Our charming Cape Cod home is part of a quiet, residential, Historic Neighborhood, with the original 2 rooms of the Captain Rogers House dating to 1845. An extensive renovation in 2013 combines Cape Cod charm with modern comfort (and new mattresses). This is a wonderful home for families, and can accommodate up to 8 adults. It has wireless internet, smart TV (in summer months), and an outdoor shower. A rare open floor plan creates a light filled living and dining area, and the large screened porch has a second dining table for lovely summer meals. A glassed in sun-porch stretches across the front of the house. A 'morning room' for cozy chats or snuggling up with a good book (Kindle?), as well as a reading nook on the upper stair landing gives everyone a place to settle. Four bikes (with helmets) are available, as well as croquet and badminton sets for the active vacationers, and a hammock in the yard for those who wish to snooze. Close proximity to the water is a plus for kayaking and SUP (Stand-Up-Paddleboarding). Cotuit is home to a championship Cape Cod League baseball team, and the picturesque ballpark is nearby. The Village includes a local market, Post Office, church, restaurant/pub,and library with children's activities. Shopping and groceries are just a few miles away.
Our family has roots in Cotuit for generations. This home has been in our family for decades -- and more than once. It has been furnished as such, and not just 'for renters'. We hope you'll feel more like a guest, and enjoy creating your own wonderful memories here. It's a blank canvas for your family's story to be painted!

Year Purchased: 1974
About the owner: We are a family of 5 whose relatives are scattered geographically,
so sharing summer vacations has always been important to us. As our daughters have grown (and brought home husbands), we love having a place to gather where everyone has space for their own vacation, but that we still share time together. The Captain Rogers House is a family home, and has provided us with a wonderful place to relax, enjoy one another, and build lasting family memories.
Why the Owner Chose Cotuit: We're the 2nd generation to own the house since its purchase in the 1970s,
but it was also owned by a distant cousin in previous generations (which wasn't known at the time of purchase!). Our family has deep roots in Cotuit, and we love sharing our favorite place with others who value the same kinds of summers that we do.
The Unique Benefits at this House: Being within walking distance to the beach makes for a totally different experience. We are so spoiled! It gives independence to younger members of the family who can't yet drive, and makes it easy to go for an hour (or the day) without packing up the car and needing everyone to be on the same schedule. The flat backyard has been a wonderful space for many activities -- including the brother-in-laws annual wiffle ball tournament! Cotuit is a rare unspoiled place on the Cape, yet still close to every convenience, and we love the ease of doing what we want without hassle.
Doing the renovation was unexpected, but has allowed us to reveal long covered wood floors, create a totally new hall bath, raise the 2nd floor ceilings (originally 6 feet!) combine old family furniture with new fun finds, and view things with fresh eyes. Combining comfort and respecting the history of the house, making large and small group gathering areas, and dreaming up new plans for the coming years has been so much fun -- and is ongoing! It's a happy house.
