Teacapan Town... Teacapan is a small, port fishing village just 75 miles south of Mazatlan. It is located at the tip of an isolated peninsula that stretches some 18 miles down a coastline of pristine beaches and mangrove lagoons. Canals border its other side which is part of the state of Nayarit.

Thousands of coconut palms, mango orchards, cattle ranches, and an occasional cluster of houses dot the peninsula which ends at the Boca de Teacapan. This is a natural marina separating the states of Nayarit and Sinaloa. Shrimping and fishing are industries here and the area is rich in natural beauty, flora, and fauna - an ecological paradise.

Owner's Profile

Owner Description

Year Purchased: 1995

Hola!! Here we are, Leonard and Midge Whiteside, along with Whisky, in one of our favorite spots on the property which we share with all our guests and family. Midge is a former Spanish/ESL teacher and interpreter. Leonard, a professional in the building trades, a scuba instructor, and an avid sailing fan.

We have lived in Teacapan for 20 years and have become an integral part of this small fishing community. Now we have been granted dual citizenship. That, combined with our feelings of having found the "perfect spot", is all we can ask for. We hope you enjoy it as well!

Why the Owner Chose Teacapan

Midge and I did a lot of searching when we were looking for a place to retire. Busy noisy tourist spots had no appeal to us. We were not concerned with going to Starbucks or Mr. Frogs or the hottest night spots. Instead, we were searching for an unspoiled tranquil bit of paradise ON THE WATER!

We bought this property for its location on the Bahia de Teacapan. The natural beauty of this place is absolutely phenomenal! To the west we have a 180 view of the estuary bay, the mouth, ending in the Pacific Ocean. To the esat is the San Francisco mountain range in the Sierra Madres. There are days when we see dolphins frolicking in front of the house, hundreds of pelicans taking their daily trips in and out of the estuary, and frigate birds swooping down to the water for their fish dinner. The only traffic that passes us by are the fisherman. The estuary provides a wide variety of flora and fauna, jungle animals, and birds. Boating, fishing, and birdwatching are some of our favorite pastime activities, along with sailing on the Hobie Cat across to the peninsula for a walk on the beach.

The key words for living here are: RELAX! BE HAPPY! AND DON'T WORRY!

The Unique Benefits of this Apartment

Our aim has been to provide you with everything you need to feel at home. We have taken advantage of the wonderful arts and crafts that Mexico is known for to decorate and furnish the apartment, along with modern appliances to make life easy. The area we are located in gives guests a lot of privacy and space. No neighbors right close up. You have your balcony overlooking the waterfront, a shade/sun patio in the gardens where you can relax, BBQ, read, or socialize. Feel like a swim? You only have to go through the front gate. The thatch-roof casita on the waterfront has hammocks for your leisure while you watch life on the bay.

Teacapan is a small fishing village and you can easily walk to any place in town to shop for groceries, go to the Internet cafes(though we do have wireless internet for you), eat out, or catch a bus to Escuinapa or Mazatlan. If you crave a dose of "big city life", Mazatlan is only a two hour drive. There are several easy day trips that you can take from Teacapan and then return to your peaceful home.

EL MALECON (a walkway along the waterfront of the bay)
is three blocks away from us. It has a beautiful view of the Bahia de Teacapan. There are places to eat, a playground and swimming area for big and little children, and floating docks where you can sit and gaze or jump in the water.El Malecon has become the focal area for all the local fiestas and town activities.

LA TAMBORA BEACH (8 minutes drive away)
Your chance to experience unspoiled beach. Walk for miles, collect shells, do some surf fishing.

THE ESTUARY
The Teacapan estuary is huge. Impossible to see it all in a day. The mangroves surrounding the outlying areas are home to a variety of wildlife and birds and fish. You will also see large coconut groves and mango orchards.

We service visitors with boat tours into the jungle canals and lagoons to observe all the natural treasures this area has to offer.
