Our family stayed at "Way South of Broad" for a recent spring break, 2011. It has a nice floor plan with great views. We did not feel it was as clean as it could have been and in fact the outside of the property was down right disgusting. Upon our arrival, we found all of the recycle bins and garbage cans on the curb and full. Come to find out from the neighbor that the garbage pick up was the that morning we arrived. So needless to say we had to move the cans from the curb and have no where to put our trash. There was a half bag of garbage that I picked up from the ground below the house, near the stairs, and very unsightful. Including a soiled pair of underwear and diaper in the outdoor shower. Not a welcoming first impression. Inside, it is in dire need of fresh paint and a thorough cleaning. Things were particularly dusty and grimy. Unfortuately, after two emails we have yet to hear from her and it has been two weeks. I've been expecting a phone call with some sort of explaination or apology which hasn't come. That is rather disappointing at this point. I've hesitated to call, not knowing if it would result in anything positive. Some sort of partial refund on the cleaning charges? Or an explaination of the outdoor appearance? I guess if I were the owner I would promptly contact the renter after being emailed and try to address their concerns. Under these circimstances, I would definitely not recommend this property to any of our friends or family. Charleston is a wonderful city which we have visited before and I know we will return to.

Owner response:This guest never called while staying at the property. We would have gladly sent our cleaning crew back to the house if we had known. In May 2011, the entire house was repainted and bedrooms recarpeted. We strive to have one of the most beautiful homes in Folly and always want our guests to be happy.

Way South of Broad is a beautiful beach house. Thanks to the owner for allowing us to stay at the house. While we stayed there we had a beautiful wedding on the beach. The beach house was gorgeous, and I do plan to go back to re-cherish the time my new husband and I shared there. The owner was kind enough to allow us to have a small wedding reception at the house. It was perfect. Plenty of places to eat and sit. There was enough space, and the kitchen was great to prepare the wedding reception food. After the wedding my husband and I enjoyed the walks on the beach and downtown Charleston. Loved the sunsets across the marsh while lounging in lounge chairs from the screened in back porch. I will never forget the beauty of the beach house. I shared a great occassion with my family and friends while I stayed there. I STRONGLY RECOMMEND WAY SOUTH OF BROAD! :o)

Our family stayed at Way South of Broad for a week's celebration of our 50th anniversary. It is a spacious facility with great views. We did not feel it was as clean as it could have been and we were without airconditioning on the top level for two days and nights. We talked to the owner on several ocassions and on the third day her father brought up two window airconditioners. Much to our relief as the temperature and humidity were both in the mid 90's. She told us via phone that she would give us a refund for those days but despite an email and a regular letter, we have yet to hear from her and it has been over a month. That is rather disappointing at this point. Under these circimstances, I would hesitate to recommend this property to any of our friends or family. Charleston is a very charming city which we have visited before and I am sure we will return to. Golf courses are great and all the restaurants have excellent food.

Owner response:We completely lost the upstairs air compressor and installed three window units on a day's notice which were used until the new compressor arrived. We refunded two nights for our guests' inconvenience. We are sorry this happened, but some matters are beyond our control. We react as fast as possible and never received any complaint from this guest as to the cleanliness of our home.

Thanks, Rose Mary, for a great place to stay. The house is exactly as listed: beautiful and comfortable. Plenty of hot water, a well stocked kitchen, comfortable beds and a responsive owner are just a few of the reasons to stay here. We had a marvelous week and can't wait to come back.

What a wonderful home!! We stayed here during Labor Day. It is a close walk to the beach, beautiful breazes. The double chase lounge is a great place to read, relax or even take a nap. I had friends and family come in from out of town and we all had a wonderful time. It was nice to fit so many people around one table for dinner. Each room felt like home. I would definately come here again!!!!

What a wonderful beach home! We had a great time at Way South of Broad. The home was very comfortable, had great amenities and wonderful views. One of my favorite rituals on vacation was enjoying the views while having coffee in the morning on the front deck while planning the day and having cocktails on the back deck at the end of the day while discussing the day's events. This was our first trip to Folly Beach...we loved it. Had a great time riding bikes, eating at different restaurants and spending time on the beach. It was great being so close to Charleston...we had fun shopping, touring and watching the River Dogs. Thanks so much for sharing your home with us. We look forward to coming back in the future.

I am sitting here in -15 degree below zero weather fondly remembering the wonderful week I spent in Folly Beach. This house is a gem - relaxing, comfortable, absolutely top notch. Not one problem from start to finish. I would really like to be sitting on the front porch right now! Thank you so much

Way South of Broad was a gift to our parents for their “50th Wedding Anniversary” (a Family Vacation including Kids, Grandchildren, and extended Family) and it made ALL of our dreams come true! The house not only has gorgeous views, wonderful porches, comfortable sleeping arrangements, and the Atlantic Ocean just steps away - it also has one of the best owners you will ever encounter. Rose Mary shows CARE and CONCERN is every aspect of her rentals. She takes a “hands on” approach and you feel it from beginning to end! The house is immaculate, which only shows how well it is maintained. Rose Mary considers “every thought and need” you might have including: bikes, games for every age, playing cards, linens, beach towels, beach chairs, and more. And if that weren’t enough, the furnishings and artwork are lovely, the linens are high end, and the home just feels like it’s YOURS - the week you are there. Have no fear with a large number of guests; 12 people are comfortably accommodated and can spread out in all directions. No 5-star resort could have offered more. The only problem you will encounter is how in the world you come out of “vacation mode” after spending the week in paradise! Rose Mary, you have 12 customers for life from North Carolina, South Carolina, and Georgia! Thank you for an amazing week. There will never be another choice for us when vacationing on the beaches of Charleston!

