  This property was as reflected in the listing description. Clean and well maintained although the Televisions were dated. My family enjoyed our stay and felt we were close enough to attractions and restaurants. We went to Universal two days and the outlet malls. We enjoyed coming back and relaxing in the pool after the busy days. I would consider and recommend this property for future vacations.

  Owner response: I am so pleased this family enjoyed their stay at our beautiful villa, the TV's were new when we bought the house 9 years ago and we will look at upgrading the one in the family room this year, every bedroom has a TV. It is so nice to visit the parks and come back to the villa and relax by the pool in the evening it is a lovely location near to everything during the day but nice and secluded in the evening.

  Was looking for a house that could hold our sizable family comfortably and this one fit the bill. It was close to Legoland and Animal Kingdom our parks of choice this trip. We were amazed how clean the home was for a rental property not a stich of dust anywhere. We have rented houses before and this one far exceeded our expectations.

  Myself and my brother booked this villa at very short notice to have a short break and just to get away from the cold weather and snow in the UK. I must say this is a lovely villa, everything you could possibly want to have in a home away from home. All the little comforts really do make that bit of difference. Would definatley recommend to anyone wishing to travel to Florida and the villa is only a very short drive from all the major attractions like disney parks, downtown disney & Universal. Will be booking again for sure. Many thanks for allowing us to rent your excellent villa really did make this trip a memorable one. :-)

  Well what can i say, first stay in a villa and what a holiday it was. We usually stay in 4/5 star hotels and villa holidays never appealed. I wouldnt want to stay in a hotel ever again. The villa had all home comforts, lovely surroundings, warm pool , everything you could possibly need for a fantastic holiday in Orlando. It is 5 mins from Disney , could not beat the location. The villa was immaculate. The owners could not be more helpful , information on where to go, what to do, couldnt ask for more. We would highly recommend to any of our friends and family, in fact my son is booking for later on in the year and we will definately be returning as soon as we are able. A big thank you to the owners for all the help they gave in making our holiday special.

The location is excellent and the pool is in full sun all day. It is particular good for family's with young children on a budget as you can cater for them instead of eating out all the time, which you have to do in a hotel.   When I was planning my Florida holiday, Anne and Joe's villa came highly recommended to me from a friend who had stayed there many times before. I am so pleased that they told me about it. The freedom and flexibility of the villa certainly added to our holiday. After a long day at the parks it was great to be able to relax with lots of space. My three children loved the pool and the games room. At times my son was disappointed that we wanted to go out because he loved playing pool (mainly on his own). The villa had everything that we needed and more. Anne and Joe were extremely helpful when I was planning my holiday offering me practical support and guidance, which is exactly what I needed as this was my familys first holiday in Florida. I would certainly recommend the villa if you are planning a holiday to Florida. Thank you - we all had a wonderful holiday. The next time I go to Florida, I will be getting in contact with Anne and Joe first to see if their villa is available.

  Owner response: It is so hard to get across to renters the flexibility of a villa in comparison to a hotel stay, you can get up when you please eat breakfast by the pool and just relax. Especially with a family and children, we have tried to cater for everyone in the villa and have a great pool which is in direct sun all day, and the children and the adults can make full use of the games room. We have provided books there is a mini library. The villa is close to beaches if you prefer the beach to the parks. The villa is in an ideal position for the parks, beaches and shopping so you please all ages. We love to hear from people who have stayed and we know we have got it right as guests come back to us year after year. Cheers Anne.

  20 of us stayed here and a villa 2 doors down, and had a fabulous time,kids loved the pool, teens loved the games room and adults enjoyed having time to relax.Ideal location for all the parks, lots of restaurants within range and you have to visit the old town in Kissemee.Hoping to get back there next year, glad to see Joe and Anne are still there.

  We had a brilliant time staying here last September - the weather was perfect - and we used the pool everyday. We were 2 couples holidaying together - but there was so much room, next time we book we're thinking of bringing along another couple and their baby. The house was lovely and clean and Anne and Joe were really good answering all our questions before we arrived so we knew what to do when we got there - and the best places to eat out and visit while we were there - which was very thoughtful. We went to Disney and Seaworld - both of which are amazing! we especially loved Seaworld. We're definately going to go back and rent the villa again later in the year with a bigger group. Would really recommend it.

