: Our home is not a 'hotel'. Routine cleaning or maid service is not included. If you do not wish to do any cleaning while on vacation, cleaning service arrangements may be made at tenant's expense with our caretaker. Any initial supply of paper and/or cleaning products are a courtesy and any additional/replacement shall be the responsibility of the tenant. Any additional departure cleaning charges beyond an included $75 departure cleaning fee (equivalent to about 1 person/1.5 hours) will be deducted from the deposit. Caretaker makes weekly inspections!

Why the Owner Chose The Villages
We spent 5+ years looking for our retirement home on the coasts of Florida, Georgia, & South Carolina. Then while watching a golf tournament on TV, we saw an ad for The Villages. We booked a 1 week 'Pre-View' vacation. THERE WAS SO MUCH TO DO (what can one do after walking a beach in the morning and the evening?...we can STILL do that if we want to with a short trip to the coast!)! We signed the contract for our home at 515pm on NEW YEARS EVE (less than 1 week in The Villages, FL and we were SOLD).
The Unique Benefits at this Courtyard Villa
Our home is conveniently situated to shopping, grocery store, restaurants, pharmacy, bank, & recreation center (they are all an easy walk or even a quicker drive). Being on the 'northern border' of The Villages at CR 42, we have the choice to 'escape' and use the counties' & US highways OR drive right thru The Villages.
Our Courtyard Villa Home has yard fencing for privacy (only offered with the Courtyard Villas)! We have a large corner lot situated on a Championship Golf Course. It is very relaxing to sit in our home or on the Lanai and watch the golfers finish on the Green.
Our gated 'Villa' neighborhood is relatively small in comparison to other neighborhoods in The Villages. As such, there is very little street traffic (no 'thru traffic').
If The Villages' list of activities isn't enough (LOL), one can always go to the Marion Flea Market(advertised as one of FL's largest...)about 10 minutes north from us, or to Silver Springs (about 20 minutes distance), or on an airboat ride on the Ocklawaha River (about 10 minutes distance), or dine at Gator Joe's on Lake Weir (10 min), or fishing- Gulf or Atlantic (within 90 minutes), or DisneyWorld (less than 90 min), or Clearwater Beach (about 90 min), or...or...You can do as much as you want or as little as you want. Clearly, you have MANY options!

It is a very beautiful home, very bright, and lots of room. All 3 bedrooms have plenty of space. Nice to have king size beds in both the Master bedroom and Guest bedroom. Master bedroom closet is huge with great space for your clothes. Master bathroom is large with the double sinks. It's great as no sharing is needed! Kitchen has loads of cupboards space and fully equipped which is a nice touch. Great that there are no back neighbors (golf course!). You didn't feel like the next house was on top of you which gave you lots of privacy..... H. Evans (Month of January 2008 Guest)
