If you are looking for an elegant, well appointed yet comfortable estate for your holiday in Tuscany, this is it! With 10 bedrooms and 9 baths, there is room for everyone and plenty of privacy too. The villa is located midway between Rome and Florence, just 10 minutes from Chiusi and the entrance to the A1 Autostrada. It is also just 10 minutes from the train station, one of only 3 stops made by the Eurostar (fast train) between Rome and Florence. Ideal for day trips to most areas of both Tuscany and Umbria.
The villa is designed with six separate living suites; one with three bedrooms and two baths, two with two bedrooms and two baths , and three with one bedroom and one bath. Each living suite has been newly renovated and is fully furnished with local antiques and comfortable beds that can be either made into a king bed or two single beds as you prefer. The floors are terra cotta and the ceilings are brick and wood beamed and this authentic Tuscan Villa has been completely updated with modern ceramic baths and new kitchens (a total of 7 kitchens!). The living suites are quite spacious giving everyone plenty of privacy yet you are still all together under one roof. Each suite features a living room (with fireplace) and full kitchen with dining area in addition to the bedroom(s) and bath(s).
And the villa offers a unique feature rarely available in other villa rentals; a separate large salon/living room (approximately 40 x 50 feet) with a great fireplace surrounded by comfy sofas and chairs as well as a dining area with a table that seats 20 comfortably, separate bathrooms, and a restaurant-style kitchen great for cooking together, organizing a cooking lesson or just getting together in the evenings to talk over the day. This setup is ideal for family reunions, special birthday or anniversary celebrations and especially weddings. We are very skilled in organizing your special event from flowers to food to music to officiants. Everything is here to create a spectacular Tuscany experience!
In addition to renting the villa, we also offer an Organized Week for your group which generally includes the following:
* A welcome wine and cheese reception
* A Tuscan cooking and pasta making lesson (hosted by a local chef)
* A local wine tasting and tour (in the fall, when possible, we help pick the grapes during the grape harvest!)
* A wine tasting and tour of an historic winery in Montalcino (famous for their Brunello wines)
* A tour of a well-known (hand-made) ceramics producer in Deruta
* A visit to a local fortified village (castle)
* On-site assistance with other itineraries including Florence, Rome, Siena, Assisi, Chianti, Arezzo, Cortona (home of Under the Tuscan Sun), Perugia, Orvieto, Spoletto, all within an hour or so from the villa. Nearby, there is also a newly renovated spa that specializes in thermal water treatments. There, they have the most fabulous thermal pool complete with waterfall and water jets! And, our guests are entitled to a 15% discount to the thermal pool!

My husband and I rented this villa for our wedding this past September and had the time of our lives. The villa is beautiful and we fell in love with Cetona and the surrounding area. We were a group of 17, which was just perfect for the space. Everyone was able to relax and enjoy the privacy of their own apartments and we were also able to spend time together in the main dining room and at the outdoor table. Linda was incredible from start to finish to help us plan our wedding and all the activities for the week. She planned our welcome dinner on the evening we arrived, prepared breakfast for us every morning in the main kitchen, arranged for an unforgettable wine tasting excursion/day trip by bus to Montalcino, booked our rehearsal dinner in Cetona and made our wedding dreams come true with all the wedding day details and fabulous evening festivities at the villa. What a party it was. An experience of a lifetime! Everything Bea and Linda did to make our week perfect completely exceeded our expectations in every way. We have beautiful memories of spending time with our nearest and dearest here, and will never forget it.Recommended for: Sightseeing, families with teenagers, age 55+, adventure seekers, families with young children, girls getaway.

19 friends and relatives stayed at the villa for 9 days. I would like to say that it was a most wonderful and memorable experience. The Tuscan landscape is like a fairy tale, the villa is very charming, and Beatrice, the caretaker and cook, is absolutely awesome. She cooked several Italian meals for our group, and we all felt that after a long day of sightseeing it was nice to come back to the villa, sit on the veranda and drink wine while our dinner was being made. The food was out of this world! Beatrice made us feel so welcome and went out of her way to accommodate us. I would highly recommend this villa, especially for a large group. We rented the whole villa and it was a perfect way to vacation and then gather and visit, drink wine, and eat. Loved it! loved it!Recommended for: Sightseeing, families with teenagers, romantic getaway, age 55+, adventure seekers, families with young children, girls getaway.

