This beautiful Villa sits peacefully on the lakeside of Lake Como in the Northern Part of the Village of Lezzeno just 5 kilometres from Bellagio, the Pearl of Lake Como and it just so happens to overlook the Villa Balbianello one of the most beautiful villas on the Lake. The Villa is set in its own private grounds and is within easy walking distance of the nearby grocery store, bar for your breakfast capuccino and restaurants and pizzeria.
We are quite sure that once you arrive at this beautiful property it will be hard to thing above moving to visit other places however remember that not too far away in the center of the Village you have the public boat landing stage where the passenger boat and hydrofoil arrive to take you to the many towns and villages that scatter the length of Lake Como. The lakeside road also gives you easy access to nearby Bellagio and the other neighbouring towns of Nesso, Pognana, Faggetto Lario to mention a few. Como, the principal city of the Lake and Province is just 30 kms away.
General description
The Villa itself has three floors and great balconies and terraces to enjoy the lake view and of course eating al fresco.. Immediately outside the Kitchen and Living/Dining Room is a beautiful terrace with huge table for enjoying those long lazy Italian meals listening to the splashing of the waves below. You can access the lake directly from the property and take in the sun from the pebbled beach in front of the property, water levels permitting. Or you can simply stay within the property grounds under the shade of the trees to relax on the sun loungers....For Lunch you may wish to use the BBQ that is available at the property. This Villa is well very planned and equipped by the owners who after lovingly restoring this beautiful property were unable to transfer to live here in the house of their dreams.
Technical Description
There is 4 steps into the Property from the grounds and you can drive right up to the entrance door. Ground Floor: The Ground Floor consists of a Living/Dining area which opens out onto the lakefront terrace, a spacious well equipped eat in kitchen with dishwasher, electrical oven and gas stove which also opens out onto the lake view terrace, a complete bathroom with shower cubicle and 19 stairs to the first floor. First Floor: The First Floor has the Master Bedroom which opens out onto private balcony: this bedroom has queen sized bed, large wardrobe space and bedside tables: this room has wonderful views from the balcony and windows and lots of natural light, a second bedroom is located on this floor with 2 single beds that cannot be joined together. This bedroom also has its own private balcony with fabulous views. This second bedroom shares a walk in closet separate room with the third bedroom. The third bedroom has one double queen sized bed, with its own private balcony again with great views and it is naturally well lit: this bedroom shares the separate walk in closet room with the second bedroom. One Complete Bathroom on this floor with both bathtub with hydromassage and a separate spacious shower cubicle, double sinks, bidet, wc, etc., 17 stairs from the First to the Second Floor. Second Floor: On the Second Floor there is a beautiful penthouse with fabulous views of the Villa Balbianello: the bedroom has queen sized sofabed, bedside tables, hanging rack for clothes, chest of drawers, writing table and chair. One complete bathroom with shower cubicle, wc, sink, bidet etc. Note that both the bedroom and bathroom on this floor have wooden sloping ceilings.
General Note
This property provides a Cellular Phone for client use during their stay. On each floor there is a video screen showing entrance to the property and also the machine which allows you to open the main gate to allow people to enter. The heating system is independent on each floor: meaning that you if wish to turn on the heating for only one or two floors this is very possible. There is a laundry room on the ground floor near the entrance which is equipped with Washing Machine, Iron and Ironing Board.
Not Included and to be paid locally on consumption is heating and cellular phone charges.
Lezzeno
The last village on the way from Como to Bellagio is Lezzeno. With its many wards scattered along the shore of the lake and at the foot of the mountains, Lezzeno is also a renowned residential center. After the locality of Villa, on the last stretch of road before Bellagio, one can see the Sassi Grosgalli. These are scenic cliffs that jut out over the lake and they are full of crevices caused by the erosion of the waters. It is worth taking a boat trip to see the Grotta dei Bulberi or the Grotta Azzurra, which are caves that are famous for the coloured effects sunlight has on them. Lezzeno is also an important centre for craftsmanship. Iron wire and metal nets are produced here and it also has shipyards. We know that the area was already inhabited in Roman times from a fragment of a tombstone slab in the wall of the parish bell tower with an inscription from the 1st-2nd century AD.

Rate Details (In Euros)
The Cost per week including membership to Bellagio Sporting Club is
Euro 4,500.00. Rate does not include cell phone charges which have
to be paid locally on consumption. Arrival is possible between
4pm and 7pm and departure must be before 10am on departure day.
Late Arrival, without previous notification may result in a fee of Euro 50.
