Building sits directly on a SANDY QUIET beach. Best beach in the Riviera! Beachfront Apartment in the quaint village of Theoule at the foot of the red rocks and forest of Esterel, nestled between Cannes (15 minutes) and Mandelieu (10 minutes), (40 km from Nice airport).
Strict urban controls have maintained the traditional charm of what was once a fishing village. Wake up to sun rising over the water and take an early morning swim with just yourself and the sea birds. The beach right outside our Apartment is sandy with clean water, a floating dock for swimmers, and the occasional small sailboat from the nearby sailing club.
In the evening, enjoy a quiet stroll along the Promenade de la Darse, a paved pedestrian walkway that follows the Riviera Coast. This is our treasured Vacation Home; we regret no children or pets are allowed. Minimum stay is 7 nights, 14 nights in August.
Details of the Apartment: New building in Mediterranean red stucco style. The apartment comfortably sleeps 4, with 2 beds in bedroom and a generous sofa bed in the living room, which is equipped with new TV and DVD player. Both the living room and bedroom open onto a large terrace, 3 floors directly above the beach. Enjoy an afternoon nap on the Terrace in oversized lounge chairs or an evening meal around the teak dining table that can expand to seat up to 6 persons.
Master bath has a large tub and shower as well as washer/dryer for laundry. Small kitchen is fully-equipped. Attractive inside Dining room table seats 6. Entrance hall has a small WC for guests. Two parking spaces in garage. Locked storage area for beach equipment at beach level.
Plenty of restaurants and things to do- water sports, forest trails and seaside paved walking trail, mountain biking, nearby golfing, sea cures, lavender fields and perfumeries, museums, aquarium, Provence artisans.
Walk or mountain bike the many kilometers of footpaths and nature trails in the nearby Esterel Hills while enjoying the sandy beaches of Theoule. Many seaside restaurants offer a variety of casual and formal dining experiences at the water’s edge or over the water with a dock full of linen tables! There are 9 hotel restaurants and 21 restaurants in Theoule.
Sometimes referred to as La Ville d Ecriture for its yearly Writing & Arts Festival in June, Theoule’s town hall boasts the largest collection of inkpots of any town in Europe! One enters the village along the curved coastal road lined with 'larger than life' neo-modern sculptures, including Femme Sortant de L Eau, Woman emerging from water and 'Naissance de la Femme', Birth of a Woman. There is also the impressive 'Croix de Lorraine', a symbol of the disembarquement of allied troops in 1944 and a yearly celebration of this event.

There are many activities for land and sea lovers. At our apartment side beach, you’ll find beach volley ball and boccia ball courts, 2 sailing clubs, windsurfing, scuba diving, and nearby excursions to sea water cures. Hike in the scrub or in the forest of cork oaks and maritime pines.

The apartment was just as expected if not more impressive once we arrived. This is the kind of place you could probably never find anywhere, amazing location, fantastic quality, more than reasonable price, and unique. The renting process was more lengthy than most, but once you see this place you understand why they don't want just anyone renting it. It is a gem of a location and I would require background checks as well if I owned it. We would not even consider another place if we ever get to this neck of the woods again, we would stay here again and again. The town is a stones throw from the apartment and is very cute and cozy. This is a wonderful view of coastal France and it's very easy to get to Cannes and other cities along the coast by train. We did not bring a car and had no issues.Recommended for: Girls getaway, families with young children, sightseeing, age 55+, families with teenagers, tourists without a car, adventure seekers, romantic getaway.

70' + in October, clear blue skies, sea warm enough for swimming, and the apartment is right on the beach. We didn't travel far - shops and great restaurants also in easy strolling distance - our favourite was Le Coup de Fourchette. The town is completely authentic, with friendly people. The apartment is exactly as described, and is raised up so there are great views over the bay toward Cannes, and the bay is popular with boats of all sizes so there is plenty to watch. Our arrival and departure were well managed, spoiled only because we had chosen the cheapest on-line car rental at Nice airport, and so had everyone else - we waited a very long time, while other renters had no customers - Grrrrrrr. But the friendly welcome from the housekeeper helped to quickly put that behind us as we settled in to this very well appointed apartment. A thoroughly enjoyable holiday which we would love to repeat.Recommended for: Sightseeing, age 55+, tourists without a car, romantic getaway.

