Welcome to our vacation home at The Ledges in Osage Beach! Our condo is a newer, nicely finished waterfront Condo that reflects pride of ownership. It has an amazing 10 mile view of the main channel, uncluttered by docks and construction, as can only be seen from buildings 9 and 10 of The Ledges. You'll love watching the wide variety of yachts, cruisers and powerboats pass back and forth all day.

You'll love the inside of our condo as well. If cleanliness is important to you, you will be very satisfied. In addition to having a professional cleaning crew, we personally detail the Condo from one end to the other every time we visit.

The kitchen is loaded with just about anything you could ever need. The dining area is perfect for family meals or for playing cards or games. The spacious living room has a gas fireplace, a very comfortable sofa and love seat combination. The entertainment center includes surround sound, a 27 inch TV, DVD, VCR, and Stereo/CD Player, and a secured WIFI connection.

The master bedroom has an awesome view of the lake. You'll fall asleep to the sounds of water lapping up against the shore, and wake up to a remarkable sunrise. The master bedroom boasts a queen-size bed, a large walk-in closet, a large master bathroom with dual sinks, and a 20 inch TV/DVD/VCR combination. The guest bedroom has a queen-size bed and a 13 inch TV/DVD combination.

The deck has patio furniture, a ceiling fan, and a gas BBQ grill. It is shaded from the hot afternoon sun, so it makes a great place to hang out and watch the boats.

For your convenience, the condo has a full sized washer and dryer.

On the cove side of the complex, sits our 10 by 30 covered dock slip (no lift in slip). The slip sits in calm water, as it is well protected by several other large docks that intercept the waves from the channel. The slip is available for $15 per day. There is no trailer parking on site, but Blue Moon Marina is just 1/8 a mile away. Their launch fee and trailer parking fees are very reasonable. The state park, which has excellant boat launching and trailer parking facilities, is just 2.5 miles away.

Please consider renting our condo. We are a friendly couple who will happily answer all of your questions with complete honesty. We are extremely eager to please our guests.

We had a wonderful time and so relaxing, the condo had everything you would want to relax. Highly recommended and the owners were wonderful to work with! There's nothing like the Lake.

  • We first stayed in the Carmody Condo in 2005. It was great with three teens. Plenty of room and things in thearea for them to do. So this year when my husband & I decided to take a long weekend, we e-mailed Chris & Kevin. When we arrived, we felt like we never left! The condo was as immaculate as it was 3 years ago. Its a great location and so clean, quiet. We look forward to visiting again next year!

  • This place was EXACTLY as advertised, perfect view, well kept up, just a beautiful space. We came for a weekend in late October, just when the leaves were at their peak, and the weather was terrific. We spent most of the weekend on the deck, though we did make it into town for a couple of memorable meals. The Carmody's made it very easy, and we plan to go back.

  • We returned to this condo for a MUCH needed extended weekend in September. We were not disappointed! The condo was exactly as we had left it when we visited last year, making us feel like it was our own personal condo & noone else had been there, although we knew so many had enjoyed it in between our visits! The condo was as wonderful as always extremely clean and well maintained with beautiful & warm color schemes, fluffy towels, well-stocked kitchen, & comfy couches and beds! The Nintendo entertained our daughter while the adults sat on the deck reading books, grilling and enjoying the amazing lake view and boats! This condo offers the most beautiful sunrises and lake views you will find! We had a small maintenance issue arise, through no fault of Kevin & Chris, while we were at the condo, and Kevin and Chris handled it so quickly and kindly we couldn’t believe it! They had someone come in on a Saturday and fix the issue before we even got back to the condo from our daily activities!!! We have looked into other condos previously or when traveling with friends and need more space & some of the owners are not friendly or may even be a little odd…not the Carmody’s they are the sweetest & kindest people we have come across and you always feel welcome at their condo! We highly recommend this condo; it will truly increase the enjoyment you get out of your trip to the Ozarks. Thank you Kevin and Chris for the effort you but into making your condo so enjoyable for others!!

  • We stayed at the Carmody's condo in the middle of August, 2007. It was perfect! The decorating was very nice (we had 2 other families in other condos. One was dirty, one has "interesting" decorating. Boy did we luck out!). Clean? ABSOLUTELY! Everything we needed was there (someone may have "borrowed" the can opener, so we bought a replacement and left in the well-stocked kitchen). The combination lock on the front door was a great idea, we had 3 grown kids with us, and never had to bother with keys. As others have said, it's a great view of a great lake, and the walk to the boat docks (thanks for the boat slip, too!) was short and enjoyable. This was our second time at The Ledges, but by far was the better room. Thanks Kevin and Chris!

  • Our family leased the Carmody's condo at The Lake for a long weekend in August. We were very pleased with the accommodations. The place was nice and clean and well equipped with everything you could possibly need! The view from the deck was awesome and our boys really enjoyed watching the boats. We would definitely recommend this condo to our friends and family. Kevin and Chris were wonderful to work with...very friendly and eager to please! We look forward to renting from them again!
