If you rent this house, you are renting from an owner who lived in it since the early 1970's (my parents built the house). 2012 is our 6th year renting the house.
1045 WATERBURY LANE, VENTURA, CALIFORNIA BEACH FRONT HOUSE - ON THE SAND!!! Waterbury Lane has one of the widest stretches of beaches in all of Pierpont.....great for the kiddies to run and play on. This house is located in the wonderful Pierpont beach community in the City of Ventura (60 miles north of Los Angeles/45 miles south of Santa Barbara).
A year round weekly rental (or monthly outside of summer), our beach house easily sleeps 10 and is a perfect getaway for families, or a group of friends and it would also make a great business retreat (wireless internet, big dining room table).
As a beach front home sitting on a prime beach, you'll enjoy the comfort and amazing views of the ocean and offshore Channel Islands which provide a background for spectacular sunsets and if you are lucky, jumping dolphin right outside the surf line. Relax on the deck or back patio (with gas fire pit), or curl on the couch along side our gas fireplace. With all the creature comforts of an exclusive resort, you may never want to leave our getaway on the beach.
Two full stories above the ground level garage, this home has three bedrooms and three baths, a family room, living room with attached casual and formal dining room, reading/recreational nook, full kitchen in approximately 2400 square feet of living in a very open floor plan with lots of windows to show off the ocean/island view.
SLEEPING ACCOMMODATIONS (bedrooms on top floor)
Bedroom One - Master bedroom with king bed. New bathroom and vanity area redone in beautiful tumbled stone. Nice size deluxe shower with a double vanity sink and very large walk in closet. Private balcony only accessed from master bedroom with panoramic ocean/island views. Master has Direct TV satellite cable with a DVD/VCR playerand a 32 inch LCD TV. Nice nook area just outside master bedroom makes for a great reading, game or recreation area.
Bedroom Two - This room features four beds in the form of a bunk bed (two twins) and a separate double bed. Walk in closet and attached bathroom (just redone) with shower and tub. Direct TV Satellite cable with a DVD/VCR player.
Bedroom Three - This room features one queen bed and a walk in closet. Ample room for rollaway bed or for a crib. Attached bathroom shared with bedroom two. Direct TV Satellite cable with a DVD/VCR player.
Large open living room on main floor has couch with a pull out queen bed. Living room also has a fire place and a new 46 inch High-definition LCD TV with Direct TV satellite cable (with TIVO). High quality/compact surround sound stereo is connected to the TV. Enjoy movies in style or listen to the radio/CD. Bring your IPOD and link it up to the stereo system (cable provided) and you will be all set. Note: A second similar stereo system is located in the adjacent family room.

- Kid Friendly : This is a great house for kids. Garage has boogie boards and various other beach toys. Tons of games at the house for kids as well. Some of our best clients are families..... Grandma/grandpa, their kids and the grand kids Pack and Play crib, and strollers at the house. Kids can run/play on the beach and dunes and you can watch and enjoy them from the house. Beach is a nice wide and safe sandy beach. Owners grew up in the house dating back to the early 1970's.

- Four beach volleyball courts 600 feet away at Ventura State Beach. Bike path starts at Ventura State Beach and it continues for the coast for miles. Historic Ventura Pier one mile away, Surfers Point next to Pier (great surf spot) Channel Islands National Park - use Island Packers Cruises to take an island trips, whale watching trips, island kayaking, scuba, camping, etc, Golfing- two public 18 hole golf courses are 2-5 miles away Vons Market, Starbucks Coffee & retail shops/restaurants are 1 mile away at Seaward Avenue Seaward Avenue....fun little walking area with small restaurants to visit. Rent surfboards, etc at store on Seaward. Downtown Ventura - amazingly fun, robust & recently revitalized Historic Downtown Ventura with great restaurants & bars, shopping & antiquing, movie theather, etc. Lots to do & see downtown. Rate Details (In US Dollars)
Summer (June 11 to Sept 14).......$4250/week or $650/night.
Outside of summer (Sept 15 to June 11).....$450/night, $2500/week.
Thanksgiving and Christmas week are $2750.
2 night minimum. Cleaning fee ($250) applies to rentals less than 3 nights.
Winter monthly occupancy - January 2008 to May/June 2009 - $6,500/month
TOT or Hotel TAX (Oct 2008) The City of Ventura adopted a transit occupancy tax
Tax amount is 10% beyond the rates quoted for stays less than 30 days.

