This place was great and close to the beach. The house was clean and well furnished and the beds were comfortable. It was close to the paved bike path and there was a park very close. We loved the screened in porch behind the deck. The large bedroom with the twin beds is off of another bedroom and seperated by french doors. It doesn't have its own entry. It worked for us, because we have small children, but I can see where it would be a disappointment if you have older kids that you don't want running in and out of your room all night. The beach close and wonderful. We had fires at night and found crabs. In the day, it wasn't overrun with people. It was lovely. However, be warned, it is used by many horses that come in packs every thirty minutes and it is driven on by many vehicals all throughout the day and they are not slow. Again, I have small children, so this was irritating sometimes. Other times it was just quiet and nice and at night the stars are amazing. The owners called and checked on us to make sure everything was fine. That was nice. I would stay in the area and in the house again.

This home is exactly how is was described in the information. I was not let down. There was 4 adults and 2 children during our stay... plenty of room. Even though is was a little cold during our stay, we were totally comfortable and found plenty to do. We love the Cape because of the "not so crowded" feel. We felt that we had the whole beach to ourselves at times. The home is not directly on the beach..only 2 houses in front of your, but the whole neighborhood is a "beach front neighborhood" so we didn't feel like we were "in the back row". Since mornings were cooler, we sat on the back deck and read books and enjoyed the morning sun. The house was clean and well appointed. Beds were comfortable. If you are looking for quiet, charming, and willing to explore, I would certainly recommend this place.

I have rented in this community several times, twice at this house and both times have been absolutely wonderful. This house has everything you need to enjoy your stay. It is very clean and well kept. This is the best little community for a quiet, somewhat secluded vacation. If you are looking for a party beach vacation, this isn't the place for you, but if you want a quiet, low-key vacation - this is the place! The neighboring renters have always been just as pleasant. Port St Joe is very near, for all your grocery and shopping needs - the restaurants are great as well! I cant imagine going anywhere else, I have fallen in love with this little community and hope to visit with my daughter every year!

We had the BEST time!!!! Your house is fabulous! So comfortable and homey. Everything we could possibly need was there and then some! Access to the beach is very easy, just 100 ft at the most to the board walk. The 2 bedrooms are bright and spacious with en suite bathrooms. The largest bedroom has the 3rd bedroom attached with 2 twins, only accessible through the bedroom. Great for parents traveling with kids, not so much with all adults. We had 2 couples so it was perfect! Joyce was also flexible with an early check-in as well, that does not happen very often with beach house rentals!! Awesome owner! My only want is that we had spent more time in the house! We were gone a lot with so much to do during the Songwriters Festival. We will definitely stay again!

We spent four lovely days at Toes in the Sand in October. The house is well maintained, beautifully decorated and well appointed with everything that you need for your stay. We enjoyed breakfast, lunch, and dinners on the screened porch and happy hours on the beach just a short walk from the house. The beach is just beautiful and we spent many relaxing hours there. The local restaurants were very good and Apalachicola is a short drive away with many interesting shops and restaurants. We had a great time at the house and my husband was especially thrilled that he caught a 27" redfish ! That made his trip ! I would highly recommend this house as it is very pleasant and the owners were extremely kind and helpful.

This property is great for a pet friendly vacation. We really loved being able to take our dog along. She loved playing in the water and with other dogs on the beach. The house was clean and well-maintained. You always have to remember this is a vacation rental, and other renters don't always take good care of the property. It might not be the same way you keep your home. The bathrooms were clean and the bedding and towels were exceptionally nice for a rental. The screened in porch area was wonderful. Bugs were not a problem at all during the day, but could be in the evening hours. So you can enjoy the sun on the deck during the day, but when you get too warm or the bugs come out, you can just move to the screened area. The location is great. We liked being closer to Port St Joe. The homes further down the cape have a longer trek into town. Also the beach is very wide and nice in this area. There weren't a lot of people there. We took the dog out in the morning, and often there were no other people on the beach at all. Evenings were the same way. If you are looking for action, shopping and places to eat--this is not the place for you. If you want a quiet beach vacation where you can enjoy taking your pet, this is a good pick. If you are looking for manicured lawns and fancy landscaping--this is not it. This location is a group of homes tucked in a natural setting that is how Florida used to be. If you like to fish--it looks like there is lots of opportunity. One guy was fishing with a net and pulling lots of fish in off the gulf. We took a drive to Apalachicola. Don't miss it---lots of great eating places. We ate at Up the Creek Raw Bar on the deck. They went right in to get Maggie a bowl of water. This is a large home and a good buy for a nice quiet vacation. We took flashlights and went to the beach one night---I grew up in city lights and I have never seen so many stars in my life---beautiful. GO and ENJOY/

We really enjoyed ourselves at Toes in the Sand! I would highly recommend this place to anyone wanting to stay at Cape San Blas. We especially enjoyed the screened in porch with the swing!! Everything you could possibly need, they had! We enjoyed ourselves and our little four legged ones had a ball chasing each other upstairs! Not a bad distance from the beach, however a cart would be helpful. Overall, I'd recommend Toes in the Sand!!

