Located on the Tuscan/Umbrian borders, perched on a hill, in the Renaissance heart of Italy, you will find this original country style house. The property is surrounded by two hectares of gardens and grounds that have been professionally landscaped and contain planting typical of the region: sunflowers, olives, vineyards, lavender, rosemary, herbs, cypress and figs.
The romantic pool has been built out of an antique vasca.
Recently a well-planned restoration has transformed the former casa padronale, the tobacco drying house an the barn into a rural residence, full of elegance and charm with antique terracotta floors, beamed ceilings and original country furniture.
The accommodation which can be rented besides the casa padronale is divided into 4 seperate self-contained units making it ideal for big parties or families that are holidaying together but want more privacy.
The former tobacco drying house has been restored and renovated to create a completely independent characteristic apartment, sleeping 2/6. All rooms are tastefully furnished and decorated. The beamed living room has a dining area seating 2-12, fully equipped modern kitchen with dishwasher, freezer, electric oven, microwave. There is a full library, maps and guide books, sat-tv, cd-stereo, DVD, free wireless.
There are two spacious and comfortable bedrooms, each with a big kingsize bed and an additional single bed, one bathroom with bath tub, shower, ecc. There is another big double bed room in this part of the house with its own private bathroom, living section with sat-tv, cd-stereo, Dvd. Access to covered portico with original bread oven, stunning outdoor area with two dining pergolas seating each 10-12 covered in vines with bbq. The restored barn across from the main house contains two independent apartments, each with a sleeping room with kingsize bed, living area with sofabed, kitchen, sat-tv, cd-stereo, DVD, library and each has its own bathroom with shower, ecc
Outside area and pool: the magnificent modern pool has been built inside an antique vasca to keep the original structure. It is surrounded by big gardens, plants and olive trees and overlooks the Tuscan and Umbrian hills. Besides the summer dining pergolas where guests can enjoy their outdoor cooking there are garden beds to relax in the sun. The garden contains a lot of roses, aromatic plants, fruit trees and a kitchen garden where all ripe produce can be freely picked in the season.
All rooms overlook the gardens and grounds and have stunning views to the surrounding landscape. The atmosphere is tranquil, views are magical. The big mediterranean garden offers a perfect refuge for those who seek peace and tranquillity. You can enjoy a leisurely stay all year, enjoying wine and food and meeting the nice people of this region.
Although nestling in the hills, the property is quiet and secluded but is very conveniently located, close to the village of San Giustino, just 1-2 minutes by car. Its position on the Tuscan/Umbrian border makes Casa Spertaglia a perfect base for touring Tuscany, Umbria and The Marche. The artistic treasures of Sansepolcro, Cortona, Caprese Michelangelo (the artist’s birthplace),Arezzo, Perugia, Assisi, Gubbio, Spoleto, Orvieto and Trasimeno Lake are close by. Florence (120km), Siena (120km), Pisa (150km), San Gimignano, (119km), Chianti region (60km), Mediterranean and Adriatic Costs, Rome and Bologna are are no more than 2hrs easy travel.
The surrounding countryside offers endless possibilities for walking and cycling. The local town of San Giustino and the nearby villages Sansepolcro, Anghiari and Città di Castello offer historic centres, weekly markets, a big variety of shops, outlets within a few minutes drive. There are plenty of restaurants and wine bars from family run osterias to elegant style dining. Guests are provided with itineraries for visiting. If you are interested in art you will find them all: Piero della Francesca, Perugino, Pinturicchio, Signorelli. Città di Castello and Perugia host in July Umbria Jazz, Horse Show in September, Eurochocolate in October, the national Fair of White Truffles in November. Antique trades all year, Italys biggest Antique Market take place very month in Arezzo. During summer you can find everywhere open air concerts, festas and sagras where the locals will prepare you typical food and wine.

visit the local 14 century Bufalini castle, explore the close renaissance town of Città di Castello, enjoy the local markets, visit the famous Burri collection, visit Assisi, the most famous spiritual place in Italy, visit Montone, Gubbio and Perugia, Umbrias capital. Visit Orvieto and the St. Patricks well, make a winetour in Montefalco, explore the Trasimeno Lake, visit Spoleto, Spello, have lunch at the Clitunno springs.
What to do in Tuscany:
visit nearby Sansepolcro with its corso and designer shops, outlets, visit Anghiari, Arezzo and the antique market, Florence, Pisa with the leading tower, Lucca, Siena, make a winetour in the Chianti region. Comments: I want to tell you that every day I happily think back on the time we spent at your beautiful villa. (We were part of a group of 7 in June) I know the fire-flies have gone, but the lavender is probably just as beautiful and olives must be setting on the trees. The sights and sounds at your place are magnificent and the apartments are so comfortable and inviting. We stayed in the apartment at the base of the garden where the birds sang sweetly and sleep came easily. Our time with you was pure joy. Thanks again, Penny Bader
