The Tennis Villa condo was very conveniently located behind the tennis center. Condo looked exactly like the posted pictures and was well maintained. We stayed two weeks and had great weather. The only negative aspect of the occupancy was that the unit above us was being completely upgraded during our stay. The contractors started work at 7:30am and ended at 4pm each day and they were quite loud and inconsiderate by dropping heavy supplies on the floor above us and using noisy tools all day from early am. They also took over the front of the Villa with 3 trucks and used the entrance as a worksite for cutting materials. Eventually a steady water leak from the second floor unit developed in our kitchen ceiling light and continued for 3 days. We reported these issues to the supervising contractor and property manager but nothing was done. We also talked to Carol who apologized for our inconvenience. Apparently, contractors take priority over renters. Many of the 20 plus year old units were being remodeled, so our only suggestion would be to look for a second floor unit

beware..... vacation nightmare

We experienced a vacation nightmare....The unit above was being gutted with jack hammers, saws etc. The unit shook and the noise and dust were incredible. The toilet in the unit loosened from the vibrations above and started flooding the unit. We had to leave the unit all day to escape. This unit should never have been rented to us. I contacted the owner and asked for a partial refund and have been ignored. We were totally ripped off. This unit also takes pets so there was an strong animal odor present.

Owner response:We had no warning of the unit above being redone. Kiawah is requiring some owners to redo in prep for the 2012 PGA tournament. Most upstate NY renters spend most of their days out enjoying the beautiful February weather at Kiawah. We take pride in the cleanliness of our unit.

Good afternoon Charles and Carol, we had a wonderful vacation at Kiawah and really enjoyed staying at your home. The alligators were out sunning on the banks. It was a picture perfect week low to mid 70's. I was standing on the bridge out in front of your place Friday morning and a 8 point buck walked between the villa's and strolled down along the lagoon. We had a wonderful time at the condo. It is well equipped and roomy. The bikes need some work - one is missing a seat, one had a broken chain and one had a broken seat. The condo is conveniently located and it's easy to ride to the beach or to activities at the Night Heron Park. I would stay here again!

We experienced another great stay at this unit in March of 2011 (previously stayed in 2009). Owner has made some nice upgrades to the master bedroom. I look forward to another visiit to KI in the future.

Everything was wonderful about this property. The physical premises was immaculate, the linens were very posh and it felt like a home away from home. There were even freezable mugs in the freezer, if one actually had time for frozen drinks:( Very close to beach if one knows the bike paths, bike paths everywhere! It was a great stay and will likely return for a whole week of leisure this time round.

This villa is very nice. The owners have done a wonderful job with the decoration - and supplying the luxuries of home. We loved having access to the beach bikes and the cart that attached very easily to the bike. We were able to carry our beach accessories to the beach almost effortlessly. Great location to East Beach, The Sanctuary and the conference center on Kiawah. The owners have been very helpful with providing information and solutions. Thank you!
