One of the charming townhouses in Kensington’s picturesque Hillgate Village. This is a residential area of narrow, quiet streets, immediately to the south of Notting Hill Gate and close to Kensington Church Street.

Built in the mid-19th century, this three-storey house has a Master and Single bedroom on the top floor, a large open-plan sitting room with working gas fireplace on the ground (street level) floor, and a double bedroom with working gas fireplace and large kitchen/dining/family room on the lower level. The tiled floor on the lower level incorporates under-floor radiant heating. The dining area is in a bright, glassed-in conservatory, which opens onto a small, secluded garden.

The kitchen is fully equipped with granite counters, gas cooktop with exhaust hood vented to the outside, dishwasher, double ovens- one of which is also a microwave, and refrigerator/freezer. The appliances are all modern and of top quality. The round dining table in the conservatory seats 6 people, and there are also chairs and a table outside on the garden terrace.

The family room in the lower level includes a sofa, arm chairs, a television, and VCR/DVD player. The television receives the standard over-the-air channels and about 30 digital channels.

There are 2 full bathrooms, each with full-size tub/shower, toilet, sink, heated towel rack and under-floor radiant heating. 1 bathroom includes separate full-sized washer and dryer. The house’s heating and hot water systems are new, providing excellent water pressure and plenty of hot water.

The Master bedroom, which runs the full width of the house, has 2 large windows, a French Art Deco Queen-sized (US) bed, and ample built-in closets. There is a small, portable television. The single bedroom has one large window, a small desk, and several built-in closets.

The lower level bedroom also runs the full width of the house, and has large windows and a separate entrance leading to steps up to street level. There are 2 single beds, which can be joined together to make a Queen-sized bed. All towels, sheets, pillows, and bedding are of the highest quality.

The sitting room contains a working gas fireplace, sofa, 2 armchairs, oriental rugs, a desk, well-stocked bookshelves and radio/CD player. There is broadband Internet access via DSL.

The house is bright and airy, decorated in light tones of cream and white. The comfortable furnishings are a combination of antique and contemporary. Occupancy limited to 4; children minimum age 16. Suitable for 4 adults, 1-2 couples, or a family with older children.

These include a Tube station with Central and Circle Line service; many bus routes; two movie theaters and shops of all kinds. There is a wide variety of restaurants within a few minutes’ walk, many in Hillgate Village itself, including two renowned fish and chips shops and two neighborhood pubs. Within a five-minute walk you will find the world famous antique shops and trendy boutiques of Kensington Church Street; Portobello Road Market; Kensington Gardens and Palace; and the comprehensive shopping of Kensington High Street. The house serves as an excellent base for reaching London’s West End (15 minutes by Tube); the museums of South Kensington, such as the Victoria and Albert and the Natural History Museum (10 minutes by Tube or bus; 15 minutes’ walk); and the Thames and Kew Gardens to the west.