  Took the family to Orlando over the Easter holidays. This place couldn't be more ideally located to Disney World. The house has plenty of room and all the amenities that you could possibly need. You could easily fit more than one family into the house. Would definitely stay again but maybe bring some friends with kids along next time, given that the house is so roomy. Thoroughly recommended.

  I have recently been in this villa in May 2011, and it is a beautiful home with everything you could need. I have 2 children and they loved the pool and the games room. The accomodation was clean and there was plenty of space for our party of 7. I would recommend this house to my friends and family as we loved it there. It was in a great location with only 10 minutes in the car to Disney, and 15 minutes to Seaworld and Univeral Studios.

  Wow! What a great place! Beautiful home, really well presented with every amenity. The pool is the perfect size for the kids to play in and keep an eye on them and they also loved the games room and x-box, keeping them happy and occupied was a piece of cake and with all of the parks a 10 minute car ride away it could not be better located. This is a great place to stay with a family, my wife loved the space and having wi-fi, I loved being able to watch big football games on the cable TV and we were spoiled for choice for places to eat out. It comes highly recommended - we have already booked again for next year!

BOOKING CONDITIONS Sunny Seasons General terms and Booking conditions: • 20% deposit required to secure booking. Deposit non-refundable if you cancel. • The amount has to be paid 10 weeks before arrival. • Damage deposit is required no later than 1 week before arrival. • Check in 4pm Check out 10am Early check in’s or late check out’s require prior approval. • Cancellation charges: More than 8 weeks before arrival: deposit only, 8 weeks or less: Full amount. • Liability: The owners and the owners agents do not accept liability for personal injury accidents loss and damage to persons or personal effects howsoever caused. • Occupancy: Only those persons identified on the booking form are authorised to use the property. Any changes to the persons booked to occupy the house must be notified for insurance reasons. An overnight stay of other additional persons will result in the loss of the full security deposit. Further charges may apply. • Pets: No pets allowed unless otherwise noticed in this agreement. A violation of this rule will result in the loss of the full security deposit. Further charges may apply. • Smoking: No smoking allowed inside the villa. A violation of this rule will result in the loss of the full security deposit. • Damages: Guest has to notify the owner or property manager for any loss or damage to the home or its contents during guest's stay. Owner or property manager has the authority to inspect the property during guest's stay. • Complaints: In the event of a complaint during your stay please contact the house management immediately. If the problem has not been reported, as requested to the Management Company the owner cannot accept any responsibility. • The owners cannot be held responsible for any payments made to any third party. • Please notice that there might be extra charges for calling out the local management for additional services. These charges have to be paid localy. • Pool: Because there are no lifeguards or other attendants at the swimming pool, tenants are expressly responsible for the safety of themselves, members of their families, and guests using swimming pool, and in so using or permitting to be used, specifically waive any and all liability claims. No tenant shall permit any juvenile member, elderly and persons with disabilities of his family or guest to play in or around the swimming pool without providing an attendant who is able to swim and can protect such juvenile in case of difficulty in the water. Tenant is expected to conduct himself as a guest with reasonable decorum and violent games and exercises are not permitted. Disconnecting the pool alarms is against Florida law. The pool is inspected and cleaned on a regular basis. Please be aware that Florida is a tropical country and things can and will happen very quickly. Frogs insects etc on occasions may enter the pool area and go for a swim especially after heavy rain fall. This situation is perfectly normal but obviously out of our control. Simply remove the offending objects and dispose of same. Chemicals already in our pool will ensure it is always clean and safe for your use. Should something occur that you feel you cannot deal with, please contact management for advise asap. • Pool heating. Please be aware of: 1. Pool heaters/exchangers need to run for at least 24 hours in order to produce heat. 2. Pool blankets when provided must be kept on when the pool is not in use especially over night. If you do not use the pool blanket the pool drops off to the level of the air temperature and has to start from that temperature the next morning. 3. Electric pool heater are heat exchangers and generate heat off the outside temperature, so if the outside temperature is70 degrees the pool will eventually get to 70 degrees over a period of 24-48 hours then it will increase by 1 degree per hour and if a pool blanket is supplied with the home this must be kept on to keep the temperature of the pool warmer than the air temperature. 