The Unique Benefits at this House
Enjoy the widest beach in the Pierpont area with our house. We cater to the family types, friends and business groups. The house has all the good stuff for the adults on down to the little kiddies. Walking or a short drive to everything great about Ventura. Bike path right near by, Ventura Pier about one mile away and you can see it from the house. Lot's to do and see in Ventura.
Duke's Burgers, Coffee Shop, Fish and Chips and other restaurants. Rent surfboards, bikes, other stuff as store on Seaward.
Nice park, kid friendly with play area, large grass area, and paths to bike on.
Erik Ericsons Restaurant, Fish Taco place......nice place to take a stroll.

Our family really enjoyed staying here- we book all of our vacations through VRBO and this property was one the best. The location is incredible and there are views from every window. Erica and Mike have put thoughtful details throughout the home to make it very comfortable- for example- toys for kids, extra blankets, large pieces of serving dishware, lots of beach toys, strollers, games, etc. We will definitely stay again!

We stayed at this home for Christmas 2011 and it was beyond perfect. The house is gorgeous & has everything you need. The gas fire pit in the backyard soooo nice. The Ventura weather was perfect.. The view of the islands magnificent . Worth every dollar... We will be returning soon.....thank you Erica & Mike for sharing your wonderful home. We have stayed at quite a few VRBO homes but this has been the best!!!

I can not say enough glowing things about our time at this Ventura beach house. It truly is a special place. Its decorated so lovely, has such a wonderful layout with huge rooms and tremendous space. The kitchen is fully loaded, so cooking for the kids was always easy. The kids movie selection and beach toys galore at the house was unreal. The location itself is truly priceless, you are right on the most fabulous beach, with friendly people, and soft sand. We all had a glorious, time - were able to walk to shops and do cookouts with such ease. We hope to return as soon as possible and can not WAIT to go back!

While some might wish for a well-timed snowfall as they eat their thanksgiving dinner, we had the privilege of enjoying an incredible meal with family and friends amidst the sounds of waves crashing and the view of an incredible sunset over the pacific ocean - right outside our dining room window. A short vacation in this fantastic home was just what the doctor ordered. There is so much to be said for being able to relax in the living room next to the fire, while also watching the kids play in the sand 20 feet away. Everything about the house was great... kitchen well equipped, dining table able to fit 10 people, nice bedrooms and incredible views! We will be back...

We spent 10 amazing days at this wonderful home.....our 2nd visit and we're already planning our 3rd! There's something for everyone here.. we had family members and friends ranging in age from 10 - 68 and all had an incredible time. The home has awesome, unobstructed views from EVERY room and is right on the beach.....the 10 year old was on the beach each day playing in the sand and surf for hours! The home is very comfortable, clean and well stocked. The owners are wonderful! There's very good golf nearby (really liked River Ridge), good restaurants (enjoyed the Italian food at Capriccio's on Main St. and Duke's on Seaward for weekend breakfast), kayaking, surfing, long walks on the beach, and so much, much more. Some of our SoCal friends and family came by for a visit and now want to arrange family reunions there. We'll be back next year for another 10 days! Pat from Albuquerque, NM

Labor Day weekend 2011 - our first time at the Biedebach home. Erica met us and took us on a "tour" of their home. WOW! Everything we could have wanted! We had an amazing weekend with our sons, grandson and friends! Don't need to bring anything than your personal needs! SO grateful that I didn't need to bring linens for everyone! September 23, 24, 25, 26 - we return again because our first time was SO wonderful! Looking forward to returning soon!
