Villa Rosaspina is a traditional old oak-beamed Umbrian stone villa dating from the early 1700s. Standing on the Hills of Todi, in the Tiber valley natural park, it lies at the centre of one of Italy’s areas of greatest historical, artistic and cultural interest, and outstanding natural beauty. Surrounded by olive groves, vineyards and its own woodland with centuries-old oak trees is a perfect place for those who love privacy. From the windows you can admire the view of the stream flowing through the valley below. This villa comes with its own private 12x6m pool, set in magnificent rural surroundings for your exclusive use. You can sit under the gazebo by the pool and share the day’s discoveries with your friends via the villa’s DSL/Wi-Fi. The air conditioning in the bedrooms and the anatomical latex mattresses will keep you cool. The warm-welcoming atmosphere created by traditional materials and furnishings, beautiful antiques and paintings, will make this a truly relaxing holiday.


INTERIORS & GROUNDS: A spacious air-conditioned sitting room with fireplace has large glass door leading to the lawn. A glass door also leads from the kitchen out to a shady dining veranda with a stone BBQ, which lends itself to long al fresco meals with unforgettable views over the Umbrian hills. A terraced garden with lawns, fruit trees and rockeries surrounds the house and leads up to the pool area, set 25m/80 feet from the house. The broad lawn with oleanders leads down towards a paved terracotta terrace with a private large swimming pool, 6x12m/20x40 feet, loungers for sunbathing and a gazebo for reading or siestas in the shade.
GROUND FLOOR: Fully equipped kitchen with dining table, sitting room with fireplace, both of which air-conditioned & with mosquito nets. One double air-conditioned bedroom (which can be converted into a twin-bedded room) & ensuite bathroom with shower suitable for disabled guests. FIRST FLOOR: 3 double air-con bedrooms with ensuite bathroom (1 has a Jacuzzi bath + shower).

TODI : 5 miles away from the villa, is the old town of Todi, founded by the Umbrians (some cite the date 2700 BC). Situated in ancient times on the border between the Etruscan and Umbrian territories, not far from Rome and Florence, Todi has been defined as the most livable town on earth, the 'ideal town' by research of the University of Kentucky for its size, its climate, its hilltop location and for its harmonious relationship to its surroundings. A striking artistic centre in a magnificent position dominating the Tiber valley, celebrated for its Roman and Etruscan remains, for its palaces, its churches and its atmospheric medieval environment. Picturesque winding streets, stone buildings, medieval wells, arches, sudden ascents and descents that create various perspectives and dramatic views of faraway valleys, hills and mountains all contribute to Todi's unique appeal.

TODI ATTRACTIONS: In the centre of town is the long rectangular Piazza del Popolo, one of the most beautiful squares in Italy, onto which face the Palazzo dei Priori, Palazzo del Popolo and Palazzo del Capitano all originally 13th cent. civic buildings and the 11th-12th cent. Duomo. The Temple of S.M. della Consolazione (16th-17th cent), built to a plan by Bramante is one of Italy's finest Renaissance Churches. The newly restored Museo Civico e Pinacoteca houses important pieces ranging from rare Etruscan coins to 16th c. Italian paintings. In Todi one can find many cultural events and exhibitions. The annual Todi Festival hosts avant-garde music, dance and film productions. An antiques fair takes place every spring. Many celebrated artists and artisans live and have their studios in Todi. The town is rich in art galleries, craft-shops (ceramic, carving), antiques dealers and restorers. You can enjoy the world-renowned Umbrian cuisine in traditional restaurants & food shops: truffles, wines, olive oils.

Hidden Gem
What a beautiful hidden gem this property is. The house is comfortable, quiet and feels like a peaceful retreat. The outside property is surrounded with lush trees, a beautiful garden and a huge pool overlooking a lovely view. Rosa the owner could not have been more helpful or pleasant. She was close by if we needed her and would drop off special treats for us. Grazie mile Rosa!

Rosaspina is everything and more!
My husband, daughter (5), mother-in-law, and I spent a week at Rosaspina... we would have happily stayed forever. Coming from NY and DC, we were a bit hesitant at first - Rosa's listing says no refunds - what were we getting ourselves into... But Rosa and Rosaspina far exceeded our expectations. Rosaspina is a slice of Umbrian paradise. Rosa couldn't be more warm or helpful. Ask her to book you a massage with Alessandra. You wont regret it! Rosa brings surprises from her garden and made us the most delicious apple cake - we now have the recipe. Spotlessly clean. Strong AC. Good wifi (all things considered). A++++ We would absolutely return and will keep the wonderful memories with us always!

Wonderful stay in Fall 2022
Villa Rosaspina was our home for five weeks in the fall of 2022. It is is located on a beautiful ridge with a view of Todi. Like many Umbrian homes with a view, you follow a typical, and rather steep "strada bianca" (white gravel road). The villa is exactly as pictured. Nestled in a grassy knoll surrounded by gardens and trees. The well maintained pool is just steps from the kitchen, and offers perhaps the best view point of the property. The villa is peaceful, with only the occasional dog barking in the distance, or owls hooting at night. The space was clean and well kept. The kitchen is typical of Umbrian kitchen spaces, perhaps a bit small however I was able to cook for seven people for an entire week without much difficulty. I did bring a few of my favourite cooking implements. Rosa, our host was kind and gracious. She provided wonderful ideas for restaurants, hikes, road biking routes and food shopping. She was very quick to help us when we needed it. As an example, when we popped a car tire on our way to a hike, Rosa was quick to suggest a tire repair service which worked out beautifully. We biked nearly every day, but found it helpful to bring a bike rack as the access road is extremely steep and has loose gravel. Bikers will love Umbria for the terrific climbing. "Everything good is at the top of a hill". As Canadians we were surprised there was no local taxi /uber service, so we had to take turns being the designated driver after dinners out. Where normally we would just cab or Uber it. Our extended stay was very successful. I would recommend Villa Rosaspina.

Fabulous stay!
We had such a wonderful time at this property. Rosa was so gracious and hospitable as well as an excellent cook. The villa is well equipped, comfortable and immaculate. The pool is incredible. Recommend a car with good pick up for the hilly and windy roads.

Magical Sojourn
The villa and location were exquisite but without assistance as needed by the property manager, all plans and hopes can be for nought. Rosa was exceptional and can be best described by Lord Byron, the noted Romantic poet: “ She walks in beauty like the night.”
