Palazzo Forani is an impressive 16th Century villa with a 13th Century tower, one of only five remaining of the fortifications of the medieval stone village Casperia, perched on a hilltop in the beautiful Sabina hills just 45 minutes from Rome. The property consists in extensive accommodation for 21 people with 2 kitchens in the Granary and Archi and 4/5 people with kitchen facilities in the Torrione, a large courtyard, marvellous gardens and breathtaking views. The restoration of both villa and Torrione is to the highest quality and the atmosphere of long past times is preserved in every nook. Originally bought by the Maldura family in Napoleonic times, it was inherited by the aristocratic Forani family who have left furnishings & layout almost as they were for centuries. The buildings are therefore a fascinating combination of the centuries with nooks&crannies, stairs and steps and rooms in unusual places so don't expect a square room in a square building! Newly installed bathrooms and central heating being the only exceptions! Some bedroom are for 3 guests, some are for 2, some are twin so there is great flexibility in the accomodation. Casperia is a wonderful stone village, entirely pedestrianised with its narrow, winding stone paved streets & unexpected and amazing views between the houses. Palazzo Forani boasts the only vehicular access to the old village!
Casperia and the surrounding area boast numerous festivals and village fetes during the year. In August, it's the Stringozzi fete, a marvellous homemade pasta dish that is the centre of this delightful festival. In September, the Festa di S.Maria with dancing and naturally food and wine (no festival is without these necessary staples!) and in October it's the Polenta and Castagne fete. June sees the Irish festival and countless are the celebrations in July just because it's summer! Ask us for information if you'd like your holiday to coincide with one of these charming occasions.

The Soldattini bedrooms are communicating having private bathroom and together with the Stagioni bedroom are on the ground floor which is actually the first floor on the courtyard side as the extensive cellars are below with the hill sloping downwards. Classica and Sibille bedrooms are on the first floor with their private bathrooms all leading off the drawing room which is furnished in the old fashioned style. There is a sofa bed in 1 of the small sitting rooms downstairs. The bedrooms can be booked separately or together for groups, or by floor or the entire Granary for a total of 11+1 (sofa bed). Just ask! The beds are supplied with bed covers, blankets and pillows. Bedlinen is supplied and changed once a week and is included in the price. The Torrione or round tower has 2 double bedrooms each with bathroom and a large kitchen living room. Seating for 14 people is distributed among the drawing room, the 2 small sitting rooms, the Tower and the Archi. As with all ancient buildings, there are odd staircases, nooks&crannies, unexpected turns&twists in the layout so there is not a regular 4 by 4 room anywhere in Palazzo Forani! Only the bathrooms are regular shapes, most of them anyway!

Prices are per room per night but we offer excellent discounts for groups and longer stays. Just ask!! Our changeover day is usually Thursday but do please ask as this can sometimes change. A winter heating supplement is required usually from Nov to March - you will be notified about this before booking. Palazzo Forani comprises 3 separate,independant properties within its walls, so you can rent a small part. The 13thC tower is suitable for 4 people & has its own entrance, kitchen and use of the courtyard and gardens, the latter with any other guests present. 8 people can stay in The Archi. The Granaio can sleep 11 people. There are also interesting discounts on last minute bookings. Just ask for information!

There is a refundable damages payment of euro 200.00 which you will receive on leaving if there are no damages of course!! This sum to be paid on arrival.

Don't forget, August in Sabina is delightful with numerous festivals, mostly linked to food and beverages (NOT cocacola!!)!! The fortified medieval village of Casperia is situated in the Sabina hills in the Province of Rieti. Surrounded by dramatic mountains & deep valleys, it commands a stunning view of the Appenines. Though officially founded in the 10th century, there are extensive Roman ruins in the area around the village. An hour's drive will take you to Orvieto or Spoleto and the nearby Marmore Waterfall (the highest in Europe) while Assisi is a 2 hour drive. Rome centrecity is a 40 min trainride (so no parking problems!)- station 8km from Casperia. A day spent at Tivoli exploring Villas Adriana and d'Este or the extraordinary Roman park attached to Villa Gregoriana with its waterfalls. Another day spent on Lakes Bracciano or Bolsena or Vico near the celebrated Villa Caprarola with its marvellous Italian gardens. 12km from Casperia you will find Farfa Abbey with its medieval cloisters. The area abounds in marvellous opportunities to enjoy nature at its best with mountain climbing, trekking and cycling so activities for all tastes and all ages. Of course there is no lack of epicurian feasting in this area of Italy with restaurants, eateries, pizzerie and winetasting opportunities galore!
