Let the kids go fishing,play in the river or just have fun using the zig zag path down to the river where they can run and have fun. And they will surely have a peaceful night sleep. And adults can make a day of touring all the nearby vineyards.
Enjoy our 2300 square Victorian home located in beautiful Rappahannock county. View the Rappahannock River from the comforts of our sunporch, deck or patio. Also there is a great view of the river from the master bedroom, great room and dining area. Access to 2 lakes within walking distance for fishing or take a short stroll down the zig zag path to the river where you may take a picnic lunch or cookout on the grill or stay late , there are lights under the shed. Ideal place for small children in the river below. A nice sandbar to make sand castles. If you don't want to walk to the river,there is a road that you can drive right up to the picnic area. walk across the footbrige Between the 2 lakes and you will find trails along the river and thur the woods.
Our three level home has central heat and central air conditioning a master bedroom suite has a queen size bed and bath which are on the top level. The middle level has an antique great room with a dining area with piano. The primary level has a family room, kitchen, dining area, 2 bedrooms with full size beds, and 2 bathrooms (one is handicapped accessible). There is a full size sleep sofa in the family room. And a full size futon on the sunporch. Bring Grandma and Grandpa for a weekend, wide sidewalk to the patio and a handicap walk in shower with seat and a walk out on the deck to enjoy the view of the river or listen to the night sounds of the whip or will and frogs. Also enjoy the beautiful fall foliage. the winter is a wonderland when it snows with ice on the river below and a warm woodstove to snuggle by
In walking distance, enjoy fishing on Lake Mosby,relax in the Rappahannock River. For local outings, visit numerous nearby award winning vineyards, antique shops, art galleries and gourmet restaurants. Or visit our local auction house. Take a short drive to Skyline Drive, hike famous Old Rag Mountain, enjoy Horseback Steeple Chases, canoe the Rappahannock River, and ride horseback through the countryside. Come visit our small quaint town, nestled in the foothills of the Blue Ridge Mountains and surrounded by beautiful farmland.

Year Purchased: 1956
This was our summer home when I was growing up, in the late 80's my Mother remolded, and added on to the exiting cabin.
She then sold her home in Arlington, Va and stayed there the rest of her days. I love sharing this place with people for I have lots of fond memories.
Why the Owner Chose Amissville
This house was handed down to me. My siblings and I learned to swim in Lake Wilson and fish in Lake Mosby. We had lots of good times down on the river, We have had a wedding, and numerous pig roasts and of course lots and lots of picnics.
The Unique Benefits of this House
great place for kids just to be kids again.
Playing in the river is great for little ones for the water is about knee deep down below the house. There is a sandbar to have fun on as well There is a big lot to play on with volleyball, horseshoes and other lawn games. Picnic area with a grill by the river

I visited with my wife and 4 children (ages 11 - 16) and we had an amazing time. When you plan your visit, plan lots of time for hanging out at the river and swimming hole. VERY relaxing! We had everything we needed and were VERY comfortable. Unplug, unwind, recharge. 6 STARS.

Our family loved staying here and our only regret was that we could only stay for three days. We traveled during the day into DC which took about 1-1.5 hours and really wasn't bad at all. The mornings and evenings we spent at Miss Kitty's Place. The house is very large and included a secluded, enclosed deck that overlooked the awesome property. There were a number of places to sit outside and drink your coffee in the morning listening to nothing other than the leaves rustling in the trees and the river flowing down below. We never even made it to the two ponds that were mentioned since we found too much to do climbing down the path to the river that ran along one edge of the property. My kids (3 and 6) loved this area. It had a volleyball/badminton net and a huge lot to run around in. The river was really nice and clean, as was the rest of the area. The kitchen was fully stocked with everything we needed except a few groceries, which you can pick up at a nearby town. We saw deer, hummingbirds, hawks and even a huge group of tadpoles in the river bottom. It was great to have use of the washer and dryer. We would definitely stay here again if we were in the area and would definitely recommend it to friends. A few things to point out: There is no internet access and limited cell phone access if that is important. There are 3 other houses that share this very secluded dead end road. Only one of the 3 is inhabited - the other two look mostly abandoned. The look of the other houses concerned us a little when we drove up but soon found it to not be a big deal at all. Miss Kitty's Place is exceptionally well maintained, especially for a rental, and the property is beautiful and large. The owner lives just a few miles away and has lived in this area a long time. If you decide to stay, get directions to the house from the owner. We found that the directions we got from Google Maps to have a misnamed road within a mile of the property. Most of all, enjoy it! We did!

We had a wonderful stay at Kitty's Place. There were only 2 of us so we had more than enough room!! Peaceful, well equipped, inviting. 20-30 minutes drive from wineries, Luray Caverns, Shenandoah National Park and llama farm. 60 minutes from DC. Swim pond, fishing pond and row boat means there is something for everyone to do or see. 2 beautiful outdoor patios and enclosed porch for meals, bird watching and firefly watching. Plenty of room for several families to share and not feel like you are in eachothers "space".

We stayed at Miss Kitty's place for six days, and I wish we could have stayed for six more! There were five of us, all adults, and we had more than enough space. Merilee and her husband were both so nice and helpful, even gave us some valuable "insider's" tips on what to see and do in DC. The kitchen and bathroom cabinets were stocked with everything you need, although after a day of walking, we were all too tired to cook! We would most definitely recommend Miss Kitty's place to anyone thinking of visiting this area. We were initially a little concerned about the travel time into DC, but we needn't have worried. We were there in no time, and there were so many places to eat and shop along the way. We rode the Metro several times, and we enjoyed the chance to relax and unwind. Thank you Merilee for sharing your wonderful place with us!

Summer time is fun for the kids with swimming and fishing or playing at our picnic area on the Rappahannock. River. We try to help our guest have a great vacation and take back many happy memories. We named the house Miss Kitty's Place after my Mom. We lived right out of DC in Arlington and the cabin was our summer home in the country for years, later years she remodled the cabin and added a 2 story addition on the front. Using VRBO is a way we can keep her house in the family for our children, grandchilden and now great grandchildren to enjoy as well as sharing and meeting people nationally and internationally.

We had a wonderful time at Miss Kitty's! We commuted into DC to visit the museums for part of our vacation and spent the remaining days exploring nature around Miss Kitty's place. The kids enjoyed the rope swing and swimming in the pond while the adults enjoyed the wineries. The kids caught (and released) fireflies and frogs. We all enjoyed self-imposed freedom from electronics and got some fresh air, exercise, and quiet-time. A great time was had by all of us. It truly reminded us of summers spent at grandparents’ homes. Merilee was a gracious hostess who kept us supplied with fresh from the garden, homegrown tomatoes. We will definitely return to this country oasis!

Miss Kitty's place was amazing. We stayed with 5 adults and 3 children (3 and under!). We had more than enough room and linens. Merilee (owner) was wonderful! She did so much to ensure our trip was perfect. She was quick to respond to questions. The location is relaxing. We wanted to stay at the house and never leave! I cannot say enough about what a nice time we had and how perfect the house was. We had a great time visiting the wineries. The drive into the city was no big deal to us, but the house was so wonderful we tried not to go! We fished and played in the river. If you go, make a point to get out and see the fireflies at dusk!
