dryer.
- Master bedroom closet has ironing board with iron, vaccuum cleaner, beach chairs, beach umbrella,

- Second bedroom has two twin beds, walk-in closet, and a "retro" Nintendo 64 with a monitor. No TV.

- Lanai with NW rear exposure, partially shaded in the afternoon so you can enjoy the gulfview
anytime of the day. Gulf FRONT condo lanais are too hot to enjoy in the mid -late afternoon.
- Tenant may have up to four overnight guests occasionally for up to seven nights.
- Maximum occupancy is six people.
- Outside, an adult must accompany children under 12.
- No skate boarding nor ball playing on common grounds, or in the pool area.
- One of the BEST BEACHES IN FLORIDA: powdery white sand, gradual
drop off, gentle waves, good water clarity, good shelling, egrets and other water birds
and very few people. VERY PEACEFUL AND PICTURESQUE!!
- Largest pool on the island, heated to a constant 86 degrees F year-round by a geothermal system!
Pool has open view over the gulf. Reserved swim time for adults in the mornings.
- Partially covered private fishing pier for watching sunsets, bird-watching, reading or just
surfing the internet on your notebook computer.

- Free Shuffle board, gas grills and shaded picnic tables.
- Third floor laundry rooms with commercial grade washers and dryers (three each), $0.75 to wash,
$0.50 to dry. No noise can be heard in the condo from the laundry room.

CANCELLATION POLICY:
Jan - Mar -- Refund minus a $150 cancellation fee will occur if reservation cancelled AND unit can
still be rented out to another tenant. If it cannot be rented out to another tenant, then no refund
will occur.
Apr - Dec -- Refund minus a $150 cancellation fee will occur if reservation cancelled more than 60
days in advance, or if less than 60 days and the unit can still be rented out to another tenant.
Otherwise, no refund will occur.
Special consideration will be made for a death in the family or natural disaster.
