Cape on the Lake offers TWO ACRES of privacy. We are far removed from the crowds, traffic and McMansions on Lake Winnipesaukee. Don't rent a property on narrow Locke or Half Moon Lake and end up staring at the cabins a stone throw across the lake.
During the day enjoy Cape on the Lake's private beach area with over 250 feet of waterfront, brand new 40 dock and swim raft. In the evenings, enjoy the crystal clear skies by the large firepit (permits included along with plenty of seasoned wood).

Watch loons, boats from multiple adirondack chairs overlooking the lake. Fish from the private dock, swim, bring a boat, a jet ski, enjoy the property's kayak, basically anything you would ever want to do on a lake, you can do at Cape On The Lake. Public beach is a short 15 minute walk away through the Suncook Lake forest preserve.
The property is over 2 private acres and if you have children, they will love the freedom to roam and explore. You will love the perennials and natural New Hampshire flora. Deer can be seen on the property in the early morning along with other wildlife. This is 100% grade A New Hampshire.
The house has been completely renovated since it was purchased five years ago. It has 2 bedrooms, renovated kitchen, renovated bath, living room and separate dining area. Kitchen and dining areas have new wide pine floors.
An oversized, screened-in porch, which will accommodate several people for dining. And after that long day of swimming and your big long dinner, jump right into your private hot tub.

Why the Owner Chose Barnstead
We love the lake in New Hampshire. Great weather, warm weather and lots of outdoor activities. We wanted our son to experience the outdoors. Suncook Lake is much quieter than Lake Winnipesaukee but has all the benefits without the crowds. See pictures at

This was one of the best vacations my family and I ever had. It was peaceful, beautiful and full of wonderful things to do. The house itself is very cozy, perfect for a family of four. Most days we sat by/swam in Suncook Lake, enjoying the beach area, dock and private raft. (My 3 and 7 year olds REALLY loved the raft :) My husband and I enjoyed fishing off of the dock, Kayaking, relaxing in the hot tub and sitting by the fire at night. The yard is humongous, allowing plenty of room for my kids and dog to play (Yes, dogs are allowed which was one of the main reasons we chose this house... My german shepherd is 10 and I no longer want to board her.) As an amateur photographer, I was excited by the beauty of the place and the endless subject matter to shoot. Surrounding Barnstead is full of entertaining things to do... Steve at Big Fish/Little Fish Exotic Pets on Rt. 28 treated us like family in his store and drew a map full of local (inexpensive!) attractions which our entire family enjoyed immensely. Also, Lake Winnipesaukee (Weirs Beach) was less than a half hour drive and it was lots of fun to experience that as well (Although I'm so glad we didn't stay there a full week~very much a tourist trap.) Kathy, the caretaker was very attentive, making sure all of our needs were met. Prior to arriving the owners were very prompt in returning emails and very courteous, answering all questions I had prior to arrival. I would absolutely recommend this to other families and we will be going back!

The cottage is campy but with a clean, upscaled edge. Very comfortable master BR, albiet small and although there is an 5 drawer chest for clothing, there is no closet space. Same for the guest BR. The living space is great when you factor in the screened porch overlooking the lake, the furniture on the porch could use some upgrading but overall, it was pretty comfortable. You can not beat the spot on the lake, we kayaked around the whole upper Suncook and determined this was the best location to be. The fire pit is HUGE and a great place to hang out at night. If you want a relaxing vacation where you want to park your car and never leave, this is a good choice. We did run into a problem with the refrigerator, the circuit board blew and we lost use of it for a couple of days but it was no fault of the owners (it still looked new, the blame falls on GE). I contacted the caretaker and the owner and they did their best to resolve the situation. The owner even drove up the next day with a new fridge because the repair man couldn't commit to a timely repair. As unhappy as I was about having to live out of coolers for a couple of days, I can't say enough about how extremely responsive and very apologetic the owner Jason and caretaker Kathy were. I travel often and am rather picky with my accommodations. This is not a 5 star resort but you shouldn't expect one if you're looking for a lake cottage. I highly recommend staying here.

My husband and I searched high and low for the perfect place to spend my 30th birthday that would fit both of our personalities and we found it at Cape On the Lake. I loved being able to get away from the city and the noise and be surrounded by nature but still able to get out and be active. We saw the pictures and it looked gorgeous. I was immediately interested but nothing prepared us for the breathtaking views when we arrived. I tried all week to take pictures that captured how beautiful it was but I just couldn't create one that compared to being there in person. The bed in the master bedroom was incredibly comfortable. There were plenty of books and movies to choose from for those that wanted to curl up on the cushy couch or for those wanting to get outside: a lake to swim in, a dock to lay out on and a quiet road in front of the house that was fantastic to go for a run or bike on. AND we did it all! Not to mention relaxing in the hot tub!! It was just the two of us for most of our stay but another couple did join us one night and there was plenty of room for us all to do our own thing as well as all gather around the table for meals or in the living room to play board games. We didn't get a chance to take advantage of the fire pit but my husband and I can't wait to get back in September when the nights are a little cooler so we can get a fire going and eat at the outside picnic table. Doesn't matter what time of year, anyone can enjoy Cape On the Lake. OH! and there are some fun wine vineyards in the area and lots of great hiking nearby!

While on an extended business trip to Boston in early October, I decided to get out of the city for a quiet weekend. I arrived late on Friday night and Kathy helped me get settled in no time at all. It wasn't until the next morning I was able to actually see the lake and property. And what a great view I found upon awakening. The lake was quiet, peaceful, and beautiful, with a post-card view of the foliage across the lake, just starting to turn red, orange and yellow. The small house had everything I needed. It was clean and very comfortable. I enjoyed sitting in the yard with the lake in front of me, having coffee and reading (was blessed with perfect weather). The whole front room of the house is windows, so you can take advantage of the great lake views. I took a couple long drives through the countryside and visited some of the small Lake area towns. Found a great craft fair in Meredith, good restaurants in Wolfeboro, and enjoyed shopping the little art galleries in the surronding towns. I highly recommend this small and quaint place on Suncook Lake.

Quiet and restful - that's Cape on the Lake. The vacation cabin along side beautiful Sun Cook Lake is set on the old White Oak Road in the rolling hills of New Hampshire. We spent our days relaxing at the lake, and exploring the historic surrounding villages, and countryside. The quiet lake sparkles in the day's sun; just as the clear New Hampshire skies sparkle with the stars. The cabin was well maintained, clean and just as described in the listing. We recommend Cape on the Lake to everyone. Mike and Patti

The property around the house was beautiful, just like in the pictures. Very peaceful. True New England experience waking up to the sounds of the loons every morning. Perfect house for small family. My kids enjoyed the sand pit by the fire pit and fishing off the dock. On a rainy day, we were able to take a scenic drive to Weirs where my kids enjoyed the arcade. I would definately recommend this to friends and family for a quiet peaceful vacation.

We had a wonderful time on our vacation. The lake is gorgeous and the waterfront privacy is priceless! We spent so much time in the lake, on the dock and reading on the screened porch that we hardly ever left to explore the area. It was a perfect vacation for us, as well as our dog who enjoyed swimming every day! We hope to be back next year. Thanks again for a great week!
