You've hit the jackpot! You've found perhaps the nicest condo (or that's what everyone that sees it tells us) in the nicest gated community in Fort Myers. Our 1500 s.f. three year old, ground floor end unit gets sunlight and fresh breezes from three sides, and is easily accessible from your reserved parking space in front of the building with no stairclimbing neccessary. Situated on the 18th fairway of the Royal course, it is a five minute walk to the clubhouse, main pool and pro shop, with a private pool in the building next door. It would be easy to spend a month here without a car!
When you rent our place, you'll also be able to assume our club membership for two. Your membership provides you the use of all our impressive facilities, including a very nicely equipped gym/weightroom, pools, and private recreation and dining facilities. Membership also grants you full access to our two beautiful golf courses with all member privileges, including ability to book tee times, use of practice facilities, and locker room and bag storage. If you are used to private club treatment, or would like to try it, you will definitely not be disappointed!
We set this place up for ourselves to enjoy. We have furnished it quite nicely with quality furniture, five TVs, including a 51" set with HD service in the living room, a workstation with your own PC and peripherals, and more extras and amenities than you would expect to find.

Entertainment	Cable/Satellite TV (5): We have a 51 inch TV with HDTV service and VCR/DVD in the living room. Each bedroom has a 19 inch TV with basic cable(VCR/DVD in master). There is also a 15" TV in the kitchen. DVD (2) VCR (2) Video Library: We've left a couple dozen VCR tapes for you to enjoy CD Player Stereo System Shared Hot Tub (2): Hot tubs are located at the main pool and the Lodge pool Shared Pool (3): You can go to the community pool in the building next door (50 yards) for a quick dip or the whole afternoon. It is 6 feet deep and private, you need your key to get in. Or, for the big pool experience you can opt for the pool at the main clubhouse ( 5 minute walk). Naturally, the pool at the main clubhouse is where it's all happening...water exercise classes, gym, full restaurant...you can stay there all day! Or you can go down to the Lodge ( a 5 minute car ride) with hot tub and food and beverage service! The Lodge has pool tables, card tables with organized games, meeting rooms and a large outdoor pool with hot tub and full (lively!) bar and entertainment some evenings! Kitchen	Full Kitchen: Our kitchen is complete with everything you need! It has a breakfast nook that seats four. Morning sun. There's also a 15" flat screen TV tucked in the corner. Cooking Utensils Provided: Everything you need to cook for a couple or a crowd! Refrigerator: Decent sized refrigerator with ice and water in door. Dishwasher Microwave Ice Maker
Outdoor Features	Gas/Electric BBQ Grill: Electric grill on lanai. Deck/Patio Lanai: Our lanai has a table that will seat 6 and an electric grill. It faces west toward the Gulf of Mexico so you enjoy indirect sunight with your morning coffee and a magnificent sunset over the lake in the evening. There is a bamboo blind to protect your view in the evening
View/Location	Lakefront: Only the span of the 18th fairway separates your lanai from the lake. The high point of your day will be grilling your dinner and enjoying a beverage on the lanai and watching the last few groups of golfers come in as the orange and red Florida sun mirrors itself into the lake at sunset. Golf Course Front: Our lanai is just inside the 150 marker on the 18th hole of the Royal course, but it's situated so a shot is never hit close enough to us for the players to notice we're there. A great idle pastime of mine is to sit there, watch the approach shots to the 18th green and try to figure out who won the match.
Communications	Telephone (3): Cordless phone sets in livingroom, kitchen and master bedroom, answering machine with 3 mailboxes. Computer w/ Dial-up Internet: There is a workstation set up in one of the guest bedrooms with a PC with printer and copier/scanner. Service is NetZero Hi-Speed, which is dialup with accelerator. It's fine for checking your email, getting directions and teetimes or checking your portfolio. It's not quite as fast as the computer in your office, but then again, you did come down here to relax a little, didn't you?
Other Amenities	In addition to all the space in the condo, you also have a separate locked storage unit outside your front door. OUR WINTER HOME IS EQUIPPED WITH EVERYTHING YOU NEED IN ORDER TO ENJOY A GREAT VACATION!
Suitability	No Pets Allowed Handicapped Accessible: Unit is on ground floor, no problem with walkers, wheelchairs,etc. Grab bar in MBR shower. Wheelchair Accessible Kid Friendly: We set this place up for vactioning FAMILIES! Heritage Palms accommodates people of all ages. Although there are plenty of people here who have reached the age or income level that they don't work anymore, it is NOT a 55+ community! In addition to the master bedroom with a king bed and his and hers walk in closets, and one guest bedroom with twin beds and a walk in closet, the den is set up as a bedroom and the sofa in the living room folds out to a COMFORTABLE bed. If you're a retired couple with children who have children, rent our place and BRING THE WHOLE FAMILY DOWN! You can feed 6 at the dining room table and 6 on the lanai! There is a kids playground set up at Heritage Palms near the Lodge, which is also a great place to bring small ones swimming and etc. There is a ton of stuff for little kids to do in Fort Myers. There is a wildlife preserve a mile away from Heritage Palms, the Imaginarium, brand-new amusement park 15 minutes away, movie theaters, and of course...THE BEACHES! Smoking Allowed: OK to smoke, please restrict it to the lanai.
