Welcome to "Coral Bay Outlook." The Outlook is a lovely, hillside villa overlooking one of St. John's most spectacular harbors with views of the British Virgin Islands on the near horizon. All the best beaches in the National Park are just a short drive away while the restaurants and small shops in the Village of Coral Bay are within walking distance.
Our villa is located on two floors - a main level with two large bedrooms - and a lower, garden level with a separate guest apartment including a second kitchen and one bedroom. You may rent the entire house which sleeps 7 people and is perfect for two couples who want privacy or a family traveling with another couple or in-laws. Or you may rent the main level (upstairs) for up to 5 people or the very affordable guest apartment (garden level) which suits a couple. You will find the views are superb from all levels.
We have comfortably furnished our villa in natural rattan, dark woods and tile. It comes fully outfitted with linens, guidebooks, beach supplies and more -- everything you need for a carefree vacation. There is a completely equipped kitchen for gourmet cooking and a Weber gas grill for outdoor grilling on the deck.
We are situated on a hillside about 200 yards from the harbor’s edge. Assess to our property is on a private, paved road (a luxury in St John). The villa is surrounded on three sides by lush gardens with palm trees and jasmine flowers. It is convenient to the village, but also quiet. Two large decks overlook the harbor and there is a shady patio on one side. From the decks, you can see boats traversing the harbor, catch the rising sun, and enjoy the afternoon shade while looking at the lush British Virgin Islands - Norman Island, Tortola and Peter Island - in the near distance.
The main level of the house has a 'great room' with a large outdoor deck running the full length. The great room includes a living area with a TV, VCR, DVD and stereo, an eating area and a modern kitchen with dishwasher, stove and microwave. There are two large bedrooms - one with a king bed and the other with a double bed and a single bed. Each bedroom has a private toilet and sink and there is a semi-outdoor, tiled shower with a spectacular harbor view. The house is wired for internet and most of the time, the WiFi service is excellent.
The lower, garden level has its own entrance and large deck with panoramic views. It has a long living/dining area, a kitchen, 1 bedroom with a queen bed, and a full bath. It is furnished in the same Caribbean style, bright and colorful.
The whole villa is available for rent or it can be subdivided into the upper 2 BR level or the lower, 1 BR garden level.
The legendary National Park beaches with white sand, calm water and stunning snorkeling are just minutes away as are many of the park's best hiking trails. Also nearby are a wonderful variety of restaurants, including Skinny Legs, Island Blues, Miss Lucy's, Aqua Bistro, and Shipwreck Landing, many with live music in season. Kayak rentals, snorkeling equipment, and information on boat charters is all located at the harbor's edge.
Come relax and have fun - on our deck, in our garden, or in the sea nearby.

Why the Owner Chose Coral Bay
We enjoy sailing but the season in New England is very short so ten years ago we started sailing in the Caribbean during the winter. We fell in love with the Virgin Islands and especially St John with its uncrowded beaches, soft sand, clear water and spectacular snorkeling. When we wanted to buy a vacation house in a warm place, we decided to buy in the US Virgins and chose the village of Coral Bay because it is the prettiest part of this beautiful island island, and it is also the most convenient place to reach the best south shore and north shore beaches in the National Park.
The Unique Benefits at this House
We have made every effort to make our home very comfortable for us - and for you! We like to cook; sit on the deck and admire the view; get on line and catch up on our email; go for a swim; hike in a beautiful place; explore ruins; snorkel; go our for dinner, and also just stay in and relax. The Outlook is convenient for all this and more. It is truly a place to get away from it all in comfort - and yet still have instant, excellent email/internet service in every room of the house.

Hi
We live just north of Boston, Massachusetts in the historic seaport of Salem. We love living near the water and sailing during the summer. I head-up a regional, non-profit organization that works in collaboration with the National Park Service on trail development, historic preservation, and heritage education projects. Andy works in media research and technology at MIT. We have one daughter.
Cheers, Annie & Andy

Great House. Super clean and accessable to several resturants, groceries, and 20 minutes from Cruz Bay. Great breeze on the deck and views are wonderful. Sunrise across Coral Bay and night view of bay are beautiful. Close to all the snorkling and bays. Would stay again. Stayed in the upstairs with two bedrooms which had plenty of room and could cook in or go to near by resturants. Drinks on the deck in the afternoon with the view and breeze were super.
Owner response:We are always delighted that our guests enjoy our house as much as we do. We love to be there and have taken care to furnish it with all the amenities that we like at home - and that we think our guests will like too.

My husband, three children and I spent a week at Coral Bay Outlook. The villa was charming, with everything we could have possibly needed. Very, very clean and well kept. Amazingly gorgeous views from the deck. The owner was very communicative from the time we inquired to the week before our trip. When we arrived, the property manager was on-site and gave us lots of local information and was happy to help with whatever else we may have needed. Highly recommended and would definitely stay there again!!!

Four of us (2 couples) spent a week in March at Coral Bay Outlook in the upstairs 2-bedroom unit. Great location for access to snorkeling, hiking, kayaking if you rent a car or jeep. The house is nicely furnished; the kitchen well-equipped with extras such as local guidebooks and beach chairs. The owners were very friendly and helpful. We recommend this place and would definitely stay here again.

We stayed in the Garden Level, which was just right for two. Everything we needed was there. We enjoyed being so close to town, including the great views right down into Coral Bay harbor, and enjoyable musical sounds from the near-by (but not too near-by!) restaurants. The listing describes the property very well. We snorkled every day, including a delightful day on the "Long Distance" 40-foot sailboat courtesy of Rick and Robin. Annie was very helpful in arranging our rental. A 4 wheel drive jeep is helpful. Good to heed Annie's advice to arrive in daylight if this is your first visit to Coral Bay Outlook; the switchbacks leading to the house are a little challenging after dark if this is your first time. We hope to return another year.

Well another great week at the house, it was our third visit to Coral Bay Overlook. This time we took my parents for their 40th wedding anniversary! We booked the whole house and had my parents stay with the three kids, their grandkids, upstairs. This allowed for mom and dad to sit at night on the deck below and relax. As usual the house was clean and well maintained. If you have never been to St. John and you need an affordable place to stay with your family this is the place, trust me! We have been going to the Island for many years and now we don't even bother looking anywhere else to stay. Coral Bay Overlook has what the typical family needs for a great vacation.

We had a wonderful stay at Outlook. This house has a fantastic view of Coral Bay and easy access to the restaurants in Coral Bay. Cool breezes from the sea can't be beat at this elevation. Plus its close proximity to the North Shore beaches is good too. The kitchen is well stocked, plenty of towels, beach chairs and a cooler too! We loved the outdoor shower overlooking the harbor. We recommend this villa to friends and family. Thanks Andy and Annie for opening up your house to us again. :) We will return for sure! Loyd and Jackie

My husband and I often reminisce of our stay at the ~Coral Bay Outlook~. This is where we really feel in love with St. John. It was our second time visiting the island, and I would say that if you really want to enjoy the island's natural beauty, Coral Bay is the place to stay! Every morning we woke up to the peaceful sounds of nature, had breakfast on the veranda as we soaked in the magnificent views of Coral Bay, and joined by the island birds. The house has the island feel, it's very comfortable, spacious, and clean. Annie makes sure you have everything you need to make your stay a pleasant one. It's perfectly situated, market and shops right at the bottom of the hill, near many great restaurants, gorgeous beaches, awesome hikes. If you want to really experience St. John's in all its beauty, The Coral Bay Outlook is the ideal place to stay.
