  We stayed at Karl & Penny's condo for 11 days at Easter 2013. When Karl said we'd really like the place he really meant it, which isn't always the case these days. The view is fantastic, you can even see the ocean from your bed! The place is everything we'd hoped it would be and the staff were all very helpful. The location couldn't be any better, surrounded by many quality restaurants, stores and literally steps from Waikiki beach and Fort Derussy beach park. We would recommend the place to anyone. You will not be disappointed. Oh and Karl was very accessible to us as we planned our vacation and during our stay. I can sum up our feelings by saying, "we're going back"!

  Hawaii is such a beautiful place. We were in awe of the bright colours everywhere, so picturesque. We had a great stay in Karl & Penny's condo in the"Imperial". The bed was so very comfortable we had trouble leaving it each morning, but of course when in Hawaii you can't waste time snoozing! The apartment was very well equipped and rather roomy. The view across the ocean was very calming while we were sitting on the balcony, sipping our drinks. We made use of the bar and swimming pool facilities on the top floor, top notch. The location is fantastic, right in the centre of Waikiki near shopping, eateries and transport. Staff were very friendly and helpful, we had no problems getting a fold out bed for my snoring husband. We received good advice and information from Michael (Consierge) who also booked our trips. We would definitely return if we had the opportunity. I heard the sand on Waikiki is imported from Australia ??? (haven't confirmed) so that added to the beauty, but made us a little homesick. My advice...go for it!

  We stayed for 3 weeks and we were very pleased with our choice. It is very clean and decorated in a very comfortable style. The second bathroom is a rare and welcome feature when you have guests. The kitchen is well equipped but there are so many eating out choices within easy access we did not use it as much as we expected. Not only did we discover a variety of restaurants but all the shopping you could want within walking distance. We did had a car because I was there for business purposes, but you don't need one! Beach is a short boardwalk away, and you can easily get to the attractions via the many reasonably priced door pick up van services, or nearby trolley and bus stops. The Imperial staff was very friendly and accommodating. From the moment we made our reservation request the owner was very prompt in keeping in communication with us. That is not always the case with owners we have found , so that is a big plus. We can't imagine anyone not falling in love with all that Hawaii has to offer. This condo in the center of Waikiki is a great place to start and revisit. We will return.

  I had the pleasure of staying in Karl and Penny’s wonderful condo in December 2012. From the moment I stepped in the front door I felt like I was in paradise - the condo is well equipped, very clean and comfortable and offers fantastic ocean views – the pictures probably don’t do it justice. Overall, a fantastic home away from home. The Imperial offers the perfect location in the middle of Waikiki, minutes to the beach and close to great shopping, entertainment, cafes and many restaurants. I have been coming to Hawaii for many years and stayed in numerous hotels and condos and I can honestly say that I absolutely LOVE this condo and will definitely be back. Karl was a pleasure to deal with and responded to my queries promptly and efficiently, making the whole booking process so easy. Thanks again for a wonderful vacation and I look forward to returning again in 2013. Mahalo

  JUST A QUICK NOTE TO LET EVERYBODY KNOW WHAT A GREAT 15 DAYS WE HAD IN HAWAII. KARL AND PENNY'S APARTMENT WAS FANTASTIC. WE'VE BEEN HOLIDAYING IN HAWAII FOR THE PAST 20 YEARS AND THIS CONDO IS THE BEST YET. CLEAN, MODERN WITH THE VIEW OF THE CENTURY!!! THE PHOTOS DON'T DO IT JUSTICE. HOPEFULLY WE CAN DO IT ALL AGAIN NEXT YEAR. gary and maree

  Loved it! My husband and I had a great time and are so glad we found this condo.The location was ideal, within walking distance to the beach, shopping, and restaurants. The view was amazing and we enjoyed starting and ending each day on the lanai. The staff was friendly and the property was well maintained. The owners were also accommodating to our special requests and helped make our vacation a great experience. We would definitely stay here again and recommend this property to family and friends.

  Karl and Penny must be complimented. This unit is very well maintained, updated, exceptionally clean, and what a view! The staff at the Imperial was very welcoming and helpful. I would recommend this rental and our entire experience in dealing with Karl to the most discriminating client. Our experience could not have been better.

  Mahalo to Karl & Penny for my wonderful stay in their unit. The unit itself is in a fantastic location, easily walkable to the beach, great shopping and restaurants. The unit is beautifully decorated and features an amazing view. Can't wait to come back for another visit next year!

  My husband, 1 year old son & I stayed in this condo for 2 weeks in August 2011.What a place, fabulous location, fantastic apartment, great facilities and last but certainly not least is the superb, glorious and devine view.Every day I would read my book on the lanai, gazing at the beautiful blue ocean.Thank you Karl & Penny for maintaining such a excellent condo at an amazingly affordable price.We will definately be back.
