Why the Owner Chose Powderwood

We love the location in the Kimble Junction part of Park City which is close to many great shops, restaurants, and the Canyons. Parking is easy everywhere. It is only about a 10 minute drive to Old Town and Deer Valley, and a 30 minute drive to Solitude, Brighten, Alta, and Snowbird. Golfers are close to several great courses including the Dell Mountain course and the Park City course.

The Unique Benefits at this Condo

We are one of the rare properties in Park City with tennis courts! We also have large pool, hot tub, weight room, and walking trails starting from our property that go into the Olympic Park area. There is a pretty view of the hills from our living room and bedroom. We have decorator decor, King Size bed, fireplace, wifi internet, lots of closet and storage space including large walk-in, washer/dryer, cute patio with bistro set and gas barBQ.

Classy cozy condo

This rental was true to it's description. Beautifully re-decorated. Nicely equipped with the amenities needed. Right next to lots of restaurants and shopping and nice walking paths right outside the door and easy access to all the things that Park City offers. Unit is much smaller than it looks in the pictures so beware if you have more than 3-4 people. Access to bathroom is in bedroom. The windows and patio face the highway so it's a pretty loud if you like to keep windows open. I would definitely recommend this unit to others. It provided a great, comfortable, classy getaway. It was a last minute getaway for us and the owner responded right away to our online inquiry and got us set up 2 days before we wanted to rent it.

Great winter sports location.

I think this is a terrific place to stay in the Park City area. Alta, Snowbird, etc., are almost as easily available as Park City. Canyons is practically right around the corner. Even though it's in Kimbal Junction, you can easily rely on town shuttles if you want. And Kimbal Junction has just about everything you could need for a long or short stay, including a good brew pub. The condo itself is very nice, just as described. For the price, it's hard to beat. Don't expect Stein Erickson Lodge and you won't be disappointed.

Disappointing

My husband and I stayed in this condo for 6 weeks June-July 2011. There are so many issues with this property, the bottom line is this: do not stay here. First off, Powderwood Resort is primarily low income housing geared toward young couples with many children. These children have no place to play, so they play on the green space right outside your window. The property is not maintained: the wood is rotting, the metal is rusting, the concrete is cracked, heaving and filthy, and the plastic vinyl siding is peeling. People throw garbage over the fence, if it makes it in the bin, great, otherwise it lays on the ground for the animals to spread all over the grass and parking lot. Trash from 4th of July fireworks laid on the walking path for a week. Secondly is the unit itself. Described as beautiful & luxury, I assure it is not. The unit faces Interstate 80. The traffic noise NEVER stops. There is no air conditioning, so you open the windows for ventilation and the noise is so loud we could not hear each other speak from one room to the next. Although the unit is decorated tastefully, it is all dated furniture, including the television, where all the people are orange colored. The owners said this in the homeaway.com ad: “firm king bed with deep comfort foam topper. New 19 inch TV in bedroom…. Living room has new queen sofa bed ….” The ‘deep comfort foam topper’ is a cheap egg crate and doesn’t make the bed any more comfortable. The TV in the bedroom is not new, it’s circa 1990. The sofa bed in the living room is not new as there is a rip in the arm. The bathroom, recently painted, but not sealed, oozes a brown goo on the walls when the room is steamy, reminiscent of heavily smoked in rooms. Finally, the deposit and the owner. A week after our departure, we had to email the owner to return our deposit. He returned 75% of it. When we inquired as to the reason, we received another email with “oh, my bad” and finally had our full deposit. Park City has much to offer, find another place and enjoy your vacation!

Owner response:Our many glowing reviews listed below show that the other people who have stayed at our condo have been very pleased with what they have found. We, and most of our guests consider our condo to be well appointed, comfortable and upscale. We did a beautiful remodel of the kitchen this year and the bathroom in fall 2009. We think that these particular renters had inappropriate expectations given the price range in which they were shopping. We are sorry that our beautiful condo did not meet this customer’s expectations. Like any business, we sometimes have unreasonable customers who have inappropriate expectations. When I stopped in to check on our guests during the 3rd week of their stay, the only question asked was “ How do I turn on the A/C? When I responded that we do not have A/C, our guests looked very surprised. Like the great majority of 1bedroom condos in Park City, our unit does not have air conditioning. If they had taken the time to read the “Vacation Rental Features” section, they would have seen that we do not list air conditioning. “Experienced travelers” would have understood that in ski areas, air conditioning is not a standard item. We have fans in the condo, and most people find this to be adequate, during the summer months. It is unfortunate that the renters were there before the maintenance work on the exteriors was done. Because of the heavy snowfall, exterior maintenance can only be performed during the summer months After speaking with management for Powderwood this morning, painting and repairs to the exteriors is currently underway for our building, with completion end of August. The expected investment for improvements and maintenance is in excess of $150,000. We do not allow smoking or pets since we started in 2006. The 2 small brown drips that she pointed out to me when I was there, and looked to me like a small splatter left from an earlier guest mishap has since been wiped away by my cleaning service. We will repaint the bathroom for fall. Powderwood has families that live there with children, and kids will be kids. The photos we have posted showing the facilities and our unit, clearly show it is not low-income housing. We were unaware of any damage to the couch until we read this review.None of these concerns regarding the exterior, children noise, uncomfortable bed, etc were ever addressed to me, during my meeting with them the 3rd week. They did not asked to be let out of their contract and stayed the full 6 weeks.

Excellent Getaway Condo

My wife and I enjoyed our stay immensely. The owner was very good at working with us even though we had to change our plans only a couple of weeks before. The condo is beautiful and very well taken care of and the king size bed is extremely comfortable. We definitely would like to stay at this same condo in the future.

I rented this condo for about 2 months in the spring during my move to the area. The condo has new furniture, a comfortable bed, a huge walk-in closet, wi-fi and a washer and dryer. It is close to I-80 in case you want to ski Alta, Snowbird etc. It is about 3 miles from The Canyons and close to the outlet mall. It is also on the Park City bus route. It also has cable T.V. with a set in both the living room and the bedroom. Having the washer and dryer is a really big plus if you come in for a week or more, as you do not have to bring so many clothes with you.