The appartment was everything we were looking for - welcoming, full of character, clean and with a superb view; it was a pleasure to go to sleep and wake up to the sound of the sea. Its position could not be better - right on the beach's edge. Plenty of restaurants to suit most pockets - La Fourchette was particularly delicious. We decided not to hire a car but it was easy to reach from Nice airport by train and the journey was along the coastline. The train station is 10 minutes from the appartment and it's easy to take the train to neighbouring coastal villages, Cannes or Nice. We would certainly recommend this beautiful place away from the crowds - it is even nicer than shown in the pictures.Recommended for: Sightseeing, tourists without a car, romantic getaway.

The apartment is perfectly situated directly on the beach overlooking a nice little beach. For those not aware, the sand is not a fine sand. It is a much courser type that has plenty of large rocks and pebbles which can be tough on the feet. The apartment is just as advertised and worked well. We had a couple of significant issues that could have been dealt with better by Lynn. One, the communication with the owner. The communications between us just seemed to be tense. Maybe it was just that we didn't click but it sure felt very non-customer service oriented when we had communication back and forth. We won't go into the details but we just didn't have a very warm and inviting feeling throughout most of the process. Next, the refrigerator and the A/C system didn't work well at all. Concerning the refrigerator, we tried to convey, immediately upon arrival, that her refrigerator wasn't cooling, but we sort of felt brushed off. Rather than having a technician come out right away to troubleshoot it and get it back to operational, we went through a series of emails to only get her manager to come out three days later and validate exactly what we had said in the first place. Ultimately, Lynn decided to replace the refrigerator and have it installed after our visit but during the entire time we were there, we did not have a working fridge. Lynn, mentioned to us that she would compensate us for the issue by refunding our 60 euro cleaning fee but in the end, she never refunded us anything. The living room a/c is a bit finicky. Sometimes it works and sometimes it just doesn't. Nothing advanced to know about it...it just sort of has a mind of its own. Also, the television wasn't working when we arrived and Christine, the gal who checks you in, said that she didn't think it worked. We were able to make it work by finding the HDTV tuner unplugged and were able to get it working but stuff like that just takes time from your vacation experience. It should have been operational from the get go so you don't have to go into "troubleshoot" mode. All in all, we would say it was a good vacation and the apartment will workout nicely for most. Hopefully, your experience with the owner will be a bit better than ours.Owner response: We replaced the fridge with a brand new one within 3 days of learning it was not working properly. We did our best to satisfy these tenants but besides the refrigerator the next 5 things they called us about worked fine..but buttons had been pushed by their kids which made it seem as if they did not work. My manager and I spent a lot of time dealing with these false alarms. As a result I incurred extra management fees which I did not pass on to the tenants. All in all we get 5/5 ratings and laudatory remarks on our service. You won't be disappointed. Lynn

If you love the beach and sea this is the very best choice. This building is right on the best beach you will find with fine sand and clean, shallow water without waves. Local and away from the big cities which, however, are still within close reach. The apartment is in old French style, very nice and clean. Lovely balcony with morning sun and of course an absolutely incredible view.Owner response: My renters are my best advertisement. See for yourself and read my reviews. Nous sommes amoureux de la Côte d'Azur! We love Théoule, which we already knew, and we were more than happy with the appartment. It is well located, nicely furnished with a superb terrace and a stunning view! Plus it is right on a small beach. Quoi demander de mieux? Only one regret: too short stay. When at all possible we will be back and would definitely recommend it to our friends. Also, I would like to add that we were very well welcomed and had access to this very helpful person throughout our stay.Recommended for: Sightseeing, romantic getaway.

You cannot fault the location and the beautiful view. We were not as pleased as we thought we would be with the apartment. It was not as clean as we expected and there were problems with the airconditioner which meant we wasted time sitting in waiting for the repair man. We paid for linens which were not of a great standard and then were charged a cleaning fee having recieved the apartment in a poor state of cleanliness. Strangely CCTV has been installed in the hallway of the apartment by the owner, not something we have experienced in many years of worldwide travel. Children are not allowed in the apartment which is odd given that it is a lovely family resort.Recommended for: Age 55+.
Owner response: I am truly sorry that this reviewer, Mrs O’C, did not enjoy our apartment. As you can see from the reviews of guests who stayed before and after her, her comments are quite unusual. I quote from them: “We found it to be exactly as in the photographs, well looked after and clean” ;“ Incredibly well situated and all expectations met”; “Inside one lacks for nothing, everything is at hand and, like the beach, the apartment is without any form of blemish.” Regarding her specific concerns: The AC unit which failed was a second unit that we had recently purchased to conserve energy, that is, it allowed each room to be cooled separately. It failed 2 days before the end of my vacation and we were quite comfortable with the one, as we, and our guests, had been for years. Mrs. O’C insisted that the repair was done during her stay, choosing to spend 2 mornings of her 14 days there to meet the repairman. Regarding the security camera, it is on only during the winter season or when we have no tenants. A simple email or phone call to me could have cleared that up. Regarding the cleanliness of the apartment, I personally cleaned the apartment from top to bottom as I do every year. I am as meticulous in cleaning my Riviera treasure as I am in developing and reviewing ophthalmic medical devices. Since Mrs. O’C arrived a day after my departure, it is difficult to reconcile this complaint with what I know to be true. Finally, contrary to her statement regarding children, children 10 years and older are allowed. We allow these older children because we expect that, by then, they have been well trained regarding art projects, using coasters on wood, and treating antiques gently. We assume that our guests have their own lovely homes where such rules are applied. I am very personally involved in renting my treasured second home and many of my guests become long distant “friends” who return again and again, sharing their favorite memories and their summer reads. I am truly touched by what they write and to know that I provided them a place where their dream vacation could come true.