4. Electric pool heaters / exchangers do not work when the outside temperature is below 50 degrees, the heater/exchanger will still be running but the compressor will not kick in until the air temperature goes above 50 degrees, so electric is still being used and no refunds will be given on this basis. If you feel that you want to have the pool turned off after reading this notice please call the office. 5. Pool heaters run on an 8 hour cycle from 8am to 4pm Monday to Sunday, additional hours can be added at a small cost, please call the office for more information between 8am and 4pm Monday to Friday. 6. Guests are not permitted to touch the pool heater controls, any sign of tampering will result in the pool heat being turned off and the pool heat payment will be forfeited. Any problems with the pool should be reported to the house management immediately. • Deck and Patio: Tenant hereby acknowledges that the property they have reserved includes a swimming pool, patio and deck. The undersigned is fully aware that the surrounding areas can be dangerous and slippery when wet and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the pool, deck and patio areas. No glassware is to be taken outside to the pool area. • Blocked toilet: A blocked toilet is always an unpleasant experience. Florida sewerage systems are only designed to deal with human excreta and toilet tissue. Anything else can cause a major blockage. The flushing of sanitary napkins, baby wipes, diaper liners and disposable diapers are known to block sewers. A blocked drain will require the attention of a drainage engineer and the clearance cost will be passed on. • Trash: If you have failed to have the trash can emptied on the correct day and you subsequently leave loads of garbage in the garage you will incur the removal costs from your security deposit. • Utilities: Unless otherwise noticed in this agreement, all utilities like electricity, gas, water, waste disposal, internet access, cable, management fees, maintenance contracts, community charges, HOA charges, etc. are included in the Rental Fees. In case of an extensive use the owner can deduct additional cost from the security deposit. Extensive use is given if the cost for any utility is up by 100% or more from the average cost in the last 6 months.(For homes newer then 3 months, no extensive cost can be proven by the owner). •There can be no credit given in case of early departure, and there will no subletting or assignment by tenant without prior written consent. If all or part of the reservation is cancelled, all previously paid rent and deposit is forfeited unless the property can be re-rented for the same reserved time. However, if the property cannot be re-rented, all the above stated terms, no credit or return of rental fees or deposit will be made. • Tenant's Personal Property: Tenant shall be solely responsible for any thefts, acts of vandalism, or other damage or loss of personal property which may occur during the course of this agreement, whether said damage or loss be the property of tenant or any other person invited in by the tenant, unless such damage is specifically caused by the negligence or incompetence of the owner or the owner's agents. • In the event that the property is rendered unsafe, not usable or habitable by the local authorities and it is not caused by tenant's actions, the tenant shall immediately be relieved of its obligations under this agreement. He shall be refunded the unused portion of its rent and deposit. • In the event of failure of equipment to work, please notify the owner or property manager, and repairs will be made. Tenant, however expressly waives and relinquishes any rights or claims against the owner or agent or manager for any damage that may result to tenant from lack of maintenance, repair, or defect, including owner's or agent's or manager's ordinary negligence. All personal property of tenant kept on the premises is at the risk of the tenant. There will be no refund of all or part of the rental amount for any failure of any of the equipment to work. Only exception is the pool heating which would be refunded on a pro rata base. No refund can be made for inclement weather, water temps that are above 82 degrees nor for days when the pool was not in use. Please do not attempt to adjust the pool heating yourself as it is very easy to break it and very expensive to fix. • No vans, trucks, motorcycles, boat trailers or recreational vehicles are permitted on the premises without special approval. Minivans are allowed. • Each party hereby knowingly, voluntarily and intentionally waives any right each party may have to a trial by jury with respect to any litigation arising out of, under, or in connection with this lease. • In the event that the owner removes the property from the rental program or due to other circumstances the house is not available then every effort will be made to find a similar property. Owner or agent should not be liable to tenant should similar units not become available, whereby monies paid shall be refunded. • Utility/Cleaning. There is a standard move-out cleaning fee added/included to rent. If the property is left in a condition that requires more than standard move-out cleaning, an extra amount will be deducted from the security deposit.(our cleaning is mainly doing laundry, cleaning baths, vacuuming All kitchens must be left clean and orderly, no dirty dishes, ovens or stoves. Cleaning personal will clean out refrigerator and empty dishwasher.) • Under all circumstances, the Owner, the Management company and their respective Agents joint and several liability is limited to the rental price paid.

You can cancel, but you will not receive a refund.
