This spacious 2-level home is near Salt Lake City and Park City along Hwy 80; minutes from the Kimball Junction exit to Park City, and close to downtown Park City.
The home is surrounded by huge pine trees and mountain views that will make you feel like you are in the middle of a mountainous village! There is a sense of privacy and solitude that surrounds the house. In reality, you are in the middle of a perfect winter or summer vacation spot, close to The Canyons, Deer Park and Sundance as well as other major ski resorts in the Cottonwoods canyons, such as Alta, Snowbird and Brighton.
The property is made up of 2 units and the owner lives in the smaller one. It is completely separate from the vacation rental home offered here; with its own entrance and parking space and most often guests don't even know he is there.

- Deck/Patio : The deck is 50 ft. long, 20 ft. wide and 2 ft on one end to 14 ft. on the other end high. It is beautiful, shady and private. Small weddings have been held on this deck. Just wonderful to watch the moon rise behind the tall pine trees with family or friends!
- Balcony (7) : Three of the bedrooms have private covered balconies. the main kitchen has its own covered balcony. The main gathering room has two covered balconies. The lower level had a covered balcony and access to the great, back deck.

I rented this house for a family reunion. I read the reviews, both good and not so good, before booking and I discussed them with the owner, Mario who was frank and direct with me about their content. I found Mario to be accessible to our needs and friendly. The house is big and comfortable and worked great for our needs: there was room for small children, teenagers or adults to have their own space. If you can live with the same wear and tear that most of us have in our homes, this is a great place to get together. Is big and the views our the windows are great. The price is per night is very affordable for a large group, we slept 22 people and we were not elbow to elbow during our stay The holes in the walls are inside a closet and you cannot even see them ( because I had talked with Mario about them I specifically looked for them, and I had to look to find them ), I gave this property a "Good" because is not " "Excellent" but it was very good for us. Thanks.
Recommended for:Age 55+, families with young children, families with teenagers.

This home was not what we expected at all. The place had cobwebs in all corners - thre were dead flies on some of the counters and wads of hair underneath the bed we stayed on. Dishes were dirty - went and purchased paper items instead. Unable to use hot tub becuase there was sand/gravel in it. Worth spending a little more elsewhere. There were doors missing on the kitchen cabinets. Kitchen seems to have been renovated since our stay.

I don't understand the value of this review or the accuracy of the comments when this guest takes almost 10 months to write a review. My pictures and description are not misleading, What's represented in my listing is present in the house. The house is not dirty and certainly there are not cob webs or flies on the counters. It is a simple, nice home with some imperfections but very comfortable and suitable for the no nonsense folks looking for a valued priced vacation rental house .The hot tub is outside and the property is completely surrounded by tall pine trees, There were not doors missing on the kitchen cabinets, but open shelves where dishes were neatly stacked, this done purposely to create a country, cabin feeling to the kitchen area. I have remodeled the kitchen since then then.

What a great time! The whole family enjoyed the snow and the sun. We were just a few miles from Park City where my wife Gloria, could spend the rest of our money, and while the kids and I enjoyed the snowboarding fun we came for. The rental proved to be a good investment in my family time and the whole place was clean with plenty of room for all 10 of us. Since we were coming from Indiana, we looked carefully at the rates in the area, and for the price, we felt we made a very good deal. Thanks, we'll be back next year.
Recommended for:Romantic getaway, girls getaway, age 55+, families with young children, families with teenagers.

