PLEASE NOTE: THIS CONDO HAS BEEN COMPLETELY REMODELED. THIS IS A COMPLETE REMODEL WITH HARDWOOD AND TILE FLOORS, NEW CABINETS AND GRANITE TOPS, ALL DOORS AND TRIM REPLACED, NEW APPLIANCE AND FURNITURE, PLUS LOTS MORE. THIS CONDO HAS A VERY HIGH "WOW' FACTOR.
Our unit over looks the ninth hole of the nine hole par three golf course that surrounds the property. It is also the closest to the private walk-over to the beach. You can see the ocean from our unit and be standing on the beach in three minutes (walking). We have leased a double beach chair with large umbrella for our guest.
Edgewater Beach Resort (EBR) is a 110 acre gated resort with 24 hour security on site. EBR offers free tram service to carry you to the beach, and all other resort features. EBR also has a fitness center and beach side restaurants.
There are multiple heated pools (during winter) and two hot tubs. The main attraction is the large Lagoon Pool with tropical plants, with water falls, and pool side service for food and drinks. EBR also has a world class tennis complex, and a huge convention center.
Walk across the street to large grocery store, theater, bowling, billiards, shopping, and restaurants. This is strictly a NO SMOKING, NO PETS unit. NO EXCEPTIONS.

- No Pets Allowed: We love dogs. But we advertise our unit as "No Pets" Some people are allergic to pet dander. So we respectively request you comply and understand
- Kid Friendly: We lived in this unit for 14 years (part time) and our daughers grew up here. They roamed the resort and was always safe. Edgewater security does a great job. You will feel good about your children on the resort.
- Minimum Age Limit for Renters: Must be 25 years old or married. Children CAN NOT be left alone for unreasonable length of time and never alone overnight. Our unit is for adults and families only and children left alone will be delt with possible eviction and no refund.
- Smoking Not Allowed: "NO SMOKING" means "NO SMOKING". Our cleaning service will notify us of smoking order. Also, if you smoke on the balcony, please close the sliding door to avoid the a/c unit from drawing the smoke and order in our unit. Same results

Why the Owner Chose Edgewater Beach Resort
We raised our daughters going back and forth to Panama City Beach (PCB). We love being there and spend most of our nights there now that daughters are grown and married. Yes they still go often and we now enjoy taking our grand kids to the beach.