Seventeen guests and I had a wonderful stay at Villa Anna in celebration of my 60th birthday in early May. From beginning to end, the experience was extraordinary, beginning with the expert and gracious support from Linda in the planning of the trip and concluding with our cooking class at the Villa conducted by Bea, our fabulous host. As beautiful as the photos are on the website, they pale in comparison to the real thing. The villa is well appointed including large common areas, inside and outside, up to date bathrooms, and very generous private areas. Every room, appliance, furniture is in excellent condition and immaculate. The setting is beautiful, overlooking sunflower fields and if you are lucky enough, replete with gorgeous sunsets. The locale is only one part of the charm of Villa Anna. it is equalled by the very attentive host, Bea. Her warmth, good humor, and responsiveness greatly enhanced our experience. The nearby town of Cetona is small but lovely with the requisite bakery, cheese store and restaurants. Downtown Chiusi includes a wonderful Etruscan musuem and is an important railway hub. We found the location terrific with ready access to towns like Assisi and Narnia, vineyards. and hill towns. And for those who want Italian ceramics, no place is better than Deruta. Some of my guests, however, could not be persuaded to step one foot of the villa. Lulled by the beauty of our own " home", these friends chose to spend the days painting, reading and enjoying each other. It should be noted that the location of the Villa is not one from which you can get too far by foot, so a car, cab or guide will be necessary to get around. Also, we had some difficulty with internet service during our stay.These are truly small inconveniences for what was a memorable once in a life time experience.Thanks you Linda and Bea.Recommended for: Families with teenagers, age 55+, families with young children, girls getaway.

This villa, on the border of the Tuscany/Umbria regions, offered us a delightful home base for seeing many of the beautiful little towns in Tuscany. Our party consisted of 14 adults and 4 children; there was something for everyone! The setup of the villa was perfect for group cooking and the meal that Bea made us was so delicious! The pool and the views from the villa were serene and delivered as the perfect setting after our days of sightseeing. Our favorite towns to visit were Pienza, Montepulciano, Siena, Citta Della Pieve (we were lucky enough to see the town flower festival), Civita d Bagnoregio (A MUST SEE) and Oriveto. A few of us also visited the outlet mall in Valdichiana--fun and worth the 40 minute drive if you enjoy shopping. Linda was a huge help in preparing us for our arrival. We took the train from Rome to Chiusi and rented five cars there (be careful - they only have manual transmissions; automatics are rare and expensive). The villa was less that 15 minutes away. The grocery stores were close and easy and the wine choices were vast and inexpensive! The weather during our stay was extremely hot; however, Linda and Bea had a method for keeping the villa cool (although it was not conducive to our family with young children on the ground floor). We purchased a few fans for the villa and all was well! If you are at all interested in "living the Tuscan way" for a vacation get-a-way...this is the place for you! The bigger your group the better! The villa was the perfect size for our group and we immensely enjoyed our evening laugh festivals regarding our events of the day. A huge thank you to all that have stayed in the villa prior to us and the information that you posted regarding your vacation. The villa truly is perfect. Go if you can - you will not be disappointed!Recommended for: Sightseeing, families with teenagers, age 55+, adventure seekers, families with young children, girls getaway.

22 of us visited Linda's villa outside of Cetona for a 2 week stay. It was far better than the pictures indicated and its location in Tuscany could not be better. We spent the first week running, trying to hit all the tourist spots, Cinque Terre, Florence, Sienna, Rome, Volterra, Pisa, Assisi, San Gimignano, and Montepulciano. Then we realized the prettiest place in the entire world was the ridge top the villa sat on and spent our days by the pool, or in the shade, or walking the dirt roads around the villa itself. It was fabulous to see the wheat fields golden, the sun flowers pop open and the fireflies come out at night . It reached the mid 90's each day our second week and the cool night breezes were perfect for sleeping The main kitchen was created for a small restaurant when the villa was designed. It was perfect for our group to cook, with plenty of room and every appliance, and a dishwasher. Every meal was taken outside under the pergola. What a view! We discovered the hill towns around the villa to be free of tourists and far more charming than Rick Steves favorites [although we found Rick's books to be the best]. The local stores and markets had amazing vegetables and meats, wines were excellent and inexpensive. There are 9 seperate apartments in the villa, each with a kitchen, and a sitting area. It allowed for priavacy when needed, and you couldn't feel cramped. What an amazing vacation and wonderful stay. Best vacation ever!Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, age 55+, adventure seekers, families with young children, girls getaway.