We had a wonderful week in this delightful apartment, with its spacious terrace and lovely views over the beach, across the sea to Cannes and beyond to the hazy promontory of Cap d'Antibes in the distance. The apartment has everything you need for a comfortable stay and is decorated and furnished in an attractive and characterful Provencal style. We found it to be exactly as in the photographs, well looked after and clean. We were amazed to find so few people on the unspoilt and well-kept beach during our week in June: it was hard to believe that we were so close to Cannes, yet so secluded and peaceful. As we were only staying a week, and were very happy to relax on the beach or terrace, we only explored further afield one day, but this apartment would also suit people who wanted to use it as a base to visit the seaside towns of the Cote d'Azur and the hill villages beyond. The nearby restaurant Chez Philippe, set right by the water, is lovely for a special meal in an attractive setting and we also ate good meals at two other waterside cafes/restaurants a short stroll away along the coast walk into the heart of Theoule. The bakery along the road into the village is very convenient for fresh bread and croissants and sells tasty snacks, such as pissaladiere, to take away. Arrival and departure arrangements worked very well and we found Claudine to be most pleasant and accommodating; indeed all the local people we came across were very friendly, especially if you speak some French! All in all, this is a charming apartment and a delightful place to stay.Recommended for: Girls getaway, people with disabilities, sightseeing, age 55+, tourists without a car, romantic getaway.

We choose this location on the basis of te offered description among which pictures. The appartment and the building are modern, tastful, clean and everything works appropriately. There is the garage but often opportunity to parc before the building. (It takes some time to "navigate" if you've a big car like we do. Going downs you immediately step on the beach, and the restaurant Chez Philippe is within 100 meters; if you would like to have a good dinner (fishes). So what more could you wish?\ The balcony offers a maximum of privicy. No neighbours visible vice versa. The only negative thing might be that it tok some time and effort to convince the owner that we we reliable people, taking care of their property, but I won't blam them too much on that. About the owner: I am a work at home mother, trained as a scientist in physiological optics -PhD from UC Berkeley and have an optometry degree from there as well. I work now as a consultant for industry developing new ophthalmic devices or therapies and help them design trials to insure viability and safety and ultimately approval by the FDA. I have two beautiful girls which you see in some of the photos. We go to Theoule each year, it is my retreat where I recover from the consumer culture of Southern California. I enjoy making it available to others and am gratified by their heartfelt appreciation of it.

We rented a place over the internet in Nice and it was awful...the beaches were rocky and we spent most of our vacation looking for a place to stay and for a sandy beach. When I found Theoule I looked up at the relatively new apartment building and wondered if there might be an apartment to buy. I asked a neighbor and they told me one just opened which is very rare and that it was not yet on the market. I asked around for the realtor and was directed from one seaside bar to the next until someone pointed him out on his balcony. I signed the papers the next day, an hour before flying back to the States. My grandmother and great aunt came to America from France when they were young girls. My love for them imbued me with a love for France, and now I have my little place in Theoule.
The Unique Benefits at this Condo:
Since I go there each year and for a month I spend alot of time just enjoying our beach. Its quiet and quaint and the water is absolutely perfect. I swim a mile each day then eat all sorts of fattening food. I read a little in French, alot in English and enjoy the patter of the locals talking. I'll take a few trips to special places, return to ones I love, see a new art exhibit, decorate the apartment, shop for good wine good food and decorations for my home in the States. The apartment is very centrally located allowing one to explore the best the Riviera/ Cote D'azur has to offer in short one to two hour day trips...many are less than 30 minutes away. No matter how long a vacation I take I always wish I had more time.
