"Casa Campana" (The Bellhouse), a recently renovated 17th century quarrystone house, is part of a small privately owned hamlet only 2.2 km from the charming wine producing village of Castellina in Chianti. Castellina is known for its rich history and its shops and restaurants, where locals and visitors gather to celebrate the bounty of the Chianti region. Its central location (35 km to Florence, 25 km to Siena, 150 km to airports in Pisa or Bologna) makes it a perfect starting point for all sightseeing trips.
Set aside on the north end of the estate from the few other houses, "The Bellhouse" will help you realize your dream of real Tuscan country living. This enchanting stone house built on several levels into the hillside offers a large terrace as well as a vine-covered patio, a private pool (5m x 9m x 1.5m), extended leisure areas with a gazebo and a view of the surrounding hills from its sun-drenched position.
Ground floor: living room with open fireplace, library with satellite TV, DVD player, stereo, CD player, service room with toilet, washing machine, maintenance room.
Two steps down there is a dining room, and fully-equipped horseshoe-shaped kitchen with center working area.
1st floor: 4 bedrooms: 3 with large beds (two single mattresses in one frame) 2 with ensuite shower and bathroom, and 1 bedroom with two single beds.
The property extends over 86.5 ha (approx. 300 acres) and is part of the natural resort of "Oasis del Chianti," the only no-hunting zone in the area with an amazing variety of fauna and flora. An island of absolute peace and privacy and the perfect starting point for short or long trekking and hiking tours on trails and "white" roads through the world famous vineyards, forests and olive groves of the Chianti Classico region.
Its close location to the main highways makes it perfect for all kinds of day excursions to places like Florence, Siena, San Gimignano, Greve, Lucca, Pisa and even for extended day trips to Rome (3.5 hrs. drive) or Venice (3 hrs.).
The house is surrounded by a large, well-maintained garden with dozens of flower pots, ornamental trees (pomegranite, olive, fig, etc.)and citrus fruit trees.

Beautiful Villa with Private Pool in the Heart of Tuscany
Year Purchased: 2006
Why the Owner Chose Castellina in Chianti
The location is amazing -- close to Florence and Siena, yet in the Chianti Classico wine growing region, one of the most beautiful areas in Italy. Our house is actually in a nature preserve, so we have many birds, deer, boar, etc., and even fireflies during early summer.
The Unique Benefits at this Villa
The private pool is the best feature in the summer. Most similar rentals offer shared swimming pools, but our is completely private and has a lovely view to the north towards Florence.
Owner's Map of Castellina in Chianti
Erin and I bought Casa Campana in 2006 after renting it for several summer vacations. I run a small book publishing house and Erin is a freelance college text editor. We have lived at Casa Campana four months each year since buying it.

My last report in this already overlong letter is about your property management company. It wasn't until we got to Camogli that I realized I'd left behind the painting I'd bought in Castellina. I went online to write to Patrizio and saw that I'd already received an email from Annie saying the housekeeper had found it and turned it over to her. She volunteered that she would be going to Siena on Monday and would be happy to take the painting with her and send it by UPS to wherever I wanted. She and I then exchanged a flurry of emails about logistics, the result of which was that the well-packed package was delivered to me at the B&B here in Genova yesterday. She was really helpful, kind and on top of everything throughout. I want to put in a good word for her. We loved every minute and we thank you again.

We wanted to write and say thank you for sharing your beautiful villa with us! We had an incredible two week family vacation while staying at Casa Campana. The villa and surrounding area were so private and beautiful, and we loved the pool, native plants and the kids loved all the animals wandering around. It was so well located near Castellina and it was a wonderful town to have as a home base. We will definitely pass on a recommendation to any friends looking for a place in Italy. We discovered a wonderful cooking class in old Certaldo that we would highly recommend. I gave the specifics to Patrizio.

Let me be the first to HIGHLY recommend Erin's house. It was a delight to stay there and it's close to everything you want to be near in Tuscany. It's perfectly situated for day trips to Florence and Siena, or wonderful hikes through vineyards and wooded areas. Then you come back to this beautiful house surrounded by amazing scenery which you can see while taking a dip in the pool. Can't beat that."

We had such a phenomenal time at your house. The whole time we were there I just kept thinking, this is way too fast, way too short, I need to come back and live here for periods of time. Everything about the trip and house were perfect. We were happy that a few girls dropped out and we were down to five. That was plenty. I guarantee you will be getting business from my gang. Everyone was so happy and couldn’t wait to tell their friends about the place. We all took lots of postcards to pass around.

"The house is lovely. Everything works well and the rooms are very comfortable. Spent yesterday walking around Castellina in Chianti and today in Siena... vines and olive trees in every direction. Haven't had a bad meal yet. We walked around the narrow streets of Castellina in Chianti enjoying the careless roads and the medieval atmosphere."

This is to say how much we enjoyed our stay at Casa Campana (again!). The weather was beautiful all week, and we had a thoroughly relaxing time. Hoping very much that we will be able to return once more in the next few years.
