A lot of positives about this house. It's big and the dock is awesome. There is golf and marinas real close. The one issue we had was getting down to the dock. The lake level is so low (the owner can't do anything about that) that getting down to the dock was somewhat dangerous. I would ask about the lake level and steps down to the dock when reserving.

Had a fabulous time. What a great place to "get away from it all." Lot's of space and lot's of privacy. Great views from the lower fire pit. The steps and walkway up/down to water area was nice, especially after a long day of swimming. The new dock is almost completed and is awesome. Our booking agent, Johnna Bohannon, was extremely helpful and made sure we had everything we needed to ensure our stay was perfect.....it was. THANK YOU! Can't wait until our next stay.

Liked the fact that it has lots of outdoor space. The house is clean, reasonably modern, had lots of beds and a nice functional kitchen. Ice machine is a great touch. Plates were in short supply. Property managers were very responsive.

Great property, we really enjoyed our stay. The location on the lake was very convenient(5 minutes from Lakeway, 5 minutes from Carlos & Charlies) and deep water cove was fine even though the lake was low. We will be back.

What a great location ! Had a REALLY great time with a group of 13... Lots to do for everyone. The lower fire pit at dusk was our favorite... We'll be back for "Smore" !!!

We held a party for our daughters 16th Birthday party and had a blast! Great house and location. We had a large boat and were able to park it comfortably at the dock. Loved the firepit area to sit at and look over the lake at night. We will be back!

We had a friend reunion at Sleepy Hollow and it was great. It is a perfect spot to gather a group and feel secluded but close to everything. We had so much fun and the accomodations were perfect.

We have been here twice already and we love it every time. Our kids have the greatest time and the walk down and up is great excercise. The water is always great and awesome to sit out on the swings around 6:30 in the morning seeing the sun come up. Our kids never got tired of being out there, just really hungry from all the swimming. We will continue going every year and even plan on going again in October.

Just came back from 4 days at the Lake House and we loved it. We had 8 stay very comfortably and had 6 others over to visit and float in the cove with us. Accommodations were excellent and we will surely be back!

Stayed for the week of June 14th thru the 22nd. Very nice. Had the family out for a little together time wrapping up the school year. Lots of space, great views, and convenient by boat to everything. Loved our stay and look forward to our next trip.

After a terrible experience at another place at Lake Travis last year, what a big relief it was to arrive at this beautiful home with its fabulous location on the lake. We took a chance to try again on a "sight unseen" home for rental by owner, and we are thankful we did. We will be back. Took the whole family (9) and had plenty of room, privacy, and memories made. Great kitchen, great floor plan, loved the floors you can't hurt. The booking agent was very helpful and congenial.

This is our second stay in the lake house and we enjoyed it just as much as we did the first time we visited. The home is directly on the lake (not up on cliffs) which is hard to find in this area. The home is a great size for multi-families, lots of sleeping accommodations and 3 bathrooms which is always nice. The beach area was nice to sit and sun-bath with your feet in the water, but highly suggest bringing water shoes, its rocky on the shore and in the lake. One thing to take notice of is to get to the boat dock you have to climb down huge rocks, its very rough terrain especially in flip flops. We did not bring a boat so this was not a problem for us, but my 60 year old mother was unable to even get on the dock because of the terrain. I can't imagine trying to load a boat with coolers, etc through this. But this was not really a problem for us so it did not influence our trip. We had a great time!

Owner response:Since this renter in May 2008 we have completed extensive rock work to make the trip from the shoreline to the dock much more managable for guests of all ages and at any level the lake is at.

Just finished two weeks! Visting from 'up north', so enjoyed the warmth! (Some hot, some cool days.) Great accomodations, well equipped. Three golf courses within 5 miles, which was our primary visit purpose. Fire ban the whole time we were there, but that is the breaks. Would definately consider a return visit.

What can I say? We have stayed here several times and as always - the house was wonderful! And for a bonus, the walk to the lake was much shorter this year than last due to all of the rain (lol)! This house is great for adults or kids...I would recommend to anyone! We always leave everything at the dock - no problems - we had two boats and everything worked out well. And as always, the owners were great to deal with - so nice! We will definitely be back next summer...See you in 2008!

What an awesome time we all had. The dock was perfect for the kids to swim and hang out. It was so easy to come and go by boat as well. The house was nice and clean. We had a great time and will definitely be back.

What a beautiful house! 3 adults and one eight-year-old stayed for 4 days and we absolutely loved it! All of our suppers were grilled on the b-b-q, so we never experienced a shortage of pots/pans. The house is close enough to the water to hear the passing boats when you're relaxing outside, but sits far and high enough back so as not to be seen from the lake. We left our towables at the lower sitting area and never had a problem. Although our boat was too wide to fit under the covered portion of the dock, I had no problem coming or going along the lee side. The launch ramp at Arkansas Bend Park almost wasn't long enough for the boat, though mine is an older model with a high freeboard. We'll definitely be back again to enjoy the outdoor dining table and more nap time in the hammock!!

Just returned from four wonderful nights. The house is great, sits back off the road for plenty of privacy. Firepit and stone walkway to lake are great. Echo previus reviewers comment, not a lot of pots and pans if you plan on cooking a big meal. Arkansas Bend Park very convenient to launch boat, barely a mile drive. Carlos and Charlies about a 5 minute boatride across the lake. Would definately stay here again. Thanks for a great time!!!!

We just returned from the house this weekend and had a great time. We thought the house was wonderful and loved the firepit. If you are planning on cooking large meals though, you may want to bring some extra pots and pans. However, the kitchen appliances were GREAT! We are planning on returning in August to the same house. The lake was down quite a bit, but still completely accessible for boat ramps and the dock was fine!

We had two families share the house 4 adults, 1 teenager, and 3 kids 3 and under and had a very nice time. The house was clean and the property was fairly well groomed so it was safe for the kids. The water was deep and clear so all had fun fishing, boating and swiming. There is plenty of fire wood downed so no need to bring that but you will need to bring a saw to get what you want at the size you want for the pit. I would also suggest you bring a cd\dvd player if that is important for movies or music since there is not one on the property. Over all I think the property is a fairly good value.

The lake house was just perfect for our plans - rest, be with family, and have a good time on the lake. We enjoyed swimming and our grandson caught his first fish, which will make a great memory for us. Thanx for the great time - jeton and gary
