Located in the heart of Palmetto Dunes Oceanfront Resort, come see for yourself why so many guests tell us how pleasantly surprised they were with the convenience and beauty of our location. We are near-ocean, not ocean-front but also not just resort-oriented because we are so close to the beach. A seven minute walk from our front door and your feet are in the sand.

The General Store (most guests end up LOVING the proximity to this) is a minute's walk for newspspaer, coffee, hot breakfast, lunch, forgotten items, ice cream, souvenirs and some grocery items. Robert Trent Jones Golf Course is a three minute walk and the world-ranked Palmetto Dunes Tennis Center is a two minute walk. And of course the beach is really close too...a seven minute stroll.

This unit is situated perfectly for privacy with convenience as it is extremely close to many venues, yet it is private and secluded among the scenic live oak and palmetto trees.

FURNISHINGS:
From the minute you enter this one-level, private unit you'll feel at home with the warm and inviting colors and decorations, which are neutral and designed to reflect the natural colors on the beach. From the elegant master bedroom to the whimisical "Lighthouse" card table, you'll realize you've made a great destination decision.

UNIT FEATURES:
This villa features vaulted and beamed ceiling over 20 feet high, ceramic tile and hardwood floors with quality rugs, maple kitchen cabinetry with stainless appliances, and new bathrooms with furniture vanities. This villa also has three sliding glass doors leading onto the back patio where you can enjoy what the Lowcountry is famous for: magnificent, sprawling, grand oak trees draped with spanish moss and plentiful palmettos.

KITCHEN:
The furnished kitchen (should you want to cook) features a full-size stainless refrigerator with an ice maker, oven with smooth top range, a built in microwave, and a dishwasher. We also have all the cookware, baking and serving dishes (complete set for 12 of oversized earthenware) you'll need in addition to the plastics you'll want for beach and pool days. And we have a great assortment of glasses to meet all your drink-serving needs. More detailed info below.

DINING ROOM:
The dining room now opens to the kitchen and family room and hosts a table that easily accommodates 8 adults with additional seating for four at the built-in bar. Come dinner time, you'll run out of guests or family members before you run out of seating! There's also a chic china cabinet that houses a set of champagne glasses and some antique white serving dishes you're welcome to enjoy.

LIVING ROOM:
The living room (600 sq. ft.) features a full size butter-leather sofa, loveseat, oversized chair and matching ottoman. The sturdy wooden coffee table is perfect for kicking up your feet or a resting place for your refreshments. Placed against the wall behind the sofa, there's a whimsical hand-painted "lighthouse" card table with matching chairs and an additional loveseat that opens to make a child's bed.

The armoire houses a large TV with built-in stereo and cable in addition to a DVD/video player. Of course we have wireless internet and local phone service. We also keep a few books handy along with a large set of child's building blocks and a game console with about 15 games in case of a rainy day. Two 8 ft. slider doors open onto the river-rock back patio and showcases the wooded resort view of palmetto trees and massive oaks.

MASTER SUITE:
The master bedroom features a comfortable, plush king size bed with a Tempur-Pedic top and an ottoman bench at the foot. Soft colors with neutral tones are used to help create a pleasing ambiance for the end of the day. Another 8 ft. slider glass door leads to the patio and frames the canopy of trees and wildlife living there. An LCD TV is mounted to the wall between two 7 ft. mirrored closet slider doors, and a full size dresser with mirror is on the adjacent wall. This spacious room also boasts an upholstered chair for additional comfort. The golden ash hardwood floors are partially covered with a warm textured rug. The master suite has private access to the master bath.

We are handicap friendly, although not fully handicap accessible.

    • Convertible Bed: A roll away cot is provided which sleeps better than the pull out sofa.

    • Video Library: We keep a few movies in the entertainment center in case of a rainy day.
    • Video Game Console: Just an older Nintendo, but the kids love it. Kept in bottom drawer of guest room.

    • Shared Pool (6) : In addition to the 5 Queen's Grant pools, the large Palmetto Dunes pool is extremely close to our unit.

