Private waterfront house located in Spicewood, Texas (35 miles northwest of Austin) where the Colorado and Pedernales Rivers merge in the Naumann Point area which has some of the best water skiing area on Lake Travis--near mile marker 36 on the lake. The house has been recently remodeled and has all new furniture, beds, linens, & towels and sits in a quiet, family friendly area on 1 acre of beautiful land with a gentle walk down to the water and the Covered Boat/Swimming/Fishing dock. Huge back deck with a 7 Person Hot Tub overlooking the lake.
The house has Three bedrooms and Two full baths (one with a jacuzzi tub) and sleeps up to 12 comfortably (Queen in master bedroom, Two Queens in 2nd bedroom, Bunk Bed (Full on bottom/Full on top) & Queen Size Sleeper Sofa in living room. There is a kitchen with all needed kitchen utensils, full-sized refrigerator/freezer, dishwasher, stove/oven, and microwave and a dining room.
For our guests enjoyment there is a large living room with a Fireplace and a Big Screen 52" TV with Satellite and DVD/VCR. There are 3 other TV's (one in each bedroom). There is a stereo/CD player with indoor and outdoor speakers. In the Game Room has a Play Station 2 and a full-size Brunswick Pool Table and Video Poker Game, and a selection of books, games, magazines, CDs, and movies. There is also a washer/dryer for guests' use, as well as a propane gas grill with patio set and chairs.
The house has a covered porches with outdoor stereo speakers. There is a Volleyball Net, Basketball Hoop, Croquet Set, and Horseshoes. We provide all linens, towels, paper products, dish detergent, and trash bags.
There is a public boat launch about 15 minutes from the house.
High Season:
Two Night Minimum--Three Nights on Holidays
Low Season:
Two Night Minimum--Three Nights on Holidays
**$50.00 Damage Deposit Insurance Fee & $25.00 Reseration Fee is charged with all reservations.**
Half the amount of the Reservation is due when reservation is made--Final Half is due 14 days prior to arrival date.
NO Smoking (outside only)--NO PETS (NO Exceptions)--NO Loud Music/Parties/Illegal Activity.
CANCELLATION POLICY
A $50.00 Cancellation Fee shall be charged if you cancel once reservation has been made. If less than 14 days notice of cancellation is given then the Full amount of reservation will be charged. If you leave early or are a “no-show”, you will be charged for the Full amount of the reservation. Cancellations must be made by phone (person to person). No voice mails or e-mails will be accepted for cancellations.

Both of us live, work and play in the Spicewood area on Lake Travis. We are here to make your vacation a memory that will last a lifetime!
The Unique Benefits of this House
Lake Travis Vacation is a great home. There isn't much that's not here! You have the pool table for the competitive at heart and a slot machine for the ones who want to take that chance but don't want to loose their money. Smoke a turkey or some ribs on the out door smoker and enjoy the views from the hot tub. Plenty of room to hang out and enjoy some mid day rays on the deck and then roast marshmellows with the kids after dark in the rock firepit.