We must say this was one of the best rentals we have ever stayed in. The house and Folly Beach exceeded our expectations. We had a small disruption with an appliance situation and it was very promptly dealt with. The house was FANTASTIC. The size and layout were superb. The setting of the house across the road and the views onto the waterways, the lighthouse and the beach were grand. My sister and family flew out from the UK and they so enjoyed the relaxation of the house. The southern hospitality in SC we so enjoyed and we will definitely be back in that state again. Great vacation house! Sleeps many, feeds many. Everything is there and furnishings are beautiful. The house feels private as it is higher up than most. You can relax on one of the many great decks and there's no one looking down on you. The view towards the marsh is beautiful. The sun sets there. A great little deck on the side near the kitchen provides a wonderful sunrise experience. Get your coffee cup, sit and relax.

If I owned it I would have great difficulty renting it. This is a beautiful home, wonderfully furnished and in such a grand location. We'll certainly try to come back.

The house felt like it was our own home. Beautiful sunsets, wonderful memories it has it all. By far the best house we have ever rented in folly Beach. Wait till you see the Kitchen, with all the fab restaurants in Downtown Charleston we had to make time to stay home and enjoy the views and even cook a meal! See you next year. Your Miami Friends.

My daughter got married on one of the plantations and our family got this house to stan in. Everything was great the view was very nice the house was very clean, the steps were a little much and the lower matress were not so comfortable but we would stay here again, the klittle touches were extra

My husband and I have stayed in this house a couple of times and have loved each visit equally. It's a wonderful home with spectacular views and sunsets. The second time we stayed we went with another couple and they loved it too - they're talking about going again this Fall. I would definitely recommend this home to anyone!

For my graduation gift, my boyfriend rented me this home for all of my out of town relatives to stay. These included parents, grandparents, aunts and uncles plus kids. The house was great everybody loved it. The problem came when we went to collect our deposit back. The homeowner (who never saw the home) claims that it was "trashed". This came from her maid. The home backs up to the marsh and raccoons are visible at all hours of the day. Well come to find out, after we checked out, the raccoons had knocked over the trash cans in the yard and spread five days worth of trash from twelve people everywhere. The rest of the house was in perfect shape. I even went back to the home and took pictures of inside and outside of the home before the maid touched anything to show the homeowner the condition we left the residence in. Now we can not get her to return our phone calls. She has taken it upon herselve to keep our deposit without showing any proof of damage what so ever. I have learned my lesson, always take photos before and after you rent a home. A lawyer told us that this is the most common occurance renters face. The homeowner of this place definately works under bad faith. I feel bad that my boyfriend was trying to give me a very nice present and in the end it was ruined because he basicly was taken advantage of by this homeowner!

Owner response:THIS IS THE ONE AND ONLY TIME AFTER HAVING MORE THAN 90 RENTALS THAT I HAVE EVER KEPT ANY PORTION OF A SECURITY DEPOSIT. THIS IS ALSO AN UNFORTUNATE EXAMPLE OF WHAT HAPPENS WHEN A RENTER MISREPRESENTS HIS INTENTIONS, USES OUR HOME AS A "PARTY HOUSE," TO INCLUDE DRUG USE, AND TRASHES IT. WE HAD TO HAVE EVERYTHING EXTENSIVELY CLEANED TO RETURN THE HOUSE TO THE CONDITION IT WAS IN WHEN THIS GROUP ARRIVED. THIS IS A FINE FAMILY BEACH HOME - NOT A KIDS' PARTY HOUSE. I LEARNED MY LESSON TOO.

This house was fantastic. The views are incredible. The furnshings and ammenities were amazing.The house can accommadate several people and no one feels their space is being invaded. You can watch the marsh wake up from the back porch or deck and the beach from one of the two front porches. I have never stayed in a nicer house

We were in Charleston for my daughter's wedding at the Battery. This home was so beautiful and the beds were so comfortable. I was surprised how nice the marsh view was. It is so peaceful - it is like you are the only one on the island. Plus, this home had all of your supplies you could need so you did not have to worry about bringing them. Shampoo, soap, salt, pepper, condiments, trash bags, cleaning supplies, etc. We enjoyed riding the bikes the owner has for renters, and using the beach chairs and toys. There was a surfing contest while we were there which was enjoyable to watch. And this is close enough to Charleston to go there every day. We definitely intend to come back to this property probably next year!

We loved our stay at this house! Folly has something for everyone, and Way South of Broad is conveniently located to ALL of it. Charleston is only minutes away, but it was hard for us to leave the great views long enough to do the typical tourist routine. We'll never forget our stay, and we hope to return soon.