The pictures are misleading. This property is not well-kept. There is a noticeable layer of filth throughout this house. The walls are cracked/damaged. There are holes in the doors. The water in the hot-tub is utterly disgusting. Though there was a "cleaning" charge on our bill, the house was far from clean. There was trash strewn about the kitchen. No joke - we found spiders and stink-bugs in the house ... Be careful with this one. You get much less than you pay for.
Owner response:Tom M from Philadelphia included this malicious, negative comment in my listing due to the fact that I am in the process of suing him for lack of full payment for his rental of my home. He rented my house and I provided a nice, homey place but he left owing me almost money for extra services and an extra night for which he did not pay, even though I left him with an invoice on the pre-agreed amounts. This house is not luxurious and my rates reflect that, but is a nice, clean home to rent and I have rented to hundreds of persons in the last 5 years who have been quite satisfied with it. Below, please read the letter, dated March 11th, that I have had my lawyer send to Mr Tom M. demanding payment. Also please note that he stayed in my house in January 27th but entered his negative comment on March 18th almost 1 and half month after staying in the house. probably in bad taste after receiving the letter from the lawyer. Letter to Mr Tom M from my attorney March 11,2011 Dear Mr. Tom M In January you entered into and Agreement with Mario Medina regarding the rental of a property in Park City. Per the contract, you arrived on January 27th and then requested an extra night of stay be extended to you. Mr Medina agreed to that extension . Additionally, you requested that Mr Medina stock the home with food and agreed to pay the purchase price of the food, as well as a service for delivery of the food. Per the Agreement, you were required to leave a check in the amount of the fees for. for Mr Medina to pick up upon your departure. You have failed to do so. Please make immediate arrangements to pay the money owed to Mr. Medina. If you prefer to litigate this issue, please advise us. Victor J. Attorney at Law. The house was suitable for our family reunion. It's location was great for family members to get to it from different locations. It was very clean and the bedrooms comfortable. the kitchen is outdated, but our family wasn't looking for fancy. It had all the kitchen ware that we needed. The back deck is a wonderful feature to this house. It's large and very private. We all spent long family visits here in the evening and the hot but was warm and kidds got a lot of use of it. The carpets are older and somewhat worn, we had to bring pots and pans and plates from the main kitchen to be able to use the basement kitchen. Overall is a great house for a large family gathering. We all fit well and we did not feel at all that we were on a tight space. Clean, good price per night, not too far off from the free-way and private at the same time.

We had a group of 17 people and we thought the home was a very good value overall. You cannot beat the price anywhere in the Park City area, but you also get what you pay for sometimes. Some things that could be improved on were: Hot tub cleanliness (the water was green), a better stocked downstairs kitchen, provide washcloths (we had to go buy them), repair some of the broken towel racks, toilet paper rolls, and curtain rods. 3 bathrooms and a small driveway can be a challenge for large groups, but we managed. The location is not too far from the ski resorts in Park City (15 mins) and keeps you closer to SLC and other ski resorts like Alta and Snowbird, which is nice. The owners were very friendly and accommodating. A VERY good value if you can overlook some of the minor shortcomings.

The homes was very conveninent to the 3 ski reserts, Park City's Main Street, Tubing, Cross-country Skiing, shopping and the airport. We had a group of 9 but would have been comfortable with several more friends/family. The views were AWESOME from every window. Our kids appreciated the pool table, and Tv's wid DVD players. It snowed and we found a grat place to sled just down the street( also thanks for the powerfull snowblower) There was plenty of table space for our holiday dineer(all 9 of us sat together without any problems). Your pantry was large enough to store a weeks worth of food for three families so the kitchen never felt cramped. It was a little chilly in the down stairs area but all in all it ws a GREAT value with plenty of spade for everyone.

Spacious home. It was clean and well equipped,it was great to have some toys for the children. It accomodated the members of our family reunion, 23, well. Not luxurius but comfortably furnished. Good value for the big space and amenities included.

We had a school reunion/ski trip which this property was perfect for. It was a relatively short drive to get out to Park City from the house. There were 16 people in our group and 14 slept comfortably in rooms with only 2 people having to stay in common areas. There were plenty of amenities to keep us busy like pool and hot tub. The downstairs was a little cold and the upstairs was a little hot so arrange your guests accordingly. The owners are very friendly.

House was nice, plenty of room, everything we needed to eat in and save some money. Even had some DVDs to watch and full satellite TV! Kids had a blast playing in the snow. Not the easiest access when its snowing, and the bottom floor got VERY cold. Otherwise, a good value vacation rental.
