Perched on a high cliff at the tip of Capo Vaticano, this unique property is located in a gated compound where nature has been preserved from the over-construction that plagues much of the Italian coast. Years of care and meticulous landscape design have transformed this cliff into a green haven, from which to enjoy breath-taking views of the Mediterranean, and the Aeolian Islands. The volcano of Stromboli, directly west on the horizon, is the protagonist of some of the most spectacular sunsets you will ever see.

The compound enjoys a private access to the beach below, but the addition of a nine-foot/ten-inch by 50-foot/ten-inch (three metres by 15.5 metres) pool has greatly enhanced the enjoyability of this very exclusive villa.

The property consists of a main house with kichen and living areas, master bedroom and second bedroom, each with en-suite bathroom, and two guest houses, separate from the main house, each with a bedroom and a bathroom.

    • ARRIVAL POLICY: Since this house is not a hotel, we unfortunately do not have flexibility for your arrival time. YOU MUST MAKE YOUR TRAVEL PLANS TO ENSURE THAT YOU ARRIVE AT THE HOUSE BETWEEN 3PM AND 7PM. You cannot arrive earlier, because we need time to prepare the house for you. You cannot arrive later, because a person who does not live on the premises will be sent specifically to meet you, and this person is not available after hours. If there is a chance that you might arrive late, you should make plans to stay at a hotel and arrive the following day. You will not be reimbursed for the cost of the hotel. This applies also in case of a delay that is beyond your control, such as a flight cancellation, or a train strike. We apologize for the inconvenience, but we cannot accommodate late arrival under any circumstances.

Why the Owner Chose Capo Vaticano

My husband started vacationing in this area in the early 1970's and grew attached to its breath-taking beauty, rich history, and unspoiled nature. Much has changed in the area since then, but within our enclave we were able to maintain the original character of the landscape, making this spot a truly special place on the Italian coast. Being so far South, the house is very enjoyable throughout the year. We don't consider this just a beach house- it's a wonderful getaway where in mid-January you can already enjoy seeing blooming almond trees and wild flowers.

The Unique Benefits of this Villa

The most unique aspect of this house is certainly its dramatic siting. On the Mediterranean, usually when you see buildings sited like ours, they are either lighthouses, Moorish towers, or religious buildings. A private residence perched on a cliff, and in a place that still offers it complete privacy and seclusion is not easy to find. Our closest neighbors are two families of hawks, and they are extremely discerning creatures...

    • This was the most magnificant placed I have ever stayed in my 40 years of travelling.When you arrive and the electric gates open-you drive into a serene botanical sanctuary and the road leads you to a car port where you are parking your vehicle under grape vines.So before you set foot into Alessandras beautiful home-you know that you have 'Arrived'. I realized that this is one of the only times in my travelling life where the reality of the beauty of a place far exceeded any possible expectations.There is nothing missing here-nothing.To add to all of this is that Alessandra is not only gracious ,attentive and discrete but she has an eye for beauty and simplicity. I shall be returning-many more times.Thank you Alessandra.

    • We all thought your house was stupendous, with just the right balance between simplicity and charm. You have obviously worked hard to plan and design the house, the guest houses and the landscaping in such as way as to enhance the natural beauty of the site, to give privacy both inside and outside the gardens, and yet give a real design flair to the various parts including the naturalistic swimming pool. Ultimately, although luxurious in some sences, it was not in the least bit 'poncey', if you could forgive a very english expression.

    • 6 of my family joined me for my 50th Birthday and I wanted to find somewhere special and none of us were disappointed. The setting is one of the most beautiful that you could imagine. The house itself was clean and fully equipped, my only criticism was that there was no visitors book to put all of my little tips in and to see where others had enjoyed - but if thats the only criticism then it speaks volumes!!!! Alessandra was just so helpful as we had a number of travel issues before we left. Nothing was too much trouble and we are all very grateful. We werent able to use the pool for our stay so that was unfortunate but the grounds and outside facilities equalled those internally. Going early season has its compensations as with the warm spring like days it was lovely to come back to a sunny but cool evening and when we had watched the sun come down and Stromboli disappear we were able to enjoy the open roaring fire (we didnt seem to have a problem with too much smoke as previuos review stated). The area is very unspoilt and has a feel of Italy. Locals despite speaking no English and we speaking no Italian, managed to converse and were very welcome wherever we went. Tropea, Pizzo, Scilla were particular favourites of ours as was the day trip to Stromboli and two other Islands. We all had a wonderful holiday and are grateful to Alessandra, Mr Paginin and Anna for helping us make it so. Thank you all! best Wishes Linda and family.