We arrived a few days after hurricane Isaac and were pleasantly surprised at the great condtions! We had a great stay at Toes in the Sand. Beautifully decorated, comfortable, clean. Loved the back porch! The beach was steps away and enjoyable night and day, my husband had a wonderful time fishing on the beach and I found tons of great shells. I loved to be able to cook my own meals in the well stocked kitchen- but also enjoyed a few of the local great restaurants. Loved the Indian Pass Trading Post for seafood, music and beer! Port St. Joe/Cape San Blas is a wonderful area and this house is a great place to stay- would definitely recommend and hope to return some time soon. Owner was very helpful with directions and great to work with.

We had high hopes for this vacation. When we arrived there was flooding with 4-6 inch of water underneath the home. I contacted the property owner regarding flooding before the final payment was made, she assured me everything was fine. When we arrived, I had to contact the property owner to get the location and the code for the keybox. We did not have access to the beach due to the flooding. We traveled to the beach area in Port St Joe. While touring the area, flooding was not widespread. The home owner did not communicate they pumped water out four days prior our arrival. The pictures of the property needs updating, the palm trees are not there. The day we checked out there was 6-8 inch of water underneath the home. Per the property manager it had rained everyday in the area for two months. The property is very old and dated. Appliances should be replaced. The windows has large cobwebs, housekeeping is not good. While we were there the state came and sprayed for mosquitos. Emailed property owner of all concerns, only seem to be concerned with previous renters and not current concerns. The rating is not for the home but the overall experience, the home rating is poor. Would not recommend this property, or the owner of the property.

Owner response: I sincerely regret that this party was unhappy with their stay at Toes In The Sand. This is the 1st negative review that I have experienced and I work hard to fulfill the same property value and quality of stay that all my past guest have experienced as indicated by my good reviews. I am puzzled by this guest's remarks and would like to address some of the issues she raises. On 7/22 I emailed her the information she needed when she arrived, i.e. address, check in instructions including the key box location and code. Without this information she would not have been able to locate the house. I understand her frustration with the standing water. However, the facts are that we had no flooding in this area until the 1st week in August. Again this is verified by the most recent reviews. She inquired about conditions on 6/28 and everything was in great condition at that time. When we heard there was flooding in the area due to record rains, we made the 6 hr. drive on 8/11 to access the situation. Most of the Cape had to deal with the same situation. The neighborhood rented a pump to resolve the problem and pumped out the standing water. All was fine when we left only 3 days before she arrived. Unfortunately, it rained again shortly before her arrival and during her stay. When I called I inquired if her children had problems getting to the beach. She assured me they were managing fine with the neighborhood boardwalk. However, I did feel badly that conditions were not ideal based solely on weather conditions beyond my control. I told her I would give her a refund for a portion of her stay. She did not ask for the refund but gladly accepted my offer. Regarding the other items mentioned: 1) I also inquired, as I always do, if the house was clean and in good order when she arrived. Her answer, "the house is fine". 2) I'm not sure I understand the statement regarding spraying for mosquitoes. Gulf Cty. sprays on a regular basis through out the county every summer. 3) Range, refrigerator, dishwasher and microwave were purchased new in 2007. 4) The pictures on the website are identical to the current condition and decor. We were forced to remove the palm trees to install a new septic tank and drain field this spring. We have replaced them with Pampas Grass and Oleanders. It's a pity that what started out as an enjoyable vacation ends with the negative tone expressed here. My review history tells quite another story about how I handle my responsibilities as an owner.

I'm sorry to say we just got back from a week at toes in the sand. It was hard to leave such a great place. The local resturants were within 4 miles and served great food. The dogs loved the beach. We had a fire on the beach the last night of our stay. This was our first time to stay in this area. I would highly recomend Cape San Blas and Toes in The Sand..... Thanks for a great vacation.....