My family and I shared the house with 3 other families. Each family had their own bedrooms, kitchen and living room area. The house is magical, the light from the pool appearing to pour over a Tuscan hill as you approach the house. Each morning we would set out for a run and I would watch all the teens from the back as they made their way over the fields and rows of olive trees into the sunrise. Every day we journeyed to a different corner of Tuscany and returned to the family kitchen where we would cook, enjoy our red wines that we had purchased in a region, light a roaring fire and play cards and games into the night. Dee was a wonderful care taker and hostess. I highly recommend this beautiful site.Recommended for: Sightseeing, pet owners, families with teenagers, romantic getaway, adventure seekers, families with young children, girls getaway.

The villa and the week could not have been better. Linda met all our needs prior to leaving and Bea was just great after we arrived. We had 15 people and had plenty of extra room. The only improvement we can make when returning, is now we know our way around.Recommended for: Sightseeing.

We LOVED the villa, the views, the food, the wine....we had very high expectations and they were definitely exceeded. My husband and I travelled with 18 of our family members to celebrate my birthday. Ages ranged from 7 to 79 with something for everyone. The kids loved the pool, the adults chance to sit and relax with a glass of wine overlooking the gorgeous landscape. Bea could not have been more helpful and the dinner she prepared for us was wonderful. We were so busy exploring the amazing cities, we didn't have time for a cooking class (our only regret!). The house was perfect for a large group-- lots of privacy, but wonderful group gathering areas. We ate every dinner together at the outdoor pergola table admiring the rolling hills. We loved the little town of Certona, only 5 minutes away. Great access to the A1 for Florence, Rome and points further afield. Bea arranged for a professional photographer to come one evening as the sun was setting and we have the must beautiful pictues fo the group. A great way to be sure everyone is in the pictures! Thanks again for a wonderful time. We won't forget our amazing week in Italy!Recommended for: Sightseeing, families with teenagers, age 55+, families with young children.

Twenty friends converged on this wonderful, secluded villa in June. The individual apartments are comfortable, clean and quiet, where you could retreat for some time alone, but THE amenity of the villa is the gathering space--the master kitchen and dining room. Every morning, our group had coffee, breakfast and conversation on the places we'd seen the day before. Adjacent to the dining room is an outdoor patio, again with space for 20, where you can gaze over the farming fields. Linda, the owner/manager, is very accessible via email or phone during the planning process and Bea, the young woman who lives nearby, is a true delight. We did a cooking class for the group with Bea that people really enjoyed. The villa is 10 minutes from Cetona, a lovely hill-town with a couple of great restaurants and an easy, short drive from Chiusi, where there are many more opportunities for exploring and shopping. Don't miss the Chiusi town square and the Etruscan catacombs. The villa provides easy access to the A1, which encourages exploration of Tuscany and Umbria. We did Montepulciano, Orvieto, Cortona, Assisi, Deruta, San Gimingano, and Siena, during our week and still had plenty of time for relaxation around the pool. We did several group dinners, sharing the cooking duties. The villa has all the necessary amenities for a wonderful Italian getaway. We'd go back in a heartbeat!Recommended for: Sightseeing, families with teenagers, romantic getaway, age 55+.

What a perfect pick of a vacation home in Tuscany for our group of 17 adults and 3 children! The apartments were perfect for each family group and the common areas, especially the kitchen was great for preparing meals. I will always hold the picture of sitting at the long outside table overlooking the Tuscan countryside in my memory, I felt as if I was in a postcard! Everything was in great condition and spotless and our few questions during the week were answered and handled promptly. The owner was very gracious and helpful in our pre-vacation planning and answered e-mails in a timely fashion. The countryside in the area is filled with towns to explore and we took the train in Chiusi to Florence and Rome too. The packet of information from the owner on the airport, drive in to Chuisi, surrounding towns, restaurants and much more was invaluable and everyone carried copies and used them. We really appreciate the care and love that was so obviously put into this special home. Gracie from all of us!