    • Full Kitchen: Our kitchen is well stocked with complete dish settings for 12 of oversized earthenware, pots and pans, blender, toaster, ice cream maker, coffee maker, large crab pot, tea kettle, pizza stone, plenty of silverware, casserole pans and covers, cake pans, cupcake pans, cookie sheets, measuring cups and spoons, mixing bowls of various sizes, counter-top mixer, variety of glasses (wine, water, tumblers, lots of large plastic ones for pool-side too), non-breakable kids bowls, sippie cups, steak knives, chef's knives, colander, corkscrew, cutting boards, grater, plastic pitcher, tongs, salt and pepper, can opener and more.

Our view from the patio (living room and kitchen too) is one of the most scenic in all of Queen's Grant. Instead of viewing the backs of other units, you have a front and center view of what the Lowcountry is famous for: magnificent, sprawling, old oak trees draped with spanish moss. A wrought-iron patio table seats four, and we have a charcoal grill for your enjoyment. The patio is private and shaded with many feathered visitors. Squirrels love it too!

Why the Owner Chose Queen's Grant

I have always loved the natural beauty and wildlife of Palmetto Dunes. When the time came to purchase our second home, we wanted a villa on the island that our kids of all ages (toddler-teenagers) would enjoy visiting and have plenty of activities for the teenagers to enjoy without parental worry. With the activities Palmetto Dunes offers from playing tennis, golfing, kayaking, fishing, biking and of course the beach, Palmetto Dunes was a natural fit for us. We chose this specific villa because of its location and size...we knew we would be doing some major remodeling.

The Unique Benefits at this Villa

We bought this property because of the location. It's a short walk to the beach, fishing, golf, tennis courts and the General Store! We enjoy getting a hot breakfast, lunch, ice cream, candy or newspaper from the General Store daily. The younger ones LOVE the independence of being able to walk to the store without adults. We especially enjoy the wooded resort view from the back patio and how the birds wake us up in the mornings. The spacious living area is fabulous for our large family too... biggest family area we found.

Owner's Map of Queen's Grant

Although I grew up on Hilton Head Island (in Sea Pines), I've never lived there since because of the many moves my husband's job has required of us. We have traveled over much of the world now and realize what a special "backyard" we've always enjoyed. As our family grew and the kids started begging to return to the beach where they could ride their bikes, we knew we had to buy our second home on the island. We all love it so much and are sure you will want to return just as we do!

      We had a good week. We enjoyed the beach and the PD pool. We cooked seafood in each night! It was delicious! Several bad storms came through which cut down on beach time! We hope to return to HHI next year again!

      This was our first trip to Hilton Head, and we loved it! Escaping the flood-ravaged prairie in IOWA – it was like coming to visit a “Little Heaven on Earth.” We very much enjoyed your villa – absolutely everything we needed! The bikes were great to have – we rode them everywhere. Our favorites were: The beach of course, golfing at Trent Jones, the General Store close by, Bistro 17 Restaurant at Shelter Cove Harbor was small, quaint, uncrowded, & delicious! We enjoyed the fireworks Tuesday night but they were short and it was very crowded. Going to Sea Pines today for shopping, see the lighthouse, and to listen to the Greg Russell show. This will be fun! It’s a beautiful place and we had fabulous weather. Thanks for everything! We will be back to vacation here again.

      What a beautiful villa you have here. You made a vacation that feels like home for us! The place had absolutely everything we needed or wanted that makes for a pleasant stay for certain. The location was ideal - close to the beach, shops & food. We truly appreciate all of the amenities you provided for us. My favorite place to shop was at Harbortown in Sea Pines. We went for many bike rides and walks. Pleasant for our 1 yr. old. Alexander's was top notch! Drinks, food and service was amazing. Also made some souvenirs at the Hemp Seed & High Tide Bead Shop (bracelets) Thanks again!

      First of all, we love HHI! I came the first time in 1986 and have returned many times. This is our first stay at 506 Queens Grant and I hope to say it won't be our last. Our best tip for the island is eating at Hudson's. It is by far our fave over the years. We also took a day trip to Savannah, just had to eat at Lady & Sons! Thanks for a top rate villa. 40-60-80 Birthday Vacation.